First-floor conversion in an Edwardian house on a side street off Golders Green Road — about 3 minutes from the tube, 5 from the high street. Two bedrooms, a living room, a compact kitchen, a bathroom, and a shared hallway downstairs. The tenant — a solicitor, single occupant — had been there 2 years at £1,800/month. Managed by Dreamview Estates. The clean was booked for Thursday and the checkout for Friday morning before the office closed for Shabbat.

Narrow stairs up with our kit. Communal hallway: front door wiped both sides, landing swept, light switch wiped.

Kitchen. Compact — about 7ft by 6ft, everything along one wall and a small return. A Beko freestanding cooker, gas. Space behind was tight, so we angled it out. The wall behind had 2 years of grease on the skirting — moderate from a single occupant who cooked regularly. Scraped and degreased. Both cavities sprayed, 20-minute dwell. One pass cleared them. Gas hob, four burners, caps off. No proper extractor — a basic fan in the window. The windowsill and the ceiling above the hob had the grease film that builds up without mechanical extraction. Degreased both. Cupboards wiped. Fridge cleaned. Floor: lino, degreased, slight colour shift.

Living room. Edwardian proportions — high ceiling, a simple cornicing, and a tiled fireplace with a cast-iron insert. pH-neutral on each tile, barely-damp on the iron. Cornicing dusted with the extension brush. Sealed timber floorboards — mopped with specialist product. A bay window with two sash panels — tracks vacuumed, glass cleaned. The tracks had 2 years of NW11 dust — nothing heavy, just the steady accumulation of a residential street near a busy road.

Bathroom. Compact — a bath-shower combo with a glass screen, basin, toilet. Limescale at ~270 ppm, 2 years. Descaler on the screen, 10-minute dwell, one pass. Taps done individually. Bath waterline light — single occupant. Toilet under the rim. Floor mopped. A small window above the bath — frame wiped, glass cleaned.

Two bedrooms. The master had a bay window (tracks vacuumed, glass cleaned), a built-in wardrobe (wiped inside), and sealed floorboards. The second bedroom overlooked the rear — smaller, used as a home office. Desk surface wiped, cable area cleaned.

3 hours 20 minutes. Communal hallway done on the way out.
