End of Tenancy Cleaning in Belmont — What We See
Belmont feels like the edge of somewhere. The houses on the eastern side of the village — along Downs Road, Hillside, and the streets running toward Banstead — back onto open downland, and the sky is bigger than it has any right to be this close to Sutton High Street. The western side, along Brighton Road and toward Carshalton Beeches, is more connected to the suburban grid but still quieter than the Sutton and Wallington streets a mile to the north.
The housing stock is remarkably consistent: 1930s semis and detached houses with bay windows, tiled porches, separate reception rooms, garages, and gardens of 50 to 70 feet. The plots are generous by London standards — wider frontages, deeper gardens, more space between houses. Some of the streets closer to the Downs have a slightly grander character: larger detached houses from the same era with double garages and views over the grassland. A handful of bungalows sit along the streets near the station and toward Oaks Park — popular with downsizers and occasionally let on the rental market.
The tenant profile mirrors Wallington's school-catchment families, though Belmont's draw is the open space as much as the schools. Tenancies run 2–3 years. Rents on 3-bed semis sit at £1,500–£1,900/month, with detached houses reaching £2,200+. The agents are the Sutton and Cheam offices: Seymours (the local specialist), Oatlands, Barnard Marcus. The landlord-direct market on OpenRent is strong — many Belmont landlords are former residents who moved deeper into Surrey and kept the house. For our wider coverage, see the South London hub.

Get Your Exact Price3-Bed Semi on Downs Road — 3-Year Tenancy, Gas Oven, Hard Water at ~300 ppm, Parquet Hallway, Conservatory, Seymours Inventory Checkout
A real end of tenancy clean in Belmont — the property, the challenges, the result.
A 1930s semi on Downs Road — the long residential street running along the northern edge of Banstead Downs, where the back gardens end and the open grassland begins. Three bedrooms, a front lounge, a rear dining room, a separate kitchen, a conservatory, a family bathroom, a downstairs WC, and a 60-foot rear garden with a patio, a lawn, and a view of the Downs that the tenants said they'd miss more than anything else about the house. The tenants — a couple with a primary-school-age son — had been there 3 years at £1,750/month. Managed by Seymours Cheam. Inventory checkout with their clerk three days later.
Parked on the driveway. No restrictions on Downs Road.
The hallway had original parquet — oak blocks in herringbone, waxed. Three years of a family with a young boy: school shoes, football boots, a scooter (the telltale wheel mark on the skirting at ankle height). Crevice-vacuumed between the blocks, mopped with specialist wood product, barely damp. The traffic zone inside the front door was worn but the wax was intact — documented as normal use.
The kitchen was a separate galley along the side of the house. A freestanding gas cooker — a Cannon, single oven, 4-burner hob. Three years of regular family cooking: the oven had a solid, even grease layer that needed two dwells on the roof and back wall. The grill was moderate — single dwell. Hob burner caps soaked, enamel cleaned. The taps were the headline: 3 years of SM2 chalk water had produced limescale collars about 4mm high around the base of the mixer tap and a partially blocked aerator. Double descaler application, scraper on the collar, pin through the aerator. The fridge-freezer needed defrosting — a 2cm ice layer, 45-minute passive defrost running in the background. The back-door threshold had 3 years of Downs-edge debris: fine chalk grit, pollen dust, a thin green algae line on the north-facing step. Vacuumed, scraped, wiped. Kitchen total: 45 minutes.
The conservatory — a lean-to off the dining room, about 12 sqm. Used as the family's overflow living space and the boy's homework spot. 10 panes of interior glass cleaned. A felt-tip mark on one frame (removed with general-purpose cleaner). The floor tiles had a ring from a plant pot that had sat without a saucer — mopped clean, the ring was surface level. Door tracks vacuumed: chalk grit and a dried leaf from the Downs. 22 minutes.
The bathroom was where Sutton's chalk water made the case for professional cleaning. The shower screen — single panel over the bath — had a mineral crust on the lower half after 3 years. Not a haze, a texture. Double descaler application: 12-minute dwell on the first pass, second application on the lower quarter, another 10 minutes. Screen clear. The bath taps had the same 4mm limescale collars as the kitchen. The shower head was about a third blocked. The toilet had a calcium ridge below the waterline — descaler, 12-minute dwell, pumice on the back-of-bowl section. The ceiling had a small mould patch in the corner above the toilet — anti-mould spray, surface mould removed, paint staining beneath documented. 35 minutes for the bathroom — every minute driven by the water.
The downstairs WC was a quicker version of the same story: limescale on the tap, calcium in the toilet, 10 minutes.
The front lounge had a leaded-light bay window — rectangular Deco pattern, three sections. Glass cleaned between the cames, lead wiped dry. 14 minutes. An Art Deco tiled fireplace in cream and green — tiles wiped, cast iron dry-cleaned, timber mantel wiped, hearth vacuumed. The boy's bedroom had the usual family evidence: a small stain on the carpet near the door (spot-treated, lightened), sticker residue on the windowsill (a collection of dinosaurs — they seem to follow us from postcode to postcode). The scooter mark on the hallway skirting: cleaned where possible, the deeper rubber mark documented.
Total time: 4.5 hours. The limescale drove the bathroom to 35 minutes. The oven needed two dwells. The conservatory added 22 minutes. The parquet and the leaded lights added their usual 1930s premium. Without the ~300 ppm water, this house would have been a 3 hour 45 minute job.
The Seymours clerk arrived three days later — a local, she knew SM2's water and she started in the bathroom. Shower screen: angle-tested at three points. Clear. She ran a finger down the lower section where the crust had been. Smooth. Toilet: torched below the waterline — clean, the permanent mineral staining in the porcelain accepted as long-term water damage ('standard for a 3-year tenancy on this water'). Taps: checked for residual limescale — clean. Kitchen oven: torched. Parquet hallway: checked at floor level. Conservatory: each pane checked, the plant-pot ring confirmed gone. Leaded lights: inspected. Fireplace tiles: checked. Boy's bedroom: dinosaur stickers confirmed removed, carpet stain noted as minor.
All cleaning items passed. Deposit returned in full via the DPS within 9 days. The family had moved to a 4-bed in Banstead — a mile south, deeper into Surrey, bigger garden, still within sight of the Downs. The boy took his dinosaur collection but the sticker outlines stayed behind in Belmont, soon to be painted over by a landlord preparing the house for the next family who'll discover that the Downs view from the back garden is worth every penny of the rent and every millimetre of limescale on the taps.
“Inventory checkout by local clerk. Shower screen angle-tested and finger-tested — clear. Toilet mineral staining accepted as standard for 3-year SM2 tenancy. Taps: no residual limescale. Oven torched — clean. Parquet checked at floor level. Conservatory panes checked, plant-pot ring gone. Leaded lights inspected. Dinosaur stickers confirmed removed. All cleaning items passed. Deposit returned in full within 9 days.”

Local Info for Belmont
Parking
Belmont has no CPZ. The residential streets are unrestricted, and every house has a driveway, a garage forecourt, or front hardstanding. The only parking restrictions are on Brighton Road near the shops (limited-waiting bays). We park on the drive and carry in. Same easy access as Keston and Selsdon.
Common Challenges
- Hard water at ~300 ppm — Belmont sits on the same North Downs chalk as Wallington and Selsdon, and the water is among the hardest in Greater London. Every water-contact surface — taps, shower heads, shower screens, toilet bowls, bath waterlines — builds limescale faster here than in most of our coverage area. After a 2- to 3-year tenancy, the deposits are thick, layered, and stubborn. Phosphoric acid descaler throughout, extended dwell times, second applications on heavy deposits, careful mechanical removal where needed. The descaling adds 25–35 minutes across a house.
- 1930s houses with interwar features — the same stock that runs through Petts Wood, Cockfosters, and Fortis Green. Parquet or wood-block hallways (crevice-vacuumed, specialist product, barely damp), leaded-light windows in the bays (glass cleaned between the cames, lead wiped dry), Art Deco tiled fireplaces, picture rails, dado rails. Not as elaborate as Victorian or Edwardian period features, but present and on the inventory.
- Range cookers in refitted kitchens — the larger Belmont houses, once extended, often have range cookers (Rangemaster, Stoves). Multiple cavities after 2–3 years of family cooking: 45–60 minutes on the oven alone. The unrenovated kitchens have freestanding gas or electric cookers — standard process. Same range-cooker work as Wallington and Keston.
- Multiple bathrooms — 3- and 4-bed Belmont houses typically have a family bathroom and a master en-suite, sometimes a downstairs WC. Each bathroom descaled in Sutton's ~300 ppm water. Two or three bathrooms at 25–35 minutes each: 50–105 minutes of descaling across the house.
- Conservatories and garden rooms — common on the 1930s stock, added between the kitchen and the long rear garden. Interior glass cleaned pane by pane, frames wiped, floor done, door tracks vacuumed. 25–35 minutes per conservatory.
- Gardens and Downs-edge wear — Belmont's proximity to Banstead Downs means the garden transitions carry more natural debris than a typical suburban house: chalk dust, fine grit from the grassland, pollen from the hawthorn and gorse on the Downs edge. Back-door thresholds, patio-door tracks, and conservatory floors all carry this material. We clean the transitions thoroughly.
- Landlord-direct checkouts by former residents — same dynamic as Wallington. Former-resident landlords who know the house intimately and check with the familiarity of someone who lived there. Our standard covers everything they'd look for.
