A 3rd-floor flat in one of the riverside blocks near the pier — built around 2005, part of the Thames Gateway push. Two bedrooms, bathroom, open-plan kitchen-living room, and a balcony looking north across the Thames. You can see the water, the marshes on the far side, and the container ships moving upstream toward Tilbury. A couple — both working at the Dartford Crossing, shift patterns — 14 months at £1,250. Acorn managing from their Northumberland Heath office.
Van on the allocated space. Free. No restrictions.
Kitchen-living area. Open plan, about 17ft by 12ft. Kitchen section: integrated oven, electric. Door off, glass out, spray, 15 minutes. One pass — 14 months, two shift workers who didn't cook much. Ceramic hob, two passes because of burnt rings from reheating. Extractor recirculating, filter soaked. Under-counter fridge-freezer cleaned. Cupboards wiped. Floor: laminate, mopped.
The balcony. About 5ft by 3ft, metal balustrade, facing the river. The wind comes straight off the estuary here. The balustrade had a fine salt film — you could feel it under your fingers. Wiped with a damp cloth. The balcony floor was gritty with estuary dust — swept. Door track: condensation residue and fine grit. Vacuumed and wiped.
Living section: window facing the river. The glass was fine inside but the frame had salt marks on the exterior face. Cleaned from inside — the exterior is building maintenance. Skirting wiped.
Bathroom. Bath-shower combo. ~275 ppm, 14 months. Waterline: one pass. Taps done. Toilet done. Fan working but the room held moisture — north-facing, river side. Small patch of mould in the sealant around the bath. Anti-mould spray, 10-minute dwell. Photographed. 20 minutes.
Two bedrooms. Both carpet, both with wardrobes. The front bedroom faced the river — sill had the same salt-and-condensation film as the balcony track. Wiped. The rear bedroom faced the car park. Dry.
Apartment front door wiped both sides.
2 hours 30 minutes. The salt and the moisture are what make this different from an inland flat. Everything else is standard new-build cleaning.
