1930s semi on quiet road near Danson Park. Maybe 8 minutes walk to Welling station. Three bedrooms, bathroom, separate kitchen, lounge with bay window, garage, driveway, garden maybe 55ft. Family — two children at Danson Primary — 4 years at £1,600. Anthony James managing.

Kitchen first. Separate room at back, maybe 10ft by 8ft. Fitted kitchen from maybe late 1990s — laminate doors, some starting to swell at bottom edge where water splashes from sink. Not our problem to fix but we note it. Freestanding cooker, Beko, gas. Pull it out — 4 years behind. Standard compound. Scrape skirting, degrease, two passes. Both ovens spray, 20 minutes. Lower oven needs second pass. Hob done. Extractor filter soaked — old hood, filter is thin metal mesh type. It cleans okay. Serving hatch to lounge — both sides wiped. Cupboards wiped inside. Fridge cleaned. Floor is vinyl, degreased.
Back door to garden — track has leaves from the big oak in the garden and from Danson Park trees that overhang the fence. Vacuumed, wiped.
Lounge. Bay window at front — three panes, tracks vacuumed. Artex ceiling — dry-brushed. Sealed fireplace with tiled surround — brown 1930s tiles, standard for this area. Wiped. Carpet vacuumed. Radiators cleaned.
Upstairs. Bathroom — bath-shower combo with plastic curtain rail (no curtain, tenant removed). Old suite — white, not dated colour, but the taps are the cross-head type from the 1990s.
