A 1930s semi on a residential road near Chingford Mount — about 5 minutes from the shops on Old Church Road, 10 from the station. Three beds upstairs, a bathroom, a through-lounge, a separate kitchen with serving hatch, downstairs WC, a driveway, a garage, and a 50ft garden that backed toward other gardens with the treeline of Epping Forest visible above the rooftops. Family of four — two kids at Parkside Primary — had been there 4 years at £1,850/month. Managed by Kings Group from their Old Church Road office.
Van on the driveway. Standard for E4.
Kitchen first. Separate rear room, about 10ft by 8ft, with a serving hatch through to the dining end of the lounge. A Hotpoint freestanding cooker, gas, 4 years. Pulled it forward — wall behind had the usual compound of grease and dust hardened at the skirting. Plastic scraper, then alkaline degreaser. Both cavities sprayed, 20-minute dwell. The lower oven needed a second pass in the corners — the family clearly used it more than the upper. Gas hob, five burners, caps off. Serving hatch: greasy on the kitchen side, dusty on the lounge side. Extractor filter soaked. Cupboards wiped, fridge cleaned. The floor was vinyl — degreased rather than mopped, and the colour went from grey to a pale yellow underneath.
The garden door. The garden sloped gently toward the back fence, and beyond the neighbouring gardens you could see the oak canopy of the forest's southern edge. The threshold had 4 years of: oak and beech leaves (the big autumn drops reach this far even though the forest is a few streets away), fine loamy soil tracked in by the kids, and the general organic matter that settles in any garden within half a mile of ancient woodland. Heavier than the parkland debris we see in Muswell Hill or Norbury. Crevice vacuum in the track, damp cloth, finger-test. Patio swept — a couple of moss patches between the slabs near the garden wall, scrubbed and documented.
Through-lounge. Bay window at the front — wooden casement, three panes. Cleaned, tracks vacuumed. One section painted shut — photographed. A tiled fireplace in the front section with a wooden surround. Tiles wiped with pH-neutral, surround polished. Textured ceiling in both sections — dry-brushed. The dining-section ceiling had a faint grease shadow near the serving hatch. Dry-brushed as far as it would go, photographed the rest. Carpet vacuumed throughout.
Upstairs. Bathroom — bath-shower combo with a glass screen. Limescale at ~275 ppm after 4 years from a family of four. Descaler on the screen, 12-minute dwell. First pass got most of it, a strip near the bottom needed a second pass. Bath waterline — heavy, two passes with the descaler cloth. Taps done individually. Toilet under the rim. Floor mopped. Downstairs WC: straightforward.
Three bedrooms. Master at the front: bay window cleaned, wardrobe wiped inside. The older child's room: Blu-Tack marks on the wall (removed cleanly). The younger child's room: a sticker on the windowsill and a small pen mark on the door — both resolved.
The garage — part of the let. Concrete floor swept. Shelving wiped. A few cobwebs in the corners — extension brush. No oil stain this time, which made it quick.
