Victorian terrace on street off Dudden Hill Lane. Four bedrooms, three bathrooms, one shared kitchen. Four sharers — all different jobs, all different schedules, all leaving at same time. 2 years at room rents of £750–£850 each. Regal Estates managing. Licensed HMO.

Parked on side street. CPZ but we found free spot two minutes away.

Kitchen first. This is always biggest job in HMO. Four people cooking every day for 2 years in small kitchen, maybe 9ft by 8ft. Freestanding cooker, Indesit, gas. We pull out. Wall behind is bad — thick grease going up to maybe 3ft high. Skirting is dark brown. Scrape first. Then degrease. Three passes on the worst part. Both ovens spray, 20 minutes. Lower oven two passes — 2 years with four people is a lot of cooking. Hob done, four burners. Extractor filter is very dirty — we soak it but it does not come fully clean. Noted for replacement. Ceiling has grease film. Degreased. Floor is lino, we degrease — big colour change. Cupboards all wiped. Two fridges — both cleaned.

Three bathrooms. Bathroom one — on ground floor, was bedroom before, no window, small fan. This is the problem. Mould on ceiling, both corners, and along sealant by shower tray. We spray anti-mould, 10 minutes. Ceiling mould comes off. Sealant mould — some comes off, some is inside silicone. Old sealant. We photograph. This is not tenant problem, this is no window and weak fan. Shower screen descaled at ~275 ppm, two passes — four people using this shower for 2 years. Taps done. Toilet done.

Bathroom two — first floor, has small window. Better condition. Screen one pass. Standard clean.

Bathroom three — top floor, en-suite to one bedroom. Compact. Shower only, no bath. One pass on everything. No mould.

Four bedrooms. Each one we vacuum carpet, clean windows, wipe skirting, wipe wardrobe inside. Room one has Blu-Tack marks — cleaned. Room two has small nail hole in wall — too small to fill, photographed. Room three is fine. Room four has desk mark on carpet — photographed.

Communal areas. Hallway: front door both sides, stairs swept, carpet vacuumed on every landing. Three flights of stairs.

5 hours 20 minutes. Kitchen and bathrooms is where all the time goes.

Regal Estates come next morning. Their NW10 HMO manager — she does maybe 10 of these checkouts every month. Kitchen: oven opened, wall checked, extractor filter noted for replacement. Ceiling: grease gone. Floor: colour change noted. Bathroom one: sealant mould photographed, accepted as building issue. Screen clear. Bathroom two and three: fine. Rooms: each checked, nail hole accepted, desk mark accepted as furniture. Stairs: clean. Maybe 15 minutes for whole house. Passed.

All four deposits back in 10 days. One small deduction shared across all four tenants for extractor filter — fair.
