Cleaning in Catford — What We See
Catford has three distinct property bands that our teams move between daily. The Corbett Estate — the tree-lined streets south of Catford Bridge station centred on Rosenthal Road, Bourneville Road, and Torridon Road — is the area's showpiece. Late Victorian and Edwardian terraces with bay windows, decorative plasterwork, original tiled front paths, and rear extensions. These are increasingly let to young professionals at £1,600–£2,200/month through agents like KFH and Stanford Estates, with checkout inspections that match the renovation quality.
The second band is the post-war stock — purpose-built blocks and ex-council houses around Rushey Green, Sangley Road, and the Bellingham borders. These are functional, quick to clean, and affordable — but the bathrooms are the consistent challenge. Post-war ventilation is poor, and mould on silicone seals and grouting is the single most common issue our teams deal with in SE6. The tenant base here is broader: families, housing association lets alongside private rentals, and a higher proportion of landlord-direct checkouts.
The third element is Catford's regeneration pipeline. The Catford Town Centre Framework is transforming the Broadway and Laurence House area with new residential and mixed-use schemes. These modern apartments follow the same BTR pattern as other regeneration zones — integrated appliances, engineered flooring, digital checkouts. They're still a small proportion of SE6's stock but growing.

A real end of tenancy clean in Catford — the property, the challenges, the result.
A Victorian terrace on Rosenthal Road — one of the tree-lined streets at the heart of the Corbett Estate, Catford's most desirable residential area. The tenants had been a young couple for 2.5 years, drawn by the train connections (25 minutes to London Bridge from Catford Bridge) and the price gap vs Brockley. Managed by KFH Catford.
The property had the classic Corbett Estate features: ground-floor bay window with original sash mechanism, decorative plasterwork in the hallway ceiling, cornicing throughout, picture rails, and a Victorian tiled front path from gate to front door. A modern rear kitchen extension had been added — open-plan to the dining area with bifold doors to a small garden.
The kitchen extension: built-in Bosch oven dismantled and degreased — 45 minutes, 2.5 years of daily cooking. Quartz worktops wiped with pH-neutral cleaner. Bifold door tracks vacuumed and wiped — soil and leaf debris from garden traffic. Inside all cupboards and drawers cleaned. The range hood extractor needed separate degreasing — the open-plan layout meant grease had also settled on the top of the tall cupboard unit adjacent to the cooking zone.
The bathroom was on the first floor — a modern renovation with a walk-in shower. Limescale at ~280 ppm — heavier than we see in Peckham or Camberwell. Shower glass descaled with specialist product, chrome polished. Grouting between floor tiles had darkened — scrubbed with a stiff brush and bleach-based cleaner. No mould on this property (renovated bathroom with extractor fan), but we checked the silicone as standard.
Three bedrooms upstairs: the front bedroom had the bay window with sash tracks full of dust — vacuumed and wiped. All rooms had picture rails and cornicing dusted. Carpet edges vacuumed to the walls. Built-in wardrobes wiped inside.
The hallway had decorative plasterwork on the ceiling — a rosette pattern specific to the Corbett Estate's 1890s build period. Dusted carefully with a soft brush, avoiding any pressure on the detailed moulding. The Victorian tiled front path — black and terracotta chequerboard — was swept and mopped.
KFH Catford inspected two days later. Their office is on Rushey Green, a 5-minute drive — they know the Corbett Estate intimately. The checkout covered every period feature: sash window condition, plasterwork, tiled path, and the bifold track. Royal Cleaning passed.
“Corbett Estate features handled correctly — plasterwork, sash windows, tiled path. Limescale addressed despite higher ppm. Meets SE6 period-property standard.”
Challenges
- Corbett Estate decorative ceiling plasterwork — 1890s rosette pattern, soft brush dusting around detailed moulding
- Bay window sash tracks — dust and dead insects in original Victorian mechanisms
- Heavier limescale at ~280 ppm — more descaling time than neighbouring areas
- Bifold door tracks — soil and leaf debris from garden traffic
- Open-plan grease spread — settled on top of tall cupboard unit adjacent to cooking zone
- Victorian tiled front path — black and terracotta chequerboard swept and mopped
Parking
Rosenthal Road is in a non-CPZ section of the Corbett Estate. Parked on-street directly outside the property — free, unrestricted. The neighbouring streets (Torridon Road, Bourneville Road) are also unrestricted. This is one of the easier parking situations in South East London.
Local Info for Catford
Parking
Catford has CPZ around both stations (Catford and Catford Bridge) and along Rushey Green and Catford Broadway — Mon–Sat 8:30am–6:30pm. The Corbett Estate streets have partial CPZ (some roads restricted, neighbouring streets unrestricted — check on arrival). Our teams use the Catford Shopping Centre car park (£1.50/hour — the cheapest long-stay option in SE6) or arrange a Lewisham visitor permit through the tenant (£3.20/day via RingGo — noticeably cheaper than inner South London boroughs). The South Circular (A205) runs through Catford — avoid scheduling arrivals during rush hour as traffic backs up badly at the Catford gyratory.
Common Challenges
- Post-war bathroom mould — the single most common issue in SE6. Poor ventilation in purpose-built blocks and ex-council stock causes persistent mould on silicone seals, grouting, and even ceiling corners. Anti-mould treatment applied before the general bathroom clean.
- Corbett Estate period features — bay windows with sash tracks, decorative plasterwork, cornicing, picture rails, and original tiled front paths. These need the same specialist care as Brockley or Forest Hill conservation area stock.
- South Circular (A205) — properties on or near the South Circular accumulate road dust and pollution residue on external windowsills, front doors, and entrance areas faster than properties on quieter streets
- Hard water at ~280 ppm — moderate-to-heavy limescale throughout SE6, heavier than neighbouring Peckham or Camberwell
- Mixed landlord base — more landlord-direct checkouts than inner London. Without a professional agent, tenants need to be clear about what standard is expected. Our 83-point checklist provides the benchmark.
- Catford gyratory traffic — South Circular congestion at rush hour affects scheduling and arrival times
