End of Tenancy Cleaning in Thornton Heath — What We See
The Victorian terraces run the length of Thornton Heath — Brigstock Road, Grange Park Road, Parchmore Road, Beulah Road, and the streets between the station and the High Street. Most have been split into flats: ground-floor garden maisonettes, upper-floor walkups, and the split-level conversions that span two half-floors. The turnover is faster here than in neighbouring Norbury — 12–18 month tenancies are common, sharers and young professionals rather than the school-catchment families that anchor Norbury's market. haart (Brigstock Road office), Barnard Marcus, and Oaks handle the volume.
The above-shop flats along the High Street are a specific sub-type — access via rear staircases, cooking smells from ground-floor businesses, road noise from the A23. Same challenge as our Norbury London Road work and our Harringay Green Lanes above-restaurant work.
Croydon University Hospital (Mayday) on the eastern side generates a healthcare-worker sharer market — same dynamic as our Herne Hill King's College and Archway Whittington work. For our wider South London coverage, see the South London hub.

A real end of tenancy clean in Thornton Heath — the property, the challenges, the result.
We picked up this one on a Tuesday morning — a first-floor conversion in a Victorian terrace about 3 minutes from Brigstock Road. Two bedrooms, a living room, a compact galley kitchen, a bathroom, and a shared hallway downstairs. Two sharers, both nurses at Croydon University Hospital, had been in it 18 months. haart on Brigstock Road managing. New tenants moving in on Thursday, so the turnaround was tight.
Parked one street over. Free. Thornton Heath residential streets are usually fine outside the CPZ pockets.
Narrow stairs up to the first floor with our kit. The hallway was communal — front door wiped both sides, landing swept, light switch and banister wiped. Not our flat, but the agent checks it.
The kitchen was compact — maybe 6ft by 8ft, everything along one wall. A Beko slimline cooker, gas. The space behind it was barely accessible, so we angled the cooker out rather than pulling it straight forward. The wall had 18 months of grease — less than the family kitchens we see in Norbury or Finchley, but concentrated because the extraction was poor. A basic fan in the window, no proper hood. Cavities sprayed, 20-minute dwell. One pass cleared it. Hob done, cupboards wiped, fridge cleaned. The floor was lino — degreased, and the colour shift was noticeable even on an 18-month tenancy. A dull grey back to a cream-ish white.
The bathroom had no window. An internal room converted from what was probably part of the original landing. Extractor fan on a pull-cord. Mould in the ceiling corners and along the sealant line of the bath — the fan was running but it wasn't enough for a windowless room. Anti-mould spray, 10-minute dwell. The mould cleaned up on the tiles and the ceiling, but the sealant was discoloured permanently. We photographed it and noted it as a maintenance item — sealant replacement, not a cleaning issue. Descaler on the shower screen at ~265 ppm. One pass. Taps done. Toilet done. Floor mopped.
Two bedrooms. Both double. The front bedroom had a bay window — tracks vacuumed, glass cleaned. A wardrobe wiped inside. The rear bedroom overlooked the garden of the downstairs flat. Straightforward — surface wiped, carpet vacuumed, window cleaned.
The living room had original floorboards, sanded and sealed. Mopped with specialist wood product. A simple cornicing — dusted with the extension brush. A sealed fireplace with a painted surround — wiped.
Total time: 3 hours 20 minutes. We cleaned the communal hallway on the way out.
haart came that afternoon. Their Thornton Heath negotiator — she handles dozens of these conversions — moved quickly. Kitchen: oven opened and checked, floor colour noted, extraction fan acknowledged as basic. Bathroom: mould treated, sealant photographed and accepted as replacement item. Bay tracks: finger-tested. Floorboards: finish maintained. Communal hall: clean. Done in under 10 minutes. Passed.
The turnaround worked. New tenants checked in on Thursday. Deposit back in 8 days for both sharers. No deductions.
That's the pace of Thornton Heath. It's not the 5-hour Edwardian family house with the Rangemaster and the freestanding bath. It's a compact conversion that needs doing properly, quickly, and documented so the deposit comes back. The windowless bathroom mould is the kind of thing that catches people out — if your landlord tries to deduct for mould caused by a room with no window and a weak extractor, that's an unreasonable deduction. Our photos protect you.
“Quick checkout. Oven checked. Floor colour noted. Extraction acknowledged as basic. Mould treated, sealant accepted as replacement. Bay tracks finger-tested. Floorboards maintained. Communal hall clean. Under 10 minutes. Passed. New tenants in Thursday.”
Challenges
- Compact galley kitchen — slimline cooker angled out (no room to pull straight)
- Poor extraction — window fan only, no proper hood, grease concentrated faster
- Windowless bathroom mould — ceiling corners and bath sealant, fan insufficient
- Permanently discoloured sealant — photographed as maintenance (replacement, not cleaning)
- 18-month sharer tenancy — shorter but still noticeable grease and limescale
- Tight turnaround — cleaned Tuesday, new tenants Thursday
- Floor colour shift — grey to cream on lino in compact kitchen
- Communal hallway cleaned — not our flat but agent checks it

Parking
The High Street and Brigstock Road have restrictions. Residential streets further out are a mix — some CPZ with short windows (2pm–3pm), some free. Crystal Palace FC match days at Selhurst Park (bordering SE25) create temporary restrictions and congestion. We check the CPFC fixture list at booking. Most jobs: free parking within a short walk.
Common Challenges
- High-turnover Victorian conversions — 12–18 month tenancies with faster agent turnarounds. The agents here work quickly and expect the property back clean within 24–48 hours of the tenant leaving. We schedule accordingly.
- Above-shop conversions on the High Street — rear-staircase access, commercial cooking smells from ground-floor takeaways and restaurants. We degrease the surfaces the odour clings to and document anything embedded in soft furnishings or paintwork as a property-location issue. Same approach as our Norbury and Harringay above-shop work. Our guide on fair wear and tear covers environmental factors.
- HMO sharer kitchens — Thornton Heath has a higher proportion of HMOs than Norbury. Multiple occupants, heavier kitchen use, sometimes 3–4 bathrooms in a single property. We price by room and bathroom count. If communal-area charges are being split unfairly, our guide on unreasonable deductions covers your rights.
- Hard water at ~265 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell. One pass usually sufficient on the shorter tenancies.
- Crystal Palace FC match days — Selhurst Park borders SE25. Home games create parking pressure and congestion on the streets nearest the ground. We check the fixture list at booking.
- Croydon University Hospital worker tenancies — the hospital generates a healthcare-worker sharer market with shift-work occupancy and quicker turnovers. Our property turnaround guide covers fast handbacks.
