A Victorian mid-terrace on one of the residential streets off Magdalen Road — a 6-minute walk from Earlsfield station, a 10-minute walk from Wandsworth Common, and inside the Allfarthing Primary catchment. The family — a solicitor and a physiotherapist with a 4-year-old and a 2-year-old — had rented for 3 years at £2,600/month. The older child had started at Allfarthing the previous September. They were moving because they'd bought a place on the other side of the common. Managed by Jacksons Earlsfield (on Garratt Lane since 1995, the Earlsfield local institution).
Three years with two small kids in a Victorian terrace leaves a very specific pattern, and we know it well from Earlsfield because this is the most common job we do in SW18.
The hallway had original encaustic floor tiles — geometric pattern in terracotta, cream, and black. A scooter and a balance bike had been kept by the front door for 2 years. Scooter wheel marks on two tiles (cleaned with specialist tile product — both came up fully, the tiles were in good condition underneath). Pushchair scrapes on the wall at hip height from the daily school run manoeuvre — one light scratch on the paint (documented), two scuff marks from the rubber bumper (cleaned off).
The kitchen was in a full-width rear extension with French doors to the garden. A Bosch double oven — both cavities dismantled and degreased in 55 minutes (3 years of real cooking, not takeaway reheating).
