1930s semi, road near Canons Park. Maybe 10 minutes from station. Three bedrooms, bathroom, separate kitchen, lounge with bay window, garage, driveway for two cars, garden at back maybe 70ft. Family — three children — 4 years at £1,850. Davidson Frost-Wellings managing.

Kitchen first. This is kosher kitchen — two sinks, two sets of cupboards, separate areas for meat and dairy. Not every Stanmore kitchen is like this but many are. We use separate cloths for each section. Cooker is Neff, freestanding, gas. We pull out — 4 years behind. Heavy. Skirting, wall, all greasy. Two passes with degreaser. Both ovens we spray, 20 minutes. Lower oven needs second pass — Shabbat dinners for 4 years, slow-cooked food makes thick residue. Hob, five burners, caps off, soaked. Serving hatch to lounge — greasy side and dusty side, both wiped.
Each sink section cleaned separately. Meat side, dairy side. Cupboards wiped inside — each section separate. Fridge cleaned. Floor is lino, degreased. Ceiling above cooker has grease film. Degreased. Extractor filter soaked.
Big kitchen, maybe 12ft by 10ft. Total kitchen time: 55 minutes. Longest item is the oven.
Lounge. Bay window at front, three panes. Tracks vacuumed. Artex ceiling — dry-brushed. There is small crack in corner where ceiling meets wall, near the bay. This is not dirt. This is London Clay — the ground moves, the house moves, the plaster cracks. We photograph it. Agent will know.
Sealed fireplace, painted surround, wiped. Radiators cleaned. Carpet vacuumed.
Upstairs. Bathroom — bath with shower over, glass screen. Limescale at ~270 ppm, 4 years, family of five. Waterline is heavy — two passes. Screen needs two passes also. Taps done. Toilet done. Floor mopped.
Three bedrooms. All carpet, all wardrobes wiped inside. One child room has poster marks — Blu-Tack, cleaned. Another has small scuff on door — cleaned. Third bedroom is small, used as study. Desk mark on carpet — we try, but carpet impression from desk legs stays. Photographed.
Garage — part of the let. This garage is full storage, no car. Floor swept. Shelving wiped. Many cobwebs. We clear everything, 15 minutes.
Garden door track at back — leaves from the garden trees. Vacuumed and wiped. Finger-test clean.
5 hours total. The kosher kitchen and the garage added time. Without them, maybe 4 hours.
