End of Tenancy Cleaning in Harefield — What We See
Three layers of stock. The Victorian cottages near the High Street and village green — small, characterful, some with fireplaces and original timber. The 1930s–50s semis on roads like St Mary's Road, Lovett Road, and Broadwater Gardens — families, decent gardens, views over the valley from the higher plots. And the newer canalside developments — Royal Quay and Coppermill Lock on the Grand Union Canal — townhouses and apartments with Smeg kitchens and canal views. Kearns Residential (Harefield office) are the local agent. Gibbs Gillespie and Lawrence Rand come from their Ruislip offices.
No tube. No Overground. Bus to Uxbridge for the Metropolitan and Piccadilly lines. Car is how people live here. That keeps Harefield quieter and cheaper than it would be with a station.

A real end of tenancy clean in Harefield — the property, the challenges, the result.
Semi on St Mary's Road, up the hill from the village green. Three bedrooms, bathroom, lounge, kitchen-diner, conservatory at the back looking out over the rear garden and the Colne Valley beyond. On a clear day you can see the fields in Buckinghamshire. Family — two children at Harefield Junior School — 3 years at £1,650. Kearns managing from their Harefield office, maybe 5 minutes down the road.
Van on the driveway. Quiet. Just the sound of pigeons and the occasional bus.
Kitchen-diner. Maybe 14ft by 10ft. Refitted — the family had upgraded the worktops to solid wood. Freestanding cooker, Hotpoint, gas. Pull it forward. 3 years, two children. Standard compound behind. Scrape skirting, degrease, one pass on the wall. Oven spray, 20 minutes. One pass — not bad for 3 years, not a heavy cooking family. Hob done, four burners. Extractor hood, filter soaked. Fridge-freezer cleaned. Cupboards wiped. Floor: tile, degreased. Solid wood worktop: specialist oil product, wipe with the grain.
Conservatory. About 10ft by 8ft. Glass panels on three sides plus the roof. Each panel cleaned from inside. Track at the base of the sliding door — leaves, mud, condensation residue. This room gets warm in summer and cold in winter, and the condensation builds in the tracks from November to March. Vacuumed and wiped. Floor: tile continuing from the kitchen, mopped. 25 minutes for the conservatory alone.
Lounge. Front room, about 14ft by 12ft. Carpet vacuumed. Bay window — uPVC, cleaned per section. Gas fire with a tiled surround. Wiped. Radiator cleaned.
Upstairs. Bathroom. Bath-shower combo, tiled walls. ~270 ppm, 3 years, family. Waterline: two passes. Taps done. Toilet done. Floor: lino, mopped. No mould — decent fan, window that opens to the side. 20 minutes.
Three bedrooms. All carpet. Front bedroom: biggest, bay window overlooking the road with a glimpse of the village green down the hill. Children's room: felt-tip mark on the wall near the bed — cleaned with specialist product. Back bedroom: the one with the view — you look out across the garden, past the fence, and the valley opens up. Nothing to clean except the view.
4 hours 30 minutes. Two people. The conservatory adds the time. The valley view adds nothing to the cleaning but it explains why people live here.
Kearns come next morning. Their Harefield person — she manages maybe 30 properties in the village and knows the road. Kitchen: oven opened, worktop inspected (oil finish good). Conservatory: tracks checked, panels clean. Bathroom: waterline gone. Felt-tip: cleaned. Bay: tracks done. 10 minutes. Passed.
Deposit back in 8 days. Full return. Family moving to a 4-bed detached further up the hill — more space, bigger garden, same school, same village.
Harefield is the most rural area we cover in Hillingdon. The canal, the valley, the village green — it's London's edge. We clean the property, document the environment, and the deposit comes back. Same checklist as Uxbridge and Ruislip, different scenery. Our guide on deposit dispute evidence covers semi-rural properties and conservatory condensation.
“Harefield office checkout (~30 village properties). Oven opened. Worktop oil finish inspected. Conservatory tracks checked, panels clean. Waterline gone. Felt-tip cleaned. Bay tracks done. 10 minutes. Deposit back in 8 days, full return.”

Local Info for Harefield
Parking
Harefield has no CPZ. Free parking everywhere. Most properties have driveways or garages. Canalside developments have allocated spaces. Van on the driveway on every UB9 job.
Common Challenges
- Rural property variety — cottages, semis, bungalows, and canal apartments all on the same village. Each type needs different products and different time. Same variety as our Downe village work, but with the canal layer that Downe doesn't have.
- Hard water at ~270 ppm — moderate limescale from the Colne Valley chalk. Phosphoric acid descaler, 10-minute dwell.
- Canal-side moisture — the Royal Quay and Coppermill Lock properties sit beside the Grand Union Canal. Balcony tracks, ground-floor thresholds, and north-facing windows can have condensation. Same waterside approach as our Paddington canal work. Our guide on fair wear and tear covers canal-side moisture.
- Large bungalow plots — some Harefield bungalows sit on half-acre to acre plots. Bigger gardens, more threshold debris, sometimes outbuildings included in the let. Garages swept, sheds wiped.
- Conservatories — common on the semis and bungalows. Glass cleaned per panel, tracks vacuumed, floor mopped. Adds 20–30 minutes.
- Small rental market — 8 jobs a year. Overwhelmingly owner-occupied. When a rental does come up, it's usually a family leaving a semi or a professional leaving a canalside apartment.
