A 1930s semi on one of the streets off Cannon Lane — about 8 minutes' walk from the station, same distance from Cannon Lane Primary. Three beds including a loft conversion, a bathroom upstairs, a shower room in the loft, a through-lounge, a separate kitchen, a conservatory at the rear, a garage, and a garden of about 65ft. Family — two children, one at Cannon Lane Primary, one at Nower Hill High — 5 years at £1,900/month. Gibbs Gillespie managing from their Pinner branch on the High Street.

Van on the driveway. Free. HA5 driveways and unrestricted streets.

Kitchen first. Separate rear room, about 11ft by 9ft. A Zanussi freestanding cooker, gas. Pulled it forward. Five years behind — thick compound. Scraped the skirting first, then alkaline degreaser, three passes on the worst section. Both oven cavities sprayed, 20-minute dwell. The lower cavity needed a second spray — 5 years of family roasting. Hob: four burners, caps off, soaked. Extractor hood filter soaked. Serving hatch to the lounge — kitchen side greasy, lounge side dusty, both sides wiped. Cupboards wiped inside. Fridge-freezer cleaned. Floor: vinyl, degreased, colour lighter.

Conservatory. About 14ft by 10ft, off the lounge via sliding doors. I counted 12 glass panels plus a door. Each panel cleaned inside, frames wiped. Floor: quarry tiles, pH-neutral mop. The drainage channel along the base had 5 years of compacted leaf debris — Pinner has more garden trees than most London suburbs, and every conservatory collects it. Crevice tool in each section, damp cloth, finger-test. Maybe 55 minutes total.

Through-lounge. Bay window at the front — three panes, painted timber frame, tracks vacuumed. Textured ceiling — Artex. Dry-brushed. A grease shadow near the serving hatch, same as every 1930s house with a hatch. Brushed what we could, photographed the rest. Sealed fireplace — surround wiped. Radiators cleaned. Carpet vacuumed.

Upstairs. Original bathroom — bath-shower combo with a plastic screen. Limescale at ~275 ppm, 5 years, family of four. Waterline heavy — two passes. Screen: one pass. Taps done. Toilet done. Floor mopped.

Loft conversion. A double bedroom with sloped ceilings, two Velux windows, and a shower room. The Velux frames had dust build-up in the hinge channels — vacuumed and wiped. Glass cleaned. The sloped ceiling collected dust along the eaves line where the angle meets the knee wall. Extended brush, careful not to mark the paint. Shower room: compact, walk-in tray, glass panel. Descaled, one pass.

Two original bedrooms. Both carpet, both wardrobes wiped. One child's room had sticker residue on the wardrobe door — removed. The other had a scuff mark on the door frame — cleaned.
