End of Tenancy Cleaning in Morden — What We See
Two types of house, both from the same era. The 1930s semis on the roads south and west of the station — built by Blay and Selly after the Northern Line opened in 1926. Three beds, bay windows, driveways, garages, gardens bigger than anything you get closer to town. And the St Helier estate — started in 1928, council-built, alphabetical roads from Abbotsbury out to Woburn. Terraced houses, good-sized, wide roads. Both types are the same price bracket, same family tenants, same checkout. Ellisons (35+ years in SM4, offices in Morden and Wimbledon) and Turners handle the majority.
Morden Hall Park — National Trust, River Wandle running through it, watermill, wetlands — is right next to the station. Properties backing onto the park or the Wandle can have ground-floor moisture. Same river-proximity approach as our Colliers Wood Wandle work.

Get Your Exact Price3-Bed St Helier Terrace on Abbotsbury Road — Family, 4 Years, Dated Kitchen, Garage, Ellisons Checkout
A real end of tenancy clean in Morden — the property, the challenges, the result.
St Helier terrace on Abbotsbury Road — one of the A-roads on the alphabetical grid. Maybe 12 minutes from Morden station. Three beds, bathroom, separate kitchen, two reception rooms, garage at back, garden maybe 65ft. Family — two children at Abbotsbury Primary — 4 years at £1,550. Ellisons managing from their Morden office.
Van on the street. Free. St Helier roads are unrestricted.
Kitchen first. Separate room, maybe 10ft by 8ft. Dated kitchen — units from maybe early 2000s, laminate doors, some chips on the edges. Not our problem but we note it. Freestanding cooker, Hotpoint, gas. Pull it out — 4 years. Standard compound. Scrape skirting, degrease, two passes. Both ovens spray, 20 minutes. One needs a second pass. Hob done. Extractor filter soaked — old hood, works okay. Cupboards wiped. Fridge cleaned. Floor is vinyl, degreased.
Back door to garden. Track has leaves and grass — big garden, lots of it. Vacuumed and wiped.
Two reception rooms. Front room: bay window, carpet, radiator, sealed fireplace with original 1920s tiled surround — green and cream, nice condition. Wiped carefully. Rear room: smaller, carpet, window to garden.
Upstairs. Bathroom — bath-shower combo, plastic screen. Limescale at ~260 ppm, 4 years, family of four. Waterline: two passes. Screen: one pass. Taps done. Toilet done. Separate WC — straightforward.
Three bedrooms. All carpet. One child room has sticker marks on wardrobe — removed. One has small scuff on skirting — cleaned. Third bedroom is the box room — used as study, desk mark on carpet, photographed.
Garage at the back — part of the let. Concrete floor swept. Old shelving. Cobwebs in every corner. 10 minutes.
4 hours. Solid house, honest job. The St Helier terraces are well built — thick walls, proper rooms, gardens that go on forever. The dated kitchen and the desk mark are the only documentation items.
Ellisons come next morning. Their SM4 person does these St Helier roads all the time. Kitchen: oven opened, laminate chips noted as fitting age. Fireplace: original tiles noted as feature. Waterline: gone. Sticker: removed. Desk mark: accepted. Garage: clean. Maybe 8 minutes. Passed.
Deposit back in 7 days. Full return. Family moving to a 1930s semi closer to Cannon Hill — more space, driveway, still walking distance to the station.
Morden is straightforward. Good houses, families who stay, agents who know the roads. The St Helier terraces are 1928 council-built but they're better houses than a lot of what was built privately in the same era — wider rooms, thicker walls, bigger gardens. We clean them the same way we clean everything: oven, bathroom, every surface, document what's building and what's tenant. Our guide on deposit dispute evidence is there if you need it.
“SM4 lettings checkout. Oven opened. Laminate chips noted as fitting age. Original fireplace tiles noted as feature. Waterline gone. Sticker removed. Desk mark accepted. Garage clean. 8 minutes. Deposit back in 7 days, full return.”

Local Info for Morden
Parking
Morden has CPZ near the station and London Road. The residential streets further out — the St Helier roads, the Cannon Hill area — are free. The 1930s semis have driveways. Van on the driveway on most SM4 jobs.
Common Challenges
- 1930s semi long tenancies — Northern Line terminus and school catchment keep families 3–7 years. Heavy ovens, deep limescale, Artex ceilings. Same era and approach as our Pinner, Stanmore, and Sidcup work. Our property turnaround guide covers family handbacks.
- St Helier estate terraces — council-built in 1928, many now privately owned and rented. Solid construction, bigger than they look, but with dated kitchens and bathrooms in some properties. Same dated-fittings approach as our Welling work.
- Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell.
- River Wandle proximity — properties near Morden Hall Park and the Wandle Trail can have ground-floor moisture at thresholds. Documented as environmental. Our guide on fair wear and tear covers riverside damp.
- Garages included in the let — the 1930s semis have garages. Floor swept, shelving wiped. Many used for storage.
- Bigger gardens than inner London — 60–80ft gardens are normal in SM4. Back door thresholds collect more debris. Seasonal leaf cleared.
