End of Tenancy Cleaning in Cheam — What We See
Cheam Village sits at the crossroads — Nonsuch Park to the west, Cheam Park to the east, and the conservation area in between. Whitehall has been here since the 1500s. The Lumley Chapel is medieval. The shopping parade has mock Tudor timber detailing that nods to the history without overdoing it. Around the village: 1930s semis that make up the majority of SM3 — bay windows, garages, gardens that run 60–100ft. Edwardian houses in the Landseer conservation area. Detached houses on the premium roads near the parks.
Cheam station gives Victoria in about 30 minutes via Thameslink or Southern. Nonsuch High School for Girls (outstanding grammar) keeps families in the catchment area for years. James Bailey and Williams Harlow are the village agents — they know every semi on every road.

Get Your Exact Price3-Bed 1930s Semi Near Cheam Park — Family, 3 Years, Conservatory, Extended Kitchen, Period Fireplace, James Bailey Checkout
A real end of tenancy clean in Cheam — the property, the challenges, the result.
1930s semi on one of the roads between Cheam Park and the village — a street where every house has a bay window, a driveway, and a garden that doesn't end. Three bedrooms, bathroom, lounge, extended kitchen-diner, conservatory at the back, and a detached garage. Family — two daughters at Cheam Park Farm Academy — 3 years at £1,850. James Bailey managing from their Cheam office on the Broadway.
Van on the driveway. The park was a 2-minute walk. You could hear children on the playing field.
Kitchen-diner. Extended at the rear, about 16ft by 12ft. The family had refitted it maybe 4 years before they moved in — handle-less white units, granite worktop, integrated Neff oven. Door off, glass out, sprayed. 20 minutes. Main cavity: two passes — 3 years of family cooking, two growing children, weekend baking. Top oven: one pass. Gas hob: five burners, each lifted. Extractor: chimney-style hood, filter soaked, housing degreased. Granite: stone-specific product. Fridge-freezer: large, American-style. Dishwasher wiped. Floor: stone-effect porcelain, degreased.
Conservatory. About 10ft by 8ft, off the kitchen. Views over the garden toward the park trees. Glass panels three sides plus roof. Each panel cleaned from inside. Roof: extension pole. Sliding door track: leaf debris from autumn, condensation residue. Vacuumed and wiped. Floor: tile continuing from the kitchen. 20 minutes.
Lounge. Front room, about 14ft by 13ft. Carpet vacuumed. Bay window — 1930s, uPVC replacement. Cleaned per section. The fireplace: original 1930s tiled surround — cream and brown Art Deco pattern with a stepped mantel. The tiles had the warm matte finish of the period — not glazed, not shiny, just solid. Wiped with a damp cloth. Mantel dusted. The fireplace had been sealed — a gas fire behind a decorative screen. Screen wiped. 10 minutes.
Upstairs. Bathroom. Bath-shower combo, white suite. ~270 ppm, 3 years, family of four. Waterline: two passes — heavy chalk water. Taps done. Toilet done. Grouting: inspected, all intact. Floor: vinyl, mopped. 25 minutes.
Three bedrooms. All carpet. Front: bay window matching downstairs. Children's rooms: one had sticker residue on the wardrobe — removed. Poster tack on the wall — removed. Small bedroom: straightforward.
Detached garage. Concrete floor, shelving, bikes removed. Swept. 5 minutes.
Garden. About 80ft. Back door from the conservatory: tracks done. Side passage: swept. The garden ran to a fence with mature trees along the boundary — you could see the park through the gaps.
4 hours 30 minutes. Two people. The extended kitchen, the conservatory, and the heavy-water bathroom are where the hours go. The 1930s fireplace and the 80ft garden are the Cheam details.
James Bailey come next morning. Their SM3 person handles the Cheam Park roads, the village conservation streets, and the Nonsuch borders — she lives locally and she knows the stock. Kitchen: Neff opened, granite inspected. Conservatory: panels and tracks checked. Fireplace: Art Deco tiles noted as original, condition fine. Waterline: gone. Stickers: removed. Garage: clean. Garden threshold: clear. 8 minutes. Passed.
Deposit back in 7 days. Full return. Family moving to a 4-bed detached on the Nonsuch side — more space, closer to the grammar school, same park, same village.
Cheam is the quietest village cleaning in this part of London. Henry VIII built a palace here. The 1930s builders filled the roads with semis. The families stay for the schools and the parks. We clean the oven, we descale the chalk water, and we wipe the Art Deco tiles with a damp cloth. Our guide on deposit dispute evidence covers 1930s family homes and conservatory documentation.
“SM3 village area checkout (Cheam Park roads, conservation streets, Nonsuch borders — local agent). Neff opened. Granite inspected. Conservatory panels and tracks checked. Art Deco tiles noted original, fine. Waterline gone. Stickers removed. Garage clean. Garden threshold clear. 8 minutes. Deposit back in 7 days, full return.”

Common Challenges
- 1930s semi stock — the backbone of Cheam. Separate kitchens (many now extended to kitchen-diners), bay windows, garages, long gardens. Same interwar profile as our Lower Morden and Sanderstead 1930s work.
- Hard water at ~270 ppm — heavy limescale. Chalk downland aquifer. Phosphoric acid descaler, 10-minute dwell. Two passes on longer tenancies.
- Conservatories — common in Cheam, especially on the extended 1930s stock. Glass per panel, tracks vacuumed, floor mopped. Adds 20–30 minutes. Same approach as our Pratts Bottom and Sanderstead conservatory work.
- Long family tenancies — outstanding schools (Nonsuch Grammar, Cheam Park Farm Academy, Westbourne Primary) keep families here 4–7 years. Heavier ovens, deeper limescale. Our property turnaround guide covers family handbacks.
- Conservation area period features — Edwardian houses in the Landseer area and near the village have period fireplaces, picture rails, tiled hallways. Our guide on fair wear and tear covers period features.
- Large gardens and garages — 60–100ft gardens, detached garages on some. Swept, shelving wiped if part of the let.
