A ground-floor conversion in a Victorian terrace on The Grove — one of the prettiest streets in the Stratford Village conservation area, a 5-minute walk from Stratford station but a world away from the Olympic Park towers. The tenant had been there for 2 years. Managed by Keatons Stratford (in the area since 2007, EA Masters award winners).
The flat had the original Victorian character you don't see in the E20 new builds: bay windows with working sash mechanisms, ceiling cornicing and a ceiling rose in the front reception room, a decorative fireplace with original tile surround, and wide pine floorboards throughout. The kitchen was a rear extension — not the original Victorian layout — with a built-in Neff oven, slate worktops, and a stable door to a small garden.
The oven took 45 minutes — 2 years of regular cooking. The slate worktops needed specialist treatment (pH-neutral, no acidic products that can etch natural stone). The stable door threshold had accumulated soil from garden traffic. Inside all cupboards wiped, including a pull-out spice rack.
The bathroom was compact — converted from what was originally a pantry or storage room. Walk-in shower with moderate limescale at ~275 ppm. Grouting between the floor tiles had darkened. The silicone seal around the shower tray had light mould — treated with anti-mould spray.
Both bedrooms had sash windows with dust and dead insects in the tracks — vacuumed and wiped. Cornicing dusted in every room. Pine floorboards mopped with specialist wood cleaner — no excess water, which warps original boards.
The front door opened directly onto the street — no shared hallway on this ground-floor conversion. The original Victorian tiled path from the front gate to the door was swept.
