End of Tenancy Cleaning in Uxbridge — What We See

The Victorian terraces near the centre and along the roads toward Cowley are the oldest stock — some whole family houses, many converted into flats, and a sizeable number let as HMOs to Brunel students. These are the houses where the summer-turnover wave hits: tenancies ending in June–August, properties cleaned and re-let for the next academic year. We book these early because the demand concentrates into a 6-week window. Same student-HMO profile as our Holloway and Hendon Middlesex University work.

The 1930s semis on the Oak Farm estate and the residential roads toward Hillingdon have the family-tenancy pattern we see across our suburban pages — Southgate, Chingford, Hanwell. Driveways, textured ceilings, serving hatches, school catchments.

The waterside apartments near the Grand Union Canal and River Colne (Papermill House, Dolphin Bridge, Kings Island) are newer stock with canal-side moisture profiles similar to our Hanwell canal work. For our wider West London coverage, see the West London hub.

What We Focus On in Uxbridge

Kitchen — What We Actually DoOven first. Glass out, cavities sprayed, 20-minute dwell. On the student HMOs the kitchen takes the heaviest use — 4–6 people cooking daily for a year. Grease on the extractor, the ceiling, the wall behind the cooker, and sometimes the windowsill. On the family semis: serving hatch (both sides), freestanding cooker pulled forward. On the waterside apartments: integrated appliances, canal-threshold debris. Floor degreased on every tenancy type. Typical UB8 kitchen: 35–60 minutes.
Bathroom — What We Actually DoMould check first — waterside ground floors and student HMOs are the most prone (shared bathrooms get heavier use and less consistent ventilation). Phosphoric acid descaler at ~265 ppm. 10-minute dwell on shower screens. On a 5-bed HMO with 3 bathrooms, the descaling alone takes 60+ minutes across the house. Taps done individually. Toilet under the rim. Chrome polished dry.
Student HMO SpecificsRoom-by-room: each bedroom cleaned to checkout standard (wardrobe wiped inside, window cleaned, carpet vacuumed, all surfaces wiped). Communal areas: kitchen, bathroom(s), hallway, landing. Some agents do individual room sign-offs. We document each room separately so every tenant's deposit is protected — not just the person who booked the clean.
What We Turn Up WithEverything. Phosphoric acid descaler, alkaline degreaser, anti-mould spray, enzymatic neutraliser, oven degreaser, specialist wood product, glass cleaner. Industrial vacuum, mop system, extension brushes, colour-coded cloths, bin bags. On the Oak Farm semis: van on the driveway. On the terraces: parked nearby on a free street. You don't supply a thing.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Uxbridge.

5-Bed Student HMO Near Brunel — Summer Turnover, 3 Bathrooms, Sharer Kitchen, Andrews Residential Room-by-Room Checkout

A real end of tenancy clean in Uxbridge — the property, the challenges, the result.

Property5-Bed Victorian Terraced House (HMO, Near Brunel University)

Duration6.5 hours
Price£359

A Victorian terrace on one of the streets off Cleveland Road — about a 7-minute walk from Brunel campus, 12 from Uxbridge station. Five double bedrooms across three floors, a shared kitchen on the ground floor, three bathrooms (one per floor), and a small paved yard at the back. Five students leaving after a 12-month tenancy. Managed by Andrews Residential on Crescent Parade. Room-by-room checkout booked for the following morning.

Parked on the street. Free. The Brunel streets are unrestricted.

Kitchen first — always the worst room in a student HMO. Five people cooking daily for 12 months. A freestanding Belling cooker, gas. Pulled it forward. The wall behind had a year's worth of grease from five different cooking styles — the skirting was dark brown. Scraped, then alkaline degreaser, two passes. Both cavities sprayed, 20-minute dwell. The lower oven needed a second pass. Gas hob, five burners, each cap off and soaked. The extractor was clogged solid — the filter had probably never been cleaned in the tenancy. Soaked in degreaser for the full job duration and wiped at the end. Cupboards: five people's worth of spillage on every shelf. Fridge: the gasket had mould. Folded back, cleaned inside. Floor: vinyl, degreased — colour went from a murky grey to its original beige.

Three bathrooms. The ground-floor bathroom was the heaviest-use — closest to the kitchen, shared by everyone for hand-washing and the occasional shower. Mould in the ceiling corner (no extractor fan, just a window). Anti-mould spray, 10-minute dwell. Descaler on the shower screen at ~265 ppm. The first-floor bathroom was moderate. The second-floor bathroom was the lightest-use — only one bedroom on that floor. Each bathroom got the full treatment: screen descaled, taps done individually, bath waterline treated, toilet under the rim, floor mopped, chrome polished. Total bathroom time across three rooms: about 80 minutes.

Five bedrooms. Each room cleaned to checkout standard: wardrobe wiped inside, desk surface wiped, window cleaned (tracks vacuumed), carpet vacuumed, all surfaces wiped, radiator cleaned. Documented each room separately with before-and-after context. Room 3 had a small burn mark on the desk from a hair straightener — photographed and documented as tenant damage, not a cleaning issue. Room 5 had Blu-Tack marks across one wall — all removed.

The communal hallway and landing: swept, wiped, front door cleaned both sides.

Andrews Residential came the next morning with a checklist per room. Their negotiator worked through each bedroom individually: wardrobe open, surfaces wiped, window tracks finger-tested. Kitchen: oven checked (both cavities torched), floor colour change noted, extractor filter inspected (clean). Bathrooms: screen tested per floor, mould ceiling noted and accepted as ventilation issue (no extractor fan). Burn mark in Room 3: documented as damage, deducted from that tenant's deposit only. All other rooms: passed.

Five deposits processed separately. Four came back in full within 10 days. Room 3 had a small deduction for the desk burn — fair, documented. That's how HMO checkouts should work: individual documentation, individual accountability.

If the communal kitchen grease or the mould had been charged to all five tenants equally, that wouldn't be fair — the mould was a ventilation issue and the kitchen is communal. Our guide on unreasonable deductions covers these shared-tenancy situations, and our deposit dispute evidence guide explains how per-room documentation protects individual tenants.

Inspection Passed — First TimeCheckout by Andrews Residential Uxbridge

Room-by-room checkout. Kitchen: oven torched, floor change noted, filter clean. Bathrooms: screen tested per floor, mould accepted as ventilation. Bedrooms: wardrobe open, tracks finger-tested, surfaces wiped. Room 3 burn noted as damage. Four deposits back in full. One partial deduction (fair).

Challenges

  • 5-person sharer kitchen — extractor never cleaned, wall behind oven dark brown, two degreasing passes
  • 3 bathrooms across 3 floors — 80 minutes total descaling and mould treatment
  • Ground-floor bathroom mould — no extractor fan, documented as ventilation issue
  • Room-by-room documentation — 5 bedrooms individually photographed and reported
  • Hair-straightener burn mark in Room 3 — documented as tenant damage (not cleaning)
  • Extractor filter clogged solid — soaked for the full 6.5-hour job
  • Floor colour change — murky grey to beige under alkaline degreaser
  • Summer turnover scheduling — booked early for the June–August wave

Parking

Uxbridge town centre has CPZ around the High Street and station, but the residential streets are free a short walk away. The Oak Farm estate has driveways. The streets near Brunel are mostly unrestricted. The waterside developments have resident and visitor parking. No permit needed on most UB8 jobs.

Common Challenges

  • Brunel University summer wave — the student HMOs near campus turn over in a 6-week window between June and August. Sharer kitchens with heavier grease, multiple bathrooms (sometimes 3–4 in a single HMO), room-by-room checkouts. We price student HMOs by room and bathroom count and book early for the summer period. If you're a student worried about communal-area deductions, our guide on unreasonable deductions covers your rights.
  • Victorian terrace walkups — the terraces near the centre, many converted into flats with shared hallways and narrow stairs. Equipment carried manually. Same access profile as our Holloway and Acton conversion work.
  • Hard water at ~265 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell. On the student lets with multiple bathrooms, the descaling time adds up across 3–4 rooms.
  • Grand Union Canal and River Colne proximity — the waterside apartments and the Victorian houses near Fray's River have ground-floor moisture. Canal-side silt and damp leaf litter at thresholds. Same approach as our Colliers Wood and Hanwell waterside work — mould treated, photographed, persistent damp documented as environmental.
  • 1930s semi long tenancies — Oak Farm estate families stay 3–5 years. Textured ceilings (dry-brushed only, grease documented as fair wear and tear), serving hatches, bay windows. Our property turnaround guide covers these.
  • Metropolitan and Piccadilly terminus — Uxbridge is the end of the line for both. Guaranteed seat into town (Baker Street 35 minutes, Piccadilly Circus 50 minutes). The terminus effect is the same as Chingford's Overground terminus: it keeps families anchored.
