Cleaning in Hornchurch — What We See
Hornchurch's stock splits into four tiers and our cleaning approach adjusts for each. The 1930s semis are the bread and butter — tree-lined streets of bay-fronted houses with textured ceilings, separate kitchens, and rear gardens. Many have been extended with side returns, rear extensions, or loft conversions, which means the advertised 3-bed is often a 4- or 5-bed in practice. Our teams check the actual layout on arrival, not just the listing description, because extensions change the cleaning time.
The chalet bungalows are a Hornchurch speciality — a property type you barely see in inner London. Part single-storey, part first-floor bedrooms in the roof space, often with Velux windows and sloped ceilings. These clean differently from a standard house: the upstairs rooms have awkward headroom, the Velux seals collect dust and sometimes mould, and the layout means moving between rooms involves stooping. We price for the actual square footage, not just the bedroom count.
Emerson Park is the premium pocket — large detached houses on generous plots with gardens over 100ft, sometimes with annexes or garden offices. Rents push £2,500–£3,500/month and the agents — Beresfords, Balgores — inspect to a standard that matches. Our 3-person teams handle the Emerson Park stock when the property exceeds 4 bedrooms.
Elm Park, to the southwest, has the 1950s ex-council houses — spacious, extended over the decades, now privately let. Similar to the Edmonton and Canning Town ex-council profile but as houses rather than flats, which means there's a garden and driveway to factor in.

A real end of tenancy clean in Hornchurch — the property, the challenges, the result.
A detached chalet bungalow on a residential street between Hornchurch and Elm Park — a 10-minute walk from Elm Park District Line station. Ground floor: entrance hall, lounge, kitchen-diner, one bedroom, and a bathroom. First floor (in the roof space): two bedrooms with sloped ceilings, a shower room, and Velux windows front and back. Plus an attached garage and a 70ft rear garden. The couple — a paramedic and a nursery manager — had rented for 2.5 years at £1,750/month. Managed by Balgores (Hornchurch lettings office).
We parked on the driveway — the van right outside the front door. All equipment straight in. No permits, no carrying gear up stairs from the street. This is the Hornchurch advantage.
The kitchen-diner was a decent-sized room at the rear with French doors to the garden. A Rangemaster range cooker — wider than a standard oven, two cavities plus a separate grill. We dismantled the door glass (inner pane removed — grease between the panes after 2.5 years of proper family cooking), sprayed each cavity with professional oven degreaser, and left it to work for 20 minutes while we started on the hob. Gas burner caps lifted, each one degreased individually, the cast iron pan supports soaked in the sink with alkaline solution. The grill tray had baked-on marinade — 15 minutes of paste degreaser. Total Rangemaster time: 65 minutes. The kitchen ceiling was textured (light stipple, not severe Artex) with a visible grease film above the cooking zone — dry-brushed with a soft brush, embedded grease documented.
The French door tracks had 2.5 years of garden debris — grit, small leaves, and a couple of snail shells. Cleared with the crevice vacuum attachment, then wiped. The kitchen floor (tile) mopped including under the kickboards and around the fridge-freezer.
The ground-floor bathroom had heavy limescale at ~295 ppm. The shower-over-bath had a glass screen that was cloudy white from 2.5 years of hard water. We applied phosphoric acid descaler and left it for 12 minutes before scrubbing — one application wasn't enough, so we did a second round. After the second application the screen came up clear. The taps were a standard mixer — descaled and polished until the chrome reflected without distortion. The bath waterline ring took concentrated descaler and a non-scratch pad. Toilet cleaned inside the rim with torch-check for hidden scale.
Upstairs: two bedrooms in the roof space, each with sloped ceilings and a Velux window. The front bedroom's Velux had mould growing along the rubber seal — the condensation from the temperature difference between the roof space and outside. We applied anti-mould spray with a 10-minute dwell, then wiped the seal clean and treated the frame. The glass was cleaned inside. Working under the sloped ceiling meant kneeling to reach the lower wall sections — the standard extension brush was too long, so we switched to a shorter tool for the eaves. The rear bedroom Velux was in better condition — just dusty, no mould.
The first-floor shower room was compact — a corner shower cubicle with a hinged glass door. Same descaling process: phosphoric acid, 10-minute dwell, scrub, rinse. The limescale was lighter up here because the shower room was used less than the main bathroom.
The garage — attached, accessed from the hallway. Concrete floor swept with a stiff broom, then dry-mopped for residual dust. The shelving against the back wall was wiped. A small oil stain near the garage door — we applied alkaline degreaser and scrubbed. The stain lightened but a shadow remained (it was old). Documented. The electric garage door was wiped on the inside face.
The garden — 70ft, mostly lawn with a concrete patio at the house end. Patio swept, the garden furniture (a plastic table and chairs) wiped down, the fence line checked (one panel loose — noted for the landlord, not our issue).
Balgores inspected the following day. They focused on the Rangemaster (both cavities, grill tray, door glass — passed), the shower screen (clear after double application), the Velux mould (treated), and the garage oil stain (documented, accepted). The textured ceiling grease was accepted as a material limitation. Deposit returned within 8 days.
“Rangemaster fully degreased, door glass clean between panes. Shower screen clear after double application. Velux mould treated. Garage oil stain documented. Textured ceiling accepted. Deposit returned within 8 days.”
Challenges
- Rangemaster range cooker — 65 minutes, inner door glass removed, gas burner caps degreased individually
- ~295 ppm limescale — shower screen needed two applications of phosphoric acid (12-minute dwell each)
- Velux window mould on rubber seal — anti-mould spray, 10-minute dwell, frame treated
- Chalet bungalow sloped ceilings — kneeling to reach eaves, shorter extension tools needed
- Textured kitchen ceiling — grease above cooking zone, dry-brushed and documented
- Attached garage — concrete floor swept, oil stain treated (shadow remained, documented)
- French door tracks — 2.5 years of garden debris including snail shells
Parking
Parked on the driveway directly outside the front door. No permits needed, no restrictions. The van was 3 metres from the entrance — all equipment carried straight in. This is standard for Hornchurch jobs.
Local Info for Hornchurch
Parking
Hornchurch is one of the easiest parking areas in our coverage. Minimal CPZ — only a few streets near the station and High Street have restrictions. Most residential streets are completely unrestricted. The majority of properties have driveways or off-street parking. We park directly outside the property on almost every Hornchurch job. This means we can bring heavier, more specialist equipment than would be practical on inner-London walkup jobs.
Common Challenges
- Heavy limescale at ~295 ppm — the second hardest water in the content set after Romford's 300 ppm. Our descaling process uses professional-grade phosphoric acid on all bathroom chrome, ceramic, and glass. At this ppm level, shop-bought limescale remover doesn't cut it — we apply the descaler, leave it to dwell for 10–15 minutes on shower screens, then scrub with a non-scratch pad and rinse. Taps are descaled and polished individually. On a 3-year tenancy, the scale buildup around plugholes and on shower doors is substantial.
- Extended and modified houses — the 1930s semis have been extended in every direction over the decades. Side returns, rear extensions, loft conversions, garage conversions. A listed 3-bed might actually be a 5-bed with 2 bathrooms and a kitchen-diner the size of the original ground floor. We assess the actual property on arrival and adjust our time accordingly. If it's significantly bigger than the booking description, we call the customer before we start.
- Chalet bungalow roof rooms — sloped ceilings with Velux windows in the first-floor bedrooms. The Velux seals and frames collect dust and sometimes mould from condensation. The restricted headroom makes cleaning the upper walls and window frames awkward — our teams use shorter extension tools and work on their knees where needed.
- Textured and Artex ceilings — same 1930s challenge as Edmonton and Edgware. Kitchen ceilings with embedded grease from years of cooking, cleaned with a dry soft brush. We don't try to scrub Artex — it damages the surface and the agent accepts the limitation.
- Long rear gardens — 60–200ft in some cases, especially Emerson Park. Within scope where the tenancy agreement includes garden maintenance. Our teams sweep patios, wipe garden furniture, check shed interiors where specified, and clear the garden-to-kitchen threshold of debris.
- Garage cleaning — many Hornchurch properties have integral or attached garages that are part of the let. Floor swept, shelving wiped, oil stains on the concrete treated where possible (we use a degreaser, but old oil stains on concrete are often permanent — documented if so).

Questions About Cleaning in Hornchurch
What Our Hornchurch Customers Say
3-bed chalet bungalow — the Velux windows were mouldy, the kitchen ceiling was greasy, and the limescale was brutal. Royal Cleaning spent 5 hours and dealt with all of it. Balgores inspected next day and passed everything. The descaling on the shower screen was impressive — it looked new.
4-bed extended semi near Emerson Park — the 'extension' doubled the original house. Royal Cleaning called ahead when they saw the actual size and adjusted the quote before starting. Honest and thorough. Beresfords were happy.
2-bed ex-council in Elm Park — nothing fancy but Royal Cleaning treated it properly. Garage included, garden path swept, limescale gone. Agent confirmed same day. Good value for RM12.
