A Victorian terrace on one of the residential streets between South Street and Raphael Park — a 7-minute walk from Romford's Elizabeth Line station. The couple had moved to Romford specifically for the Elizabeth Line commute to Canary Wharf (34 minutes door-to-door) and rented the property for 2 years at £1,650/month. Managed by Balgores (in Romford since 2002, family-owned, PropertyMark accredited).
The property was a classic Romford town-centre Victorian: three storeys, bay-fronted, with a small front garden behind a low brick wall and a longer rear garden accessed through the kitchen. Original features included a decorative fireplace in the front reception room, cornicing on the ground floor, and pine floorboards throughout (carpeted upstairs). The kitchen was a ground-floor rear extension — not original but sympathetically done, with a Bosch oven, composite worktops, and French doors to the garden.
The limescale was the defining challenge. At ~300 ppm, Romford's water is harder than anywhere else we work in London.
