Cleaning in Stratford — What We See

Stratford is two areas in one postcode. The Olympic Park side — E20 and the northern edge of E15 — is dominated by institutional BTR developments: East Village (Get Living), Chobham Manor, Manhattan Loft Gardens, Coppermaker Square, and Park View Mansions. These are concierge buildings with integrated Bosch appliances, engineered flooring, digital tablet checkouts, and building management teams who expect showroom-standard cleans. Our teams coordinate goods lifts and visitor parking through the concierge — the same BTR process we follow at Battersea Power Station, Blackhorse Lane, and Canary Wharf.

South of the railway line is a different Stratford entirely. The Stratford Village conservation area — centred on The Grove, Chestnut Avenue, and the streets around St John's Church — has Victorian terraces and Edwardian houses that predate the Olympics by 120 years. These have original features: bay windows, cornicing, timber floorboards, and galley kitchens. Many are converted into flats with shared hallways. Keatons (in Stratford since 2007, EA Masters award winners) and Sandra Davidson are the agents who know this stock.

West Ham match days at the London Stadium create congestion around E20 and the northern end of E15 — our teams avoid scheduling near the Olympic Park when West Ham are playing at home.

What We Focus On in Stratford

Kitchen cleaning in Stratford — end of tenancy
KitchenOlympic Park new builds have integrated Bosch appliances cleaned as a unit — oven, hob, extractor, dishwasher. Conservation area terraces have freestanding ovens in galley kitchens with grease on ceilings from limited ventilation. Two completely different kitchen profiles in the same postcode.
Bathroom cleaning in Stratford — end of tenancy
BathroomLimescale at ~275 ppm across both old and new stock. BTR bathrooms have walk-in showers with large glass panels — streak-free finish essential. Victorian conversions have compact bathrooms with mould-prone silicone from poor ventilation.
FloorsEngineered oak in new builds (pH-neutral product, no excess water). Original Victorian timber boards in conservation area stock (specialist wood cleaner, gaps vacuumed). Polished concrete in Manhattan Loft Gardens — same approach as Shoreditch warehouse stock.
WindowsFloor-to-ceiling in Olympic Park towers — every mark visible, streak-free cleaning essential. Victorian bay windows with sash tracks full of dust in the conservation area. Both require different equipment and time.
Concierge AccessEast Village, Coppermaker Square, Manhattan Loft Gardens — goods lift booked through concierge, visitor parking pre-arranged, digital tablet checkout same day. Building management expects clean confirmed via resident portal.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Stratford.

2-Bed Victorian Conversion in Stratford Village — Conservation Area, Period Features, Keatons Checkout

A real end of tenancy clean in Stratford — the property, the challenges, the result.

Royal Cleaning team outside a Victorian terrace on The Grove, Stratford Village conservation area

A ground-floor conversion in a Victorian terrace on The Grove — one of the prettiest streets in the Stratford Village conservation area, a 5-minute walk from Stratford station but a world away from the Olympic Park towers. The tenant had been there for 2 years. Managed by Keatons Stratford (in the area since 2007, EA Masters award winners).

The flat had the original Victorian character you don't see in the E20 new builds: bay windows with working sash mechanisms, ceiling cornicing and a ceiling rose in the front reception room, a decorative fireplace with original tile surround, and wide pine floorboards throughout. The kitchen was a rear extension — not the original Victorian layout — with a built-in Neff oven, slate worktops, and a stable door to a small garden.

The oven took 45 minutes — 2 years of regular cooking. The slate worktops needed specialist treatment (pH-neutral, no acidic products that can etch natural stone). The stable door threshold had accumulated soil from garden traffic. Inside all cupboards wiped, including a pull-out spice rack.

The bathroom was compact — converted from what was originally a pantry or storage room. Walk-in shower with moderate limescale at ~275 ppm. Grouting between the floor tiles had darkened. The silicone seal around the shower tray had light mould — treated with anti-mould spray.

Both bedrooms had sash windows with dust and dead insects in the tracks — vacuumed and wiped. Cornicing dusted in every room. Pine floorboards mopped with specialist wood cleaner — no excess water, which warps original boards.

The front door opened directly onto the street — no shared hallway on this ground-floor conversion. The original Victorian tiled path from the front gate to the door was swept.

Keatons inspected two days later. They've been in Stratford since 2007 and they know these conservation area properties intimately — the checkout covered every period feature, the slate worktops, and the sash window condition. Royal Cleaning passed.

Inspection Passed — First TimeCheckout by Keatons Stratford

Conservation area features handled with care — slate, cornicing, fireplace tiles, and sash windows all to standard. Meets Stratford Village checkout expectations.

Challenges

  • Conservation area Victorian features — cornicing, ceiling rose, decorative fireplace with original tiles, wide pine floorboards
  • Slate worktops — pH-neutral specialist cleaner only, acidic products etch natural stone
  • Sash window tracks — dust and dead insects in original Victorian mechanisms
  • Compact bathroom converted from storage room — mould on silicone, darkened grout
  • Stable door threshold — soil from garden traffic accumulated at the junction
  • Pine floorboards — specialist wood cleaner, no excess water

Parking

mixed

The Grove is within the Stratford CPZ zone Mon–Sat. Tenant arranged a Newham visitor permit (£5/day via Pay to Park app). Alternative: Stratford Centre car park on Great Eastern Road — £2/hour, 8-minute walk. The nearby streets off Romford Road south of the conservation area have some unrestricted parking.

Parking

Stratford town centre has extensive CPZ around the station and Olympic Park — virtually every street in E15 and E20 within a 10-minute walk of Stratford station is restricted Mon–Sat. The Olympic Park developments have underground visitor parking via concierge — essential for East Village and Manhattan Loft Gardens jobs. For Victorian terrace jobs in the conservation area, our teams use the Stratford Centre car park (£2/hour) or arrange a Newham visitor permit through the tenant (£5/day via the Pay to Park app). The streets south of Romford Road have some unrestricted residential parking. Westfield car park works but is expensive for 4+ hour jobs (£3/hour after the first 2 hours).

Common Challenges

  • Two completely different property profiles — Olympic Park BTR with concierge, goods lifts, and digital checkouts vs Victorian conservation area terraces with narrow staircases and period features. Different equipment, different products, different approach.
  • Get Living and institutional BTR digital inventories — same-day tablet checkouts with photo comparison. Showroom finish expected on engineered flooring, integrated appliances, and bathroom chrome.
  • Victorian conservation area period features — bay windows with sash tracks, cornicing, picture rails, original timber floorboards. These need the same specialist care as Hackney or Islington stock.
  • West Ham match days at the London Stadium — congestion and temporary parking restrictions around the Olympic Park. Our teams avoid scheduling in E20 on match days.
  • Hard water at ~275 ppm — moderate-to-heavy limescale on bathroom chrome across both old and new stock
  • Elizabeth Line hub — Stratford's six-line interchange creates constant tenant churn. Young professionals on 12-month contracts moving for commuting convenience, generating high end of tenancy volume.
