End of Tenancy Cleaning in Raynes Park — What We See
Three eras on the same postcode. The Apostles — 12 Edwardian roads built in the 1890s (Aston, Chestnut, Edna, Prince Georges Avenue) — are the sought-after stock. Big houses, original features, families near the schools. The Cannon Hill Estate — 1930s semis built by George Blay, same builder who worked in Morden — adds the interwar layer. And the Victorian terraces near the station give sharers and couples a cheaper entry point.
The train is the thing. 19 minutes to Waterloo, 21 per hour at peak. Faster than most tube journeys from the same zone. Cannon Hill Common — 21 hectares of conservation woodland — is the local green space, with Wimbledon Common 15 minutes' walk north.

Get Your Exact Price3-Bed Edwardian Apostle House on Chestnut Road — Family, 3 Years, Extended Kitchen, Original Fireplace, Ellisons Checkout
A real end of tenancy clean in Raynes Park — the property, the challenges, the result.
Edwardian mid-terrace on Chestnut Road — one of the Apostles. Nice house. High ceilings, original fireplace in the front room, timber floors downstairs, extended kitchen at the back with patio doors to the garden. Family — two children at Hollymount Primary — 3 years at £2,100. Ellisons managing from their Raynes Park office.
Van on the street. Free parking. Apostles roads are unrestricted.
Kitchen first. Rear extension, maybe 16ft by 12ft. Refitted — handleless units, quartz worktop, integrated Bosch oven. Door off, glass out, spray, 20 minutes. One pass — 3 years, a family who cooked properly but kept a clean kitchen. Induction hob in quartz. Extractor recirculating, filter soaked. Dishwasher wiped. Fridge-freezer integrated. Floor: porcelain tile, pH-neutral mop.
Patio doors to the garden — tracks had leaf debris and grit. Vacuumed and wiped. Garden maybe 50ft. Good size for SW20.
Front reception. About 16ft by 13ft. High ceiling, maybe 2.8 metres. Original Edwardian fireplace — tiled surround in green and brown, cast-iron insert with decorative Art Nouveau pattern. Cleaned carefully — the tiles are glazed, the cast iron is dry-wiped. Timber floor, stripped and sealed. Specialist product. Bay window — two sashes plus a fixed centre pane. Cleaned per pane, tracks vacuumed.
Upstairs. Bathroom — bath-shower combo, tiled walls. Limescale at ~260 ppm, 3 years, family. Waterline: two passes. Taps done. Toilet done. Floor: ceramic, mopped.
Three bedrooms. All carpet. Front bedroom has the Edwardian proportions — high ceiling, bay window matching downstairs. Children's room: small scuff on skirting, cleaned. Box room: desk mark on carpet, photographed.
Stairs, landing, hallway. Original Edwardian floor tiles in the entrance — geometric pattern, black and terracotta. Swept and pH-neutral mopped. Same approach as our Angel encaustic work — pattern is in the tile, not on it.
4 hours. Two people. The extended kitchen and the Edwardian features are where the time goes. Good house, well looked after.
Ellisons come next morning. Their SW20 person handles the Apostles every week. Kitchen: Bosch opened, quartz inspected. Fireplace: tiles checked, cast iron noted. Hallway tiles: noted clean. Waterline: gone. Scuff: cleaned. Desk mark: accepted. Patio tracks: clear. Maybe 10 minutes. Passed.
Deposit back in 8 days. Full return. Family moving to a 4-bed on Grand Drive — bigger house, same schools, same station.
Raynes Park Apostle houses are the best Edwardian stock in Merton. The ceilings, the fireplaces, the hallway tiles — they're all original, and they all need care. Our guide on deposit dispute evidence covers period features in family homes.

Local Info for Raynes Park
Parking
Raynes Park has CPZ near the station. The Apostles roads and the Cannon Hill area are mostly free. The 1930s semis have driveways. Van on the driveway or free street on most SW20 jobs.
Common Challenges
- Edwardian Apostle houses — large family homes, high ceilings, original features. Same era as our Earlsfield and Forest Gate Edwardian work. Our property turnaround guide covers family handbacks.
- 1930s Blay-built semis — same builder, same era as our Morden work. Oak handles reportedly recycled from WW1 pick-axe handles. Bay windows, decent gardens, Artex ceilings in some.
- Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell.
- Long tenancies — school catchment (Tiffin grammar schools in nearby Kingston, Coombe Boys/Girls, Raynes Park High) keeps families 3–7 years. Heavier ovens, deeper limescale. Same family-length approach as our Morden and Sidcup work.
- Rear extension kitchens — many Apostle houses have been extended. Same extension-junction approach as our Manor Park Victorian work. Our guide on fair wear and tear covers structural versus cleaning.
- Victorian terrace conversions near the station — compact flats, shared hallways, steep stairs. Same access as our South Wimbledon conversion work.
