A 1930s semi on one of the residential streets near Barn Hill — about 10 minutes from Preston Road Jubilee Line station, 15 minutes from Wembley Park. Three bedrooms, a through-lounge, a separate kitchen with a rear extension dining area, a family bathroom, a downstairs WC, a driveway for two cars, a detached garage, and a 50ft garden backing onto a neighbouring garden. The family — a secondary school teacher and an NHS administrator — had rented for 4 years at £1,950/month, with two children (aged 7 and 10 at move-out). Managed by haart (Wembley office on Bridge Road).

The original booking was for the Saturday before move-out. We checked the stadium calendar — an NFL London Series game that Sunday at Wembley Stadium, which meant the surrounding streets would have event-day restrictions activated from Saturday afternoon. This property was about a mile from the stadium, right in the affected zone. We called the tenant and moved to Monday. Same logic as QPR match days in Shepherds Bush — a few minutes of scheduling that avoids hours of chaos.

Monday morning. Van on the driveway, full equipment in through the front door.

The kitchen was the usual 1930s separate room — extended into a dining area at some point in the 1990s. A freestanding Hotpoint double oven — 4 years of daily family cooking. Pulled it forward. The wall behind was genuinely unpleasant — a solid layer of cooking grease mixed with dust, hardened against the skirting. Both oven cavities sprayed with professional degreaser. First 20-minute dwell, wiped, assessed — still greasy in the corners of the lower cavity (the one that gets used for roasts). Second coat, another 15 minutes. Door glass removed and soaked separately. Total oven time: 50 minutes. Gas hob — five burners, each cap lifted, the gas ring surrounds degreased. Grill tray: paste degreaser, 15 minutes.

The serving hatch — grease on the kitchen side, dust on the dining side. Both sides wiped. The kitchen floor (vinyl) was degreased with alkaline product — 4 years of daily foot traffic plus cooking grease had left a film that standard mopping wouldn't shift. We could see the floor change colour as the degreaser worked.

The dining extension had French doors to the garden. The tracks had 4 years of garden traffic: soil, small stones, and organic debris from the Barn Hill green space nearby. Crevice vacuum, then wiped.

The family bathroom — 4 years, four people, ~270 ppm. The bath-shower combo had a glass screen with a visible chalky film. Phosphoric acid applied, 10-minute dwell, first pass got it mostly clear. One stubborn area near the bottom needed a second application — 8 more minutes. Screen came up clear. Taps descaled individually. Bath waterline — 4 years of children's baths, thick enough to feel with a fingernail. Concentrated descaler, non-scratch pad, patient work. Toilet under the rim — torch check confirmed a ridge of scale. Two applications. Downstairs WC was lighter.

The through-lounge had a 1930s bay window with original wooden casement frames. One section had been painted shut years ago — documented rather than forced (a fair wear item). Textured ceiling — dry-brushed. A tiled fireplace with a wooden surround: tiles wiped with pH-neutral product, surround dusted and polished.

Three bedrooms. The master had a bay window (casement frames cleaned, tracks vacuumed), a built-in wardrobe (wiped inside), carpet vacuumed. The children's rooms: the 10-year-old's had two Blu-Tack marks (removed cleanly) and a small sticker on the window frame (adhesive remover). The 7-year-old's had a crayon line along the skirting board (specialist remover — came off the gloss paint without damage) and a scuff mark on the door at child height (wiped clean — trainer rubber, not paint damage).

The garage — detached, part of the let. Concrete floor swept. Shelving wiped. A patch of motor oil near the door — alkaline degreaser, scrubbed, the stain lightened but a shadow remained. Documented. The garden — 50ft, patio and lawn. Patio swept (Barn Hill organic debris). French door threshold cleared.

This is the one area in our coverage where the parking situation changes depending on what's happening at the stadium. On event days — football, NFL, concerts, boxing — large chunks of HA9 become temporarily restricted and the streets fill up hours before kick-off. We check the Wembley event calendar for every booking and don't schedule within a mile of the stadium on event days. On non-event days: Wembley Central has CPZ around the station and High Road. The 1930s semis on Barn Hill and Preston Road mostly have driveways. Brent visitor permits are £4/day via RingGo. Common Challenges

  • Stadium event-day scheduling — this is unique to Wembley.
