Inventory Guide

Understanding Inventory Checks

What happens during the checkout inspection — and how to ensure your property passes.

1

What Inventory Clerks Look For

Clerks compare every surface, fixture, and fitting against the check-in report. They note stains, damage, limescale buildup, grease residue, and general cleanliness — room by room, item by item.

2

Check-In vs Check-Out Reports

The check-in report sets the baseline. At checkout, the clerk compares the current state to that baseline. Any deterioration beyond fair wear and tear can result in deductions.

3

Photographic Evidence

Modern inventory checks are photo-heavy. Clerks photograph every room from multiple angles, close-ups of any issue areas, and before/after comparisons against the check-in photos.

4

Common Fail Points

The most frequently flagged areas are: oven interiors, bathroom grout, extractor fans, inside cupboards, window tracks, and behind/under appliances. Our 72-point checklist covers all of these.

How We Help You Pass
