Cleaning in East Ham — What We See
East Ham's cleaning profile is defined by two things: family kitchens and larger-than-average properties. The Victorian and Edwardian terraces — particularly around Central Park, Plashet Grove, Lathom Road, and Clements Road — are three-storey bay-fronted houses with high ceilings, original features, and small rear gardens. Many are rented as whole family homes at £1,800–£2,400/month, often to multi-generational households or larger families. The kitchens see intensive daily use — South Asian cooking (South Indian, Bangladeshi, Pakistani) with turmeric, ghee, chilli, and whole spices is the dominant cooking profile in E6, creating heavy grease on ceilings, extractors, and grouting that standard cleaning won't shift.
The second layer is the HMO and sharer market. Victorian houses converted into 4–5 bed shared lets, each tenant on an individual contract. These have the same room-by-room checkout profile as Clapham or Brixton — but the kitchens are often larger (East Ham terraces have more floor space than inner London conversions), and the cooking profile is different.
The Forge development on the High Street North is adding modern BTR apartments to E6 — Savills-managed, concierge, gym, integrated appliances. A small but growing proportion of our East Ham work, following the same digital checkout process as Stratford and Canary Wharf.

Get Your Exact Price3-Bed Edwardian Terrace Near Central Park — 4-Year Family Tenancy, Turmeric Kitchen, Sandra Davidson Checkout
A real end of tenancy clean in East Ham — the property, the challenges, the result.
A three-storey Edwardian terrace on one of the tree-lined streets near Central Park — East Ham's most desirable residential pocket. The family had lived there for 4 years: a couple with two children and the husband's mother, who cooked daily. Managed by Sandra Davidson (on the High Street, established in East Ham for decades).
The kitchen was on the ground floor — a separate room (not open-plan), typical of Edwardian layouts. The mother-in-law cooked South Indian food daily: dosa batter preparation, curry leaf and mustard seed tempering in hot oil, sambar simmering for hours, and regular deep-frying. After 4 years, the kitchen had a cleaning profile that would be familiar to anyone who works in Southall or Wembley: the ceiling above the hob had a yellow-orange film of turmeric-infused ghee. The wall tiles behind the cooker had darkened grouting from spice-oil splatter. The extractor hood — a basic wall-mounted unit, not a commercial-grade extraction — had filters caked with solidified ghee.
Royal Cleaning applied specialist alkaline degreaser to the ceiling in two passes — the first loosened the turmeric-ghee film, the second lifted it fully. The grout was treated with a stiff brush and alkaline grout cleaner. The extractor hood filters were removed and soaked in degreaser for 30 minutes. The freestanding Beko oven was dismantled and degreased — 55 minutes after 4 years of daily family cooking. After cleaning, enzymatic odour neutraliser was applied across the kitchen to address the embedded curry leaf and spice smell.
Three bedrooms across two upper floors: the children's room had carpet stains near the doorway and crayon marks on the lower section of one wall. The crayon marks were removed with specialist solvent (tested first). The grandmother's room on the second floor had a freestanding wardrobe that needed pulling out and cleaning behind — 4 years of accumulated dust and a forgotten sari that had slipped behind.
The family bathroom on the first floor had heavy limescale at ~280 ppm — the showerhead was virtually blocked and needed soaking in descaler. Chrome taps descaled. Grouting between floor tiles darkened. A separate WC on the ground floor was cleaned as standard.
The carpeted staircase from ground to second floor needed thorough vacuuming — 4 years of heavy foot traffic from a five-person household. Banisters and handrails wiped throughout. The rear garden door threshold was cleared of soil.
Sandra Davidson inspected two days later. They've been in East Ham for decades and know exactly what these Edwardian family lets look like after a 4-year tenancy. The kitchen turmeric was the main focus — passed after the two-pass treatment. The crayon marks were accepted as removed. The blocked showerhead was noted as requiring replacement (maintenance, not cleaning). Full deposit returned.
“Kitchen turmeric staining fully addressed after two-pass treatment. Crayon marks removed. Showerhead noted for replacement (maintenance). Full deposit returned to the family.”
Challenges
- 4-year South Indian family kitchen — turmeric-ghee ceiling film, darkened grout, ghee-caked extractor filters
- Two-pass alkaline degreaser on ceiling — turmeric staining requires specialist treatment
- Freestanding Beko oven — 55 minutes after 4 years of daily family cooking
- Blocked showerhead from ~280 ppm limescale — soaked in descaler, noted for replacement

- Forgotten sari behind freestanding wardrobe — returned to the tenant
- Three-storey carpeted staircase — heavy foot traffic from 5-person household
Parking
The street near Central Park was outside the CPZ — unrestricted on-street parking. Parked directly outside the property. This is typical for residential streets in the Central Park area of East Ham — one of the easier parking situations in East London.
Local Info for East Ham
Parking
East Ham has expanding CPZ around the station and High Street North — Mon–Sat 8:30am–6:30pm. However, many residential streets in E6 remain unrestricted, particularly south of Barking Road and in the Central Park area. This makes East Ham one of the easier areas in London for parking on cleaning jobs. Most terraced houses don't have driveways but on-street parking is available on most residential streets. The streets near Queen's Market and Plashet Road have some restrictions. Newham visitor permits are £5/day via the Pay to Park app where CPZ applies.
Common Challenges
- South Asian family kitchens — daily cooking with turmeric, ghee, chilli, and whole spices. Grease and turmeric staining on ceilings, wall tiles, grouting, and extractors. Alkaline degreaser followed by enzymatic odour neutraliser on kitchens with embedded spice smell.
- Multi-generational households — properties used by extended families with higher occupancy than standard lets. More wear on kitchens, bathrooms, and communal areas. Carpeted stairs and hallways see heavier foot traffic.
- Hard water at ~280 ppm — moderate-to-heavy limescale throughout E6. East London water is harder than South London.
- Larger floor areas — East Ham terraces are bigger than inner London conversions. A 3-bed E6 terrace can be 1,200+ sq ft across three floors, taking longer and requiring more product than a comparable inner London property.
- HMO room-by-room checkout — shared kitchens and bathrooms with 4–5 tenants. Same process as Clapham and Brixton but with a different cuisine profile and larger kitchen spaces.
- Landlord-direct culture — more self-managing landlords than inner London. Without a professional agent, our 83-point checklist provides the benchmark.
