A real end of tenancy clean in Kilburn — the property, the challenges, the result.
Top floor, Victorian house, street behind Kilburn High Road. Two bedrooms, one bathroom, small kitchen, living room. Two sharers — both working in hospitality — 18 months at £1,700. KFH managing. New tenants coming in three days, so we need to be fast.
Brent permit, £5. Parked one street away. We carry everything up — three flights, narrow stairs, no lift. This is normal for NW6.
Kitchen is small. Maybe 6ft by 5ft. Everything on one wall. Gas cooker, Indesit, freestanding. We pull it out — not easy because the gap between cooker and opposite wall is very tight. Wall behind is dirty, 18 months of grease on skirting. We scrape first, then degrease. Both ovens we spray, wait 20 minutes. One pass is enough — two people cooking for 18 months is not so bad. Hob, four burners, caps off and cleaned. No extractor hood here, only small window. Ceiling above cooker has grease — we degrease it. Windowsill also. Cupboards wiped inside. Fridge cleaned, gasket has small mould starting. Floor is lino, we degrease, colour goes from dark grey to light.
Bathroom. This is the problem room. Top floor, no window, small extractor fan that is old and noisy. Mould on ceiling in two corners and along the sealant by the bath. We spray anti-mould, wait 10 minutes. Ceiling mould comes off. Sealant mould — it is better but not gone completely. The sealant is old and the mould is inside the silicone now. We take photos. This is not cleaning problem, this is old sealant that needs replacing. Landlord job. Shower screen — limescale at ~275 ppm, 18 months. Descaler, 10 minutes, one pass. Taps done. Toilet done. Floor mopped.
Living room. Simple — carpet vacuumed, windows cleaned, skirting wiped. No fireplace, no special features. Radiator cleaned between fins. Light switches wiped.
Two bedrooms. Both have carpet, both have built-in wardrobe. We wipe inside wardrobes, vacuum carpet, clean windows and tracks. One bedroom has small mark on wall from Blu-Tack — we clean it off. Other bedroom is fine.
Communal hallway on way out. Front door both sides, landing swept, light switch wiped.
3 hours 15 minutes total. Not complicated, but the stairs make it harder than it should be.
KFH come next morning. Their Kilburn person — she does many of these conversions every week. Kitchen: oven opened and checked, ceiling inspected, floor colour noted. Bathroom: mould treated, sealant photographed and accepted as replacement needed. Screen clear. Bedrooms: wardrobes opened, Blu-Tack mark gone. Communal hall: clean. She is finished in maybe 8 minutes. Passed.
Deposit back in 7 days for both sharers. No deductions. The sealant — landlord fixed it before new tenants came.
This is typical Kilburn job. Small flat, top floor, stairs with all equipment, compact kitchen with no hood, bathroom with mould because there is no window. We clean what we can clean and we take photos of what is building problem. The mould in sealant is not tenant fault — it is old sealant in room with no window and weak fan.
