A 1930s semi about 5 minutes from Eltham station, on a residential road between Well Hall Road and Southwood Road. Three beds upstairs, a bathroom, a through-lounge, a separate kitchen with serving hatch, downstairs WC, a driveway, a garage, and a 45ft garden that backed toward other gardens with the tree canopy of Well Hall Pleasaunce visible above the fences. Family of four — two kids at Deansfield Primary — 4 years at £1,750/month. Robinson Jackson managing from their Court Yard office.

Kitchen first. Separate rear room, serving hatch. A Hotpoint freestanding cooker, gas. Pulled it forward — 4 years of the usual grease compound on the skirting. Scraped, degreased. Both cavities sprayed, 20-minute dwell. The lower oven needed a second pass in the corners. Gas hob, four burners, caps off. Serving hatch: greasy kitchen side, dusty lounge side. Extractor filter soaked. Cupboards wiped, fridge cleaned — gasket had early mould starting, folded back and cleaned. Floor degreased: vinyl shifted from a dull grey to a cream.
The garden door threshold had 4 years of leaf debris from the Pleasaunce — mainly London plane and oak. Lighter than the Epping Forest debris we see at Chingford but still noticeable. Crevice vacuum in the track, wiped until finger-test clean. Patio swept.
Through-lounge. Bay window at the front — wooden casement, three panes. Cleaned, tracks vacuumed. A tiled fireplace in the front section with a wooden surround. Tiles wiped with pH-neutral, surround polished. Artex textured ceiling across both sections — dry-brushed. A faint grease shadow near the serving hatch, same as every 1930s house we do. Dry-brushed as far as it would go, photographed. Carpet vacuumed throughout.
Upstairs. Bathroom — bath-shower combo with a glass screen. Limescale at ~265 ppm, 4 years. Screen: descaler, 10-minute dwell, one pass. Bath waterline — heavy from the family use, two passes with the descaler cloth. Taps done individually. Toilet under the rim. Floor mopped. Downstairs WC: straightforward.
Three bedrooms. Master at the front: bay window cleaned, wardrobe wiped inside. One child's room had sticker residue on the wardrobe (removed). The other had a small Blu-Tack mark (cleaned). The box room — used as a study, desk wiped, carpet vacuumed.
Garage — part of the let. Concrete floor swept. A few cobwebs. Shelving wiped. Quick.
