We had a 3-bed Victorian on one of the streets behind Church Street in Old Isleworth — about 2 minutes from the Thames, 5 from the station. The kind of street where you can hear the river if the windows are open and the tow path is visible from the rear bedroom. Three beds upstairs, a bathroom, a through-reception, a rear kitchen extension with bifolds to a 30ft garden, and a downstairs WC. Family of four — two kids at The Blue School — 3 years at £2,200/month. Oakhill managing from their South Street office.
Parked one street over. Free. Old Isleworth residential streets are mostly unrestricted once you're off the immediate riverside.
The through-reception had the period detail. Two sections — a front room with a bay window and a rear room opening to the kitchen. A tiled fireplace in the front: blue Victorian tiles with a cast-iron register grate and a painted wooden surround. pH-neutral on each tile, barely-damp on the iron, surround polished. Cornicing — a dentil pattern, dusted with the extension brush. Sealed timber floors throughout — mopped with specialist product. Two sash windows: tracks vacuumed, glass cleaned.
The kitchen extension ran the width of the rear with bifold doors to the garden. A Rangemaster, gas — the first one we'd had on a TW7 job in a while. Both ovens sprayed, 20-minute dwell. The primary oven needed two passes at the back. Hob: six burners, caps off. The Rangemaster splashback (stainless steel) — wiped and polished. Bifold track: 3 years of garden debris — this close to the Thames and the River Crane, the leaf litter is a mix of riparian species and plane trees. Crevice vacuum in each track channel, damp cloth, finger-test clean. Worktop: granite, pH-neutral. Extractor soaked. Fridge-freezer cleaned.
The ground-floor threshold at the rear bifolds had a faint tide mark — not mould, just the ghost of moisture that comes with living two minutes from the Thames. It cleaned up but I photographed it. If it comes back, it's the river.
Upstairs. Bathroom — bath-shower combo with a glass screen. Limescale at ~260 ppm, 3 years from a family of four. Waterline: two passes. Screen descaled, one pass. Taps done. Toilet done. Floor mopped. Downstairs WC: straightforward.
Three bedrooms. The master at the front with a bay window — tracks done, glass cleaned, built-in wardrobe wiped inside. One child's room had Blu-Tack marks across one wall (all removed). The other had a small paint scuff on the doorframe (wiped clean). The rear bedroom had the river view — the window was open when we arrived and the sill had a fine layer of riparian dust. Cleaned.
Oakhill came the next morning. Justin from their Old Isleworth office — born and raised in the area, knows every house on these streets. Fireplace: tiles finger-tested. Cornicing: clean. Deposit back in 8 days. Full return. The family were moving to a bigger house on the other side of Syon Park — staying in TW7, staying in catchment.
The Rangemaster and the bifold tracks were where the time went. A Rangemaster takes longer than a standard oven — two cavities, six burners, a splashback — and the bifold track on a riverside property collects more debris than a standard rear door. But the tide mark at the threshold was the detail that mattered for the deposit. Two minutes from the Thames, moisture finds the lowest point.
