End of Tenancy Cleaning in Heston — What We See

Heston sits between Hounslow High Street and the M4, about 3 miles from Heathrow. The street grid is classic 1930s outer-London suburban: Heston Road, North Road, Cranford Lane, with semi-detached houses built in rows during the interwar expansion. The typical Heston rental is a 2- or 3-bed semi with a bay window, a separate kitchen, carpeted bedrooms, a tiled bathroom, and a back garden — the same stock you'd find across Hounslow, Southall, and Feltham.

The tenant mix is shaped by the airport. BA cabin crew on fixed-term contracts, Heathrow logistics and operations staff, young families, and sharers splitting a 3-bed. Tenancies are often 12 months — shorter than the family suburbs further out, longer than the Zone 1 corporate lets. The landlord-direct market is strong: a lot of Heston lets are on OpenRent or SpareRoom rather than through a high-street agent, which means the checkout standard varies from a professional inventory clerk to the landlord walking through with a phone.

What We Focus On in Heston

Kitchen — What We Actually DoGas oven first — door lifted off, glass panels removed, cavity and door sprayed with alkaline degreaser, 20-minute dwell. Hob burner caps and pan supports removed and soaked. While the oven dwells: worktops cleared and wiped (laminate is the standard here — general-purpose cleaner, not the pH-neutral we'd use on granite). Extractor hood and filter degreased. Sink and taps descaled. Cupboard fronts wiped (usually gloss or matt laminate — one pass with a damp microfibre). Inside cupboards and drawers wiped and dried. Fridge-freezer cleaned including gasket fold-back, freezer defrosted if needed. Floor — usually vinyl or lino — mopped. A Heston kitchen after 12 months of regular cooking: 30–45 minutes.
Bathroom — What We Actually DoBath descaled along the waterline and around the taps. Shower screen or curtain rail cleaned (if it's a mouldy curtain, we remove and bin it — the tenant replaces it or the landlord does). Tiles wiped, grout checked — anti-mould treatment where needed. Basin and toilet cleaned including behind the pedestal and around the base. Mirror and cabinet wiped. Extractor fan cover removed and wiped if accessible. Floor mopped — usually vinyl or ceramic tiles. Sealant assessed: if it's mouldy beyond cleaning, we document it as wear rather than a cleaning failure. Typical Heston bathroom: 20–30 minutes.
Bedrooms & Living AreasAll carpets vacuumed thoroughly — edges, corners, under-bed areas, behind furniture. Windowsills wiped, windows cleaned inside. Radiators wiped including between the fins where dust collects. Light switches and door handles wiped. Built-in wardrobes wiped inside — shelves, rails, and the base. Curtain rails or tracks dusted. Skirting boards wiped all the way round. On a 3-bed semi: 3 bedrooms plus the living room, hallway, and stairs — about 45–60 minutes total.
What We Turn Up WithFull kit — alkaline degreaser, descaler, anti-mould, glass cleaner, general-purpose cleaner, floor cleaner. Industrial vacuum, mop and bucket, colour-coded cloths, scrubbing pads, bin bags. Everything we need for a standard house clean. You don't supply a thing — we park on the street, carry in, and get started.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Heston.

3-Bed 1930s Semi on Vicarage Farm Road — Gas Oven Deep Clean, Carpeted Throughout, Landlord-Direct Checkout

A real end of tenancy clean in Heston — the property, the challenges, the result.

Property3-Bed 1930s Semi-Detached House

A 1930s semi-detached on Vicarage Farm Road — the kind of house Heston is built from. Three bedrooms upstairs, a separate living room and kitchen-diner downstairs, one family bathroom, a back garden, and a driveway. The tenants — a couple, both working at Heathrow — had been there 14 months on a fixed-term AST at £1,650/month. The landlord managed the property himself, no agent, no inventory clerk. He'd booked his own checkout for the following morning.

We parked on the driveway. No permits, no pre-booking, no concierge. Carried the kit through the front door and started.

Kitchen first. A freestanding gas cooker — Belling, probably 5 years old, used regularly. The oven cavity had 14 months of splatter. Door lifted off, glass panels unclipped, cavity and door sprayed with alkaline degreaser. First dwell: 20 minutes. While it dwelled, we pulled the hob burner caps and pan supports off and dropped them into a soak tray. The hob surface itself — enamel, cream-coloured — wiped clean. It wasn't bad; the tenants had wiped it regularly, just never done the heavy bits.

After 20 minutes, the first pass on the oven cavity. Most of the splatter came off. A second spray on the roof of the cavity and the area around the fan housing where fat collects behind the back panel. Another 15-minute dwell. Second pass: clean. Door glass cleaned between the panes. Reassembled.

The rest of the kitchen: laminate worktops wiped down. Cupboard fronts — gloss white laminate, fingermarks around every handle — wiped in one direction. Inside all cupboards and drawers. Fridge-freezer: shelves out, wiped, gasket folded back and cleaned, freezer section defrosted (small ice build-up on the back wall — 10 minutes with the door open and a towel). Sink — stainless steel, standard twin-bowl — descaled and polished. Extractor hood above the cooker: filter removed, soaked, housing wiped. Kitchen window cleaned inside. Vinyl floor mopped. The back door track — a dirt trap where garden soil meets the kitchen floor — vacuumed and wiped. Total kitchen time: 50 minutes, including the double oven dwell.

Bathroom. One family bathroom upstairs: a white suite, bath with an overhead shower and a curved shower screen, pedestal basin, close-coupled toilet, ceramic floor tiles. The bath waterline had a grey limescale ring — descaler along the full length, 10-minute dwell, one pass. The shower screen — a single curved panel on a pivot — descaled and squeegeed. Tiles wiped. Grout checked: mostly clean, a few spots of mould in the corners of the shower area treated with anti-mould spray. The silicone sealant around the base of the bath: in reasonable condition, cleaned but not replaced. Basin descaled including the overflow hole and the tap bases. Toilet: inside the bowl, under the rim, around the base, behind the cistern. Mirror and medicine cabinet wiped. Extractor fan cover removed and wiped (thick dust — these rarely get cleaned during a tenancy). Floor mopped. Total bathroom: 30 minutes.

Living room. Carpeted throughout — a mid-brown berber that showed traffic patterns from the doorway to the sofa. Vacuumed thoroughly: the entire floor area, under the radiator, edges along the skirting, behind the TV stand area. Windowsill wiped. Bay window cleaned inside (three panes plus two side returns). Radiator wiped — the fins had dust compacted between them, cleaned with a radiator brush. Light switches, door handles, skirting boards wiped round. Curtain pole dusted. 20 minutes.

Three bedrooms. All carpeted, all with radiators, all with standard double-glazed windows. Master bedroom: wardrobe wiped inside (shelves, rail, base — crumbs and dust bunnies on the base, always), window cleaned, radiator done, carpet vacuumed including under-bed and corners. Second bedroom: same process, slightly smaller. Third bedroom (box room): had been used as a dressing room — a clothes rail and some shelving wiped. Each bedroom: about 15 minutes. Stairs vacuumed — treads and risers, including the awkward turn at the half-landing where dust collects against the wall.

Hallway and entrance. Front door wiped inside and out. Door mat lifted, floor beneath vacuumed. Coat hooks and radiator wiped. Light fixture dusted. Stairs already done.

We didn't touch the garden — the tenancy agreement didn't mention it, and the landlord hadn't specified. We cleaned the back door threshold and the kitchen door track, which is the boundary.

Total time: 4.5 hours for a 3-bed semi. Straightforward — no premium finishes to navigate, no digital checkout to prepare for, no concierge to coordinate. Just a house that needed to be clean for a landlord who'd walk through it with his own eyes.

The landlord came the next morning. He went room by room with his phone camera, comparing against photos he'd taken at the start of the tenancy. Kitchen: opened the oven (torch from his phone into the cavity), checked the hob, opened the fridge. Bathroom: looked at the sealant (acceptable), checked behind the toilet, ran a finger along the shower screen. Bedrooms: opened the wardrobes, checked the window corners. Carpet: looked at the traffic path (still visible — that's wear, not dirt). He spent about 20 minutes. Satisfied.

Deposit returned in full within 8 days via the DPS. No disputes, no deductions. The tenants had already handed back the keys and moved to a flat closer to Terminal 5.

That's Heston. Not a penthouse, not a tower, not a digital checkout. A suburban semi where a good clean means the landlord nods, takes the keys, and starts looking for the next tenant.

Inspection Passed — First TimeCheckout by Landlord-direct (no agent)

Landlord inspected room by room with phone camera comparison. Oven cavity torched — clean. Shower screen checked — no marks. Sealant condition accepted. Carpet traffic paths acknowledged as wear. Wardrobes opened. 20-minute walkthrough. Deposit returned in full via DPS within 8 days.

Challenges

  • Freestanding gas oven — 14 months of regular cooking, double dwell required on the cavity
  • Carpeted throughout — bedrooms, stairs, living room, all vacuumed to inventory standard
  • Kitchen back-door threshold — garden dirt meeting vinyl floor, the perennial transition zone
  • Bathroom sealant — in serviceable condition, cleaned but documented in case of landlord query
  • Freezer defrost — ice build-up on the back wall from a slightly misaligned door seal
  • Landlord-direct checkout — no agent, no inventory clerk, landlord comparing against his own phone photos
  • Traffic paths on carpet — documented as wear, not a cleaning failure

Parking

Most Heston streets have free unrestricted parking — one of the few parts of London where street parking is genuinely not a problem. Properties on the main roads (North Hyde Road, Heston Road) may be busier, but the residential side streets always have space. Many properties have driveways or front hardstanding. We park outside the door and carry equipment in. No permits, no RingGo, no pre-booking required.

Common Challenges

  • 1930s gas ovens — the dominant oven type in Heston. Freestanding or slot-in gas cookers, often from the landlord's last refit rather than the original build. These are easier to dismantle than integrated models (the door lifts off, the shelves slide out, the glass panels unclip) but they accumulate more grease because gas cooking produces more airborne fat than electric. Our standard process: door off, glass out, cavity sprayed with alkaline degreaser, 20-minute dwell. On a Heston oven that's had 12 months of regular cooking, the dwell sometimes needs repeating. Hob burners and pan supports soaked separately.
  • Carpeted bedrooms and stairs — Heston houses have carpet throughout the upstairs and on the stairs. Our end of tenancy clean includes thorough vacuuming of all carpets — edges, corners, under-bed areas, stair treads and risers. For a deeper result, professional carpet cleaning can be added at booking. The landlord or agent will specify which they expect — we advise checking before the clean day. Same carpet profile as our Hounslow and Feltham house work.
  • Bathroom grout and sealant — 1930s and post-war bathrooms in Heston have been refitted at various points, and the grouting and sealant condition varies. Mouldy silicone sealant around the bath or shower tray is common — we treat it with anti-mould product but can't replace sealant that's degraded beyond cleaning. We document the condition and flag it as fair wear and tear if the landlord raises it.
  • Back gardens and exterior areas — most Heston rentals have a back garden. Our end of tenancy clean covers the interior only. If the tenancy agreement requires the garden to be left in reasonable condition (mowed, cleared), that's a separate arrangement. We clean the back door threshold and the kitchen door track — the transition zone where garden dirt meets interior floor is always part of the checkout.
  • Landlord-direct checkouts — a significant proportion of Heston lets are managed directly by the landlord rather than through an agent. The checkout standard can be less predictable: some landlords are reasonable, some bring a magnifying glass. Our 48-hour re-clean guarantee covers either scenario. If a landlord flags something that's genuinely a cleaning issue, we come back. If it's wear and tear, we've documented it. Our guide on landlord cleaning charges explains the distinction.
  • Multiple-occupancy houses — Heston 3-beds and 4-beds are sometimes let to sharers (each bedroom separately or on a joint tenancy). The communal areas — kitchen, bathroom, hallways — tend to be dirtier than a single-family let because no one person owns the cleaning. We budget extra time for the kitchen and bathroom in shared houses.
