Victorian mid-terrace on Capel Road — one of the popular streets south of Wanstead Flats. Three bedrooms upstairs, bathroom, reception room at front, and a rear extension kitchen that runs the full width. Family — two children, both at a local primary — 3 years at £1,750. Petty Son & Prestwich managing. They've been on these streets since 1908.
Van outside. Free parking. Capel Road is wide. No restrictions.
Kitchen first. The rear extension — maybe 14ft by 12ft. Bigger than the original kitchen would have been. Freestanding cooker, Beko, gas. Pull it out. 3 years, family of four, two small children. Standard compound behind. Scrape skirting, degrease, two passes on the wall. Oven both cavities spray, 20 minutes. Top oven needs second pass. Hob done. Extractor hood — old one, filter soaked, housing wiped. Cupboards wiped inside — crumbs, sticky marks, normal family kitchen. Fridge-freezer cleaned. Floor is laminate, mop with degreaser.
The junction between the original back wall and the extension had a hairline crack running vertically. Not new. I photograph it. This is structure, not cleaning. Noted.
Reception room. Front of house, bay window. Maybe 14ft by 12ft. Carpet vacuumed. Bay window — three sashes, cleaned per pane, track dust vacuumed. Fireplace sealed, tiled surround — Victorian green tiles. Wiped. Radiator behind cleaned.
Upstairs. Bathroom — bath-shower combo, old plastic screen. Limescale at ~270 ppm, 3 years, family. Waterline: two passes. Screen: scratched, old, noted. Taps done. Toilet done. Floor is lino, mopped.
Three bedrooms. All carpet. Front bedroom is the biggest — bay window, sash, cleaned per pane. Children's room has sticker residue on wall — removed with careful scraping and product. Box room used as home office. All straightforward.
Stairs and landing. Carpet vacuumed. Banister wiped. Front door wiped both sides.
Back door threshold — leaves, dirt, grass from the garden. Cleared.
4 hours. Good house, honest clean. The extension junction crack and the scratched shower screen are the only documentation items.
