End of Tenancy Cleaning in Eastcote — What We See
Eastcote grew when the Metropolitan Railway pushed northwest in the 1930s and the developers followed. The houses went up on both sides of Field End Road — semis with bay windows, garages, and gardens that run 60–80ft. The tree-lined side roads have a uniform quality: well-maintained, driveway parking, privet hedging. The Chase and Bridle Road have the larger stock. Eastcote House Gardens — with its walled garden and dovecote — is the one historic green space that predates the Metroland development.
Eastcote station gives you both the Metropolitan and Piccadilly Lines — Baker Street in about 30 minutes, Heathrow in about 40. Ruislip is to the west. Pinner is to the north. Cannon Lane Primary School is the catchment draw that keeps families here. Robert Cooper and Andrew Pearce are the local agents — they've been working these streets since the 1980s.

A real end of tenancy clean in Eastcote — the property, the challenges, the result.
Extended 1930s semi on a tree-lined side road off Field End Road — the kind of street where every house has a bay window, a privet hedge, and a skip in the driveway every third weekend because someone's doing an extension. Three bedrooms, bathroom, lounge, extended kitchen-diner, garage, and a garden office at the bottom of the 70ft garden. Family — two children at Cannon Lane Primary, dad commuted to Baker Street on the Metropolitan — 3 years at £2,000. Robert Cooper managing from their Eastcote office.
Van on the driveway. No restrictions. The station was a 5-minute walk.
Kitchen-diner. Extended to the rear, about 18ft by 13ft. The landlord had done the extension before this tenancy — anthracite grey units, quartz worktop, integrated Neff oven. Door off, glass out, sprayed. 18 minutes. Main oven: two passes — 3 years of family cooking, school lunches, birthday cakes. Gas hob: five burners, each lifted. Extractor: recessed ceiling unit, filter pulled. American-style fridge-freezer: cleaned. Dishwasher: wiped. Floor: large-format porcelain tile, degreased. Bifold doors to garden: tracks cleaned — the usual mix of mud, leaves, and a Lego brick that had been there since at least Year 1.
Lounge. Front room, about 14ft by 12ft. Carpet vacuumed. Bay window — 1930s, uPVC replacement. Cleaned per section. Artex ceiling: dusted. Fireplace: original 1930s surround — cream tiles with a brown border, gas fire behind a mesh screen. Tiles: damp cloth. Screen: wiped. 8 minutes.
Garage. Attached, about 14ft by 8ft. Used as storage, not parking. Concrete floor, shelving, workbench. Swept, shelving wiped. 6 minutes.
Upstairs. Bathroom. Bath-shower combo, white suite. ~270 ppm, 3 years, family of four. Waterline: two passes — heavy chalk, heavy use. Taps done. Toilet done. Grouting: one area near the bath edge retouched. Floor: vinyl, mopped. 22 minutes.
Three bedrooms. All carpet. Front: bay window. Rear master: double, window to garden and the garden office beyond. Children's shared room: sticker residue on the window — removed. Drawing on the wall in crayon — noted and photographed (will need repaint, not a cleaning matter).
Garden office. At the bottom of the 70ft garden. About 10ft by 8ft. Insulated, carpeted, with a desk and shelving. In the let. Vacuumed, surfaces wiped, window cleaned. 8 minutes.
Garden. 70ft. Lawn, patio near the kitchen, shed (not in let — door closed). Garden path to the office: swept. Trampoline marks on the lawn — noted as garden use.
4 hours 30 minutes. Two people. The extended kitchen, the heavy-water bathroom, and the garden office are where the time goes. The Artex is documented. The Lego brick is removed from the bifold track.
Robert Cooper come next morning. Their HA5 person handles the Field End Road side streets, The Chase, and the Bridle Road stock — a family firm, local since 1983. Kitchen: Neff opened, quartz checked. Bifold tracks: clean. Fireplace: tiles fine. Waterline: gone. Grouting: retouched. Stickers: removed. Crayon: photographed, noted as repaint. Garden office: clean. Garage: swept. 8 minutes. Passed.
Deposit back in 7 days. Full return. Family moving to a 4-bed extended semi on The Chase — more space, children moving to Newnham, still walking to the station.
Eastcote is London's most consistent suburban clean. Every street looks the same, every house was built the same year, and every family extends the kitchen and stays for the school. We clean the Neff, we descale the chalk water, and we vacuum the garden office. Our guide on deposit dispute evidence covers 1930s extended family homes and garden outbuilding documentation.

Common Challenges
- 1930s semi stock — Eastcote's bread and butter. Bay windows, separate kitchens (many now extended), garages, gardens. Heavily extended stock common — side returns, rear extensions, loft conversions. Same interwar profile as our Ruislip, Northwood, and Cheam 1930s work.
- Hard water at ~270 ppm — heavy limescale. Chalk aquifer. Phosphoric acid descaler, 10-minute dwell. Two passes standard on family tenancies.
- Long family tenancies — 3–5 years. Schools (Cannon Lane Primary, Newnham, Pinner High) keep families rooted. Our property turnaround guide covers family handbacks.
- Extended kitchen-diners — the classic Eastcote upgrade. Rear extension creating an open-plan kitchen-diner with bifold doors to the garden. Larger cooking area, more surfaces, longer clean. Same extended-kitchen approach as our Kingsbury and Mill Hill work.
- Artex ceilings — present in the unrenovated stock. Dusted only, never disturbed. Our guide on fair wear and tear covers Artex documentation.
- Garden outbuildings — sheds, home offices, and garden rooms increasingly common. Wiped if part of the let.
