St Helier terrace on Abbotsbury Road — one of the A-roads on the alphabetical grid. Maybe 12 minutes from Morden station. Three beds, bathroom, separate kitchen, two reception rooms, garage at back, garden maybe 65ft. Family — two children at Abbotsbury Primary — 4 years at £1,550. Ellisons managing from their Morden office.

Van on the street. Free. St Helier roads are unrestricted.

Kitchen first. Separate room, maybe 10ft by 8ft. Dated kitchen — units from maybe early 2000s, laminate doors, some chips on the edges. Not our problem but we note it. Freestanding cooker, Hotpoint, gas. Pull it out — 4 years. Standard compound. Scrape skirting, degrease, two passes. Both ovens spray, 20 minutes. One needs a second pass. Hob done. Extractor filter soaked — old hood, works okay. Cupboards wiped. Fridge cleaned. Floor is vinyl, degreased.

Back door to garden. Track has leaves and grass — big garden, lots of it. Vacuumed and wiped.

Two reception rooms. Front room: bay window, carpet, radiator, sealed fireplace with original 1920s tiled surround — green and cream, nice condition. Wiped carefully. Rear room: smaller, carpet, window to garden.

Upstairs. Bathroom — bath-shower combo, plastic screen. Limescale at ~260 ppm, 4 years, family of four. Waterline: two passes. Screen: one pass. Taps done. Toilet done. Separate WC — straightforward.

Three bedrooms. All carpet. One child room has sticker marks on wardrobe — removed. One has small scuff on skirting — cleaned. Third bedroom is the box room — used as study, desk mark on carpet, photographed.
