A 1930s semi on a cul-de-sac on the Co-op Estate in Upper Abbey Wood — a 10-minute walk from Abbey Wood Elizabeth Line station, with the rear garden backing toward Lesnes Abbey Woods. Three bedrooms upstairs, a through-lounge, a separate kitchen with a serving hatch to the dining area, a family bathroom, a downstairs WC, a driveway, a garage, and a 45ft garden. The family — a project manager commuting to Canary Wharf on the Elizabeth Line (12 minutes door-to-platform) and a primary school teaching assistant — had rented for 4 years at £1,750/month. Managed by Hunters (Abbey Wood office on Harrow Manorway — they've been in SE2 since before the Elizabeth Line was even a planning document).

Four years. The Elizabeth Line opened halfway through the tenancy, the rent went up at renewal, and the checkout expectations came with it. The wall behind was solid: a thick layer of cooking grease fused with dust, hardened against the skirting. Both cavities sprayed. First 20-minute dwell, wiped — still greasy in the lower oven corners. Second coat, 15 more minutes. Door glass soaked separately. Grill tray with paste degreaser. Total oven time: 50 minutes. Gas hob — five burners, each cap lifted and cleaned. Serving hatch: grease on the kitchen side, dust on the dining side, both wiped.

The kitchen floor (vinyl) was degreased with alkaline product — 4 years of family foot traffic leaves a film that standard mopping won't shift. Same visible colour-change we saw on our Wembley Barn Hill job.

The garden door opened onto a patio and the 45ft garden. The through-lounge had a 1930s bay window — casement frames cleaned carefully, one section painted shut (documented, not forced). Textured ceiling in both sections — dry-brushed. A tiled fireplace with a wooden surround: tiles wiped with pH-neutral, surround polished. The dining section had the serving hatch opening (already cleaned from the kitchen side) and a door to the hallway.

Three bedrooms. The master had a bay window (tracks vacuumed, glass cleaned), built-in wardrobe (wiped inside). The second bedroom — the older child's room: two Blu-Tack marks (removed, no damage). The third bedroom — the younger child's room: a crayon mark on the skirting (specialist remover, came off gloss paint cleanly) and a sticker on the wardrobe door (adhesive remover).

The garage — part of the let, attached to the side of the house. Concrete floor swept. Metal shelving wiped. A patch of motor oil near the door: alkaline degreaser, scrubbed, stain lightened but a shadow remained (documented — old, soaked in). A garden hose coiled on a hook, left by the tenant (noted for the agent).

Most residential streets are unrestricted — the Co-op Estate, Upper Abbey Wood, and the Village streets all have free on-street parking. The 1930s semis have driveways. Some restrictions near the Elizabeth Line station and the new Cross Quarter development. The Peabody blocks may have visitor parking pre-booked through the building. But for 90% of our SE2 jobs: van outside, full kit straight in, no permit.
