An extended 1930s semi on one of the residential streets near Canons Park — a quiet, tree-lined area between Edgware station and Stanmore. The family had rented for 3 years: a couple with three children. Managed by Petermans (established Edgware agent on the High Street).
The property had been significantly extended: a side-return kitchen extension had doubled the original kitchen footprint, a dormer loft conversion had added a 4th bedroom with en-suite shower room, and the original integral garage had been converted into a playroom. Total floor area approximately 1,600 sq ft across three effective floors — larger than most 4-bed inner London houses.
The extended kitchen was the biggest single room. A Neff double oven (both cavities dismantled and degreased — 70 minutes after 3 years of daily family cooking for five), granite worktops, and a breakfast island. The ceiling above the hob had a light grease film extending to the extraction hood. The bifold doors to the garden had tracks full of mud from three children's daily garden traffic. Inside every cupboard and drawer cleaned — including the under-island storage and the children's snack drawer.

Four bedrooms across two floors. The children's rooms had carpet stains near doorways. The master bedroom had fitted wardrobes with interior drawers and a shoe rack — all wiped inside. The loft bedroom had Velux windows cleaned inside and a sloped ceiling area dusted.
The converted garage/playroom: vinyl flooring mopped, play equipment surface-wiped (within scope), window cleaned. The hallway had an artex ceiling — soft brush dusted only, no scrubbing on textured plaster.
