Blackheath has four distinct property types and each one cleans differently. The Georgian townhouses along The Paragon, Eliot Place, and Montpelier Row date from the 1790s–1830s — multi-storey, with original fireplaces, shuttered sash windows, wide-plank floorboards, and plaster cornicing. These are the most architecturally significant properties in SE3 and the agents treat them accordingly. The Paragon itself — a crescent of seven linked houses designed by Michael Searles in the 1790s, connected by single-storey colonnades — is Grade I listed.
The large Victorian villas on Blackheath Park, Lee Road, and the streets radiating from the village have been mostly converted into flats. Ground-floor conversions with garden access command the highest rents. These have bay windows, ceiling roses, decorative fireplaces, and the original tiled hallways that agents always check at checkout.
The Cator Estate — the private estate centred on St Michael's Church — has the most architecturally diverse stock: Georgian houses alongside 1960s Span houses designed by Eric Lyons. The Span properties are mid-century modernist — open-plan interiors, floor-to-ceiling glazing, timber-clad exteriors, and shared landscaped gardens. Cleaning a Span house is completely different from cleaning a Georgian townhouse, even though they're on the same estate.

A ground-floor conversion in a large Victorian villa on Blackheath Park — the tree-lined avenue that forms the spine of the private Cator Estate, a 5-minute walk from Blackheath village and the heath. The property was let at £2,800/month to a professional couple with one child for 3 years. Managed by Felicity J Lord Blackheath Village (on Tranquil Vale, part of the UK's largest independent network).
The conversion occupied the entire ground floor and lower ground floor of the original villa — approximately 1,100 sq ft, generous for a 3-bed SE3 flat. The original Victorian features were substantial: herringbone parquet flooring in the hallway and front reception room (the most labour-intensive floor type we encounter), a decorative tiled fireplace with a cast iron surround in the reception room, bay windows with original sash mechanisms, and cornicing with ceiling roses on both the ground and lower ground floors.
The hallway parquet was the centrepiece. Herringbone parquet can't be mopped like standard flooring — the interlocking blocks have micro-gaps where debris collects, and excess water causes the blocks to swell and lift. Royal Cleaning vacuumed the gaps with a crevice tool first, then applied specialist parquet cleaner with a flat mop in long, even strokes following the herringbone pattern. No rotary machine, no excessive product. Total hallway floor time: 35 minutes for approximately 25 sq metres.
The kitchen was in the lower ground floor — a modern installation with bifold doors to the garden. Neff double oven (both cavities dismantled and degreased — 60 minutes, 3 years of family cooking). Composite worktops wiped with pH-neutral cleaner. Bifold door tracks full of garden mud and leaves from three years of a child running in and out. The garden-level position meant higher ambient humidity in the lower ground floor — no mould yet, but we checked all silicone seals as standard.
Three bedrooms across both levels. The master bedroom (ground floor, bay window) had the second set of herringbone parquet — same treatment as the hallway. The child's bedroom had carpet with stains near the doorway. The third bedroom on the lower ground floor was used as a home office — desk marks on the carpet documented for the inventory.
The family bathroom (ground floor) had a freestanding roll-top bath with chrome claw feet and a separate walk-in shower. Limescale moderate at ~275 ppm. Under the bath and around the claw feet cleaned — agents always check this in Blackheath. The lower ground floor had a modern shower room — standard descale.
The original Victorian tiled front path — geometric pattern in terracotta and black — was swept and mopped with pH-neutral product. The garden was outside our scope but the bifold threshold and patio directly outside the doors were swept.

Blackheath Park is on the Cator Estate — unrestricted residential parking. Parked on-street directly outside the property. The Cator Estate streets are among the easiest parking in SE3. Village-area streets near Tranquil Vale are CPZ, but the estate itself is not.

Blackheath village has limited CPZ around Tranquil Vale, the station, and the Blackheath Standard parade — Mon–Sat. The residential streets further from the village are largely unrestricted, particularly on the Cator Estate and toward Lee. Most Victorian villas and Georgian houses don't have driveways but the wider SE3 streets make on-street parking easier than inner London. Kidbrooke Village has underground visitor parking via concierge. Greenwich visitor permits are £4.50/day via RingGo. The Lewisham side of Blackheath uses Lewisham permits (£3.20/day) — check which borough the street falls in.
