What Is End of Tenancy Cleaning?

End of tenancy cleaning is a professional deep clean carried out when a tenant moves out of a rental property. The aim is to return the property to the condition it was in at the start of the tenancy, so it passes the letting agent’s or landlord’s checkout inspection. For most tenancies in East London, this is a condition of getting your full deposit back.

This goes well beyond a regular clean. Every room is addressed — kitchen appliances are dismantled and degreased, bathrooms are descaled and sanitised, and every surface from skirting boards to light fittings is cleaned. The standard is set by what inventory clerks and letting agents check during move-out, and across East London those checks are thorough.

East London has one of the highest rates of deposit disputes in the capital, often driven by cleaning issues. A professional clean to a detailed checklist standard removes that risk. You get the property passed, a receipt proving the work was done, and our 48-hour re-clean guarantee if the agent flags anything.

Every booking with Royal Cleaning follows the same comprehensive checklist, includes a deep oven clean at no extra charge, and is carried out by DBS-checked teams with professional equipment. We don’t work by the hour — we stay until the job is done.

What to Expect When You Book

Tell us your property details and get a fixed-price quote in under a minute. The price you see is the price you pay — no callbacks, no hidden extras, no hourly rates.

On the day, our team arrives with all professional-grade equipment: steam cleaners, industrial degreasers, specialist oven tools, and everything else the job requires. You don’t need to provide anything except running water and electricity. If you can’t be there, we’ll collect keys from your agent or use a key safe.

We work room by room. Kitchens take the most time — the oven alone involves dismantling, soaking, degreasing, and reassembly. Bathrooms get intensive descaling and grout work. Every bedroom, living area, and hallway is dusted, wiped, vacuumed, and mopped to the same standard.

East London properties vary hugely — a studio in a Canary Wharf tower block is a very different job to a 4-bed Victorian terrace in Walthamstow. That’s why we don’t work to fixed timeframes. A 1-bed typically takes 3–4 hours, a 2-bed 4–5 hours, and larger properties 6–9 hours. We stay until every checklist item is done.

You get a full invoice and receipt on completion. If the checkout inspection flags anything within 48 hours, we return and fix it free of charge.

End of Tenancy Cleaning Across East London

East London has transformed faster than any other part of the city over the past two decades. The 2012 Olympics turned Stratford into a major residential hub. Crossrail — now the Elizabeth Line — connected outer East London boroughs like Redbridge and Havering to central London in under 30 minutes. And regeneration projects in Barking Riverside, Royal Docks, and along the Lea Valley are still adding thousands of new rental homes every year.

The result is a rental market that mixes everything: high-rise new-builds in Canary Wharf and Stratford, Victorian terraces across Walthamstow, Leyton, and Forest Gate, ex-council stock in Tower Hamlets and Barking, warehouse conversions along the canal, and suburban family homes in Romford and Hornchurch. Each type has its own cleaning challenges — and each letting agent has their own checkout standards.

We work with agents across all six East London boroughs — Foxtons, Bairstow Eves, Haart, Balgores, Ellis & Co, and dozens of independents. We know what they expect because we’ve been passing their inspections since 2014. Whether it’s a glass splashback in a Docklands flat or original Victorian tile work in a Forest Gate terrace, our teams have the products and the technique to handle it.

East London also has some of the highest tenant turnover in the capital — particularly around Stratford, Canary Wharf, and the Barking/Dagenham corridor. We keep teams positioned across the region so we can handle same-day bookings even at the busiest times of the month.

What Clients in East London Say

Moved out of a new-build flat in Canary Wharf. The agent was very particular — every surface had to be spotless. Royal Cleaning passed the checkout without a single issue. Would not have managed it myself.

Needed an end of tenancy clean for a 3-bed Victorian terrace in Walthamstow. The sash windows, the oven, the bathroom grout — everything was immaculate. Got my full deposit back in 5 days.

Booked same-day for a studio in Bethnal Green. They arrived within 3 hours and did a thorough job. The agency signed off the next morning. Brilliant under pressure.
