1-bed on the third floor of a Georgian townhouse on Dean Street. Ground floor: Italian restaurant. First floor: production company offices. Second and third floors: residential. Side entrance off a narrow alley, buzzer, up three flights of original timber stairs. One bedroom, a shower room, and an open-plan kitchen-living room. A film editor — 12 months at £2,400/month. Greater London Properties managing from their Soho office.
Loading bay on Dean Street. Got there at 8am, parked, unloaded, moved the van to NCP on Brewer Street.
Kit carried up three flights. The staircase was narrow — original Georgian, no wider than 2ft 6in at the turns. Industrial vacuum went up fine. Mop bucket on the shoulder.
The open-plan kitchen-living room. About 14ft by 12ft. Georgian ceiling height — maybe 2.7 metres. One tall sash window facing Dean Street with secondary glazing (for noise — Dean Street at midnight is not quiet). Glass cleaned both layers. The secondary glazing track had dust and dead insects between the panes. Vacuumed and wiped.
Kitchen section: one wall, compact. Freestanding slimline oven, Zanussi. Door off, glass out, spray, 15 minutes. One pass — 12 months, someone who lived on takeaways and Deliveroo. Minimal grease. Two-ring hob done. Under-counter fridge cleaned. Cupboards wiped — barely used. Floor: original timber, specialist product.
The living section had a sealed fireplace with a simple Georgian surround — no insert, just the frame. Wiped. Skirting wiped. Radiator behind cleaned.
Shower room. Compact — electric shower, pedestal basin, toilet. ~265 ppm, 12 months. One pass. No mould. Decent fan. 10 minutes.
Bedroom. About 10ft by 9ft. Carpet. Built-in wardrobe. Window to the rear — quieter than the front. Straightforward.
Communal staircase. All three flights swept. Handrail wiped. Side entrance door wiped both sides.
The stairwell smelled faintly of garlic and olive oil from the restaurant below. I noted it. That's the building, not the tenant.
2 hours 25 minutes. One person. Compact flat, light use, straightforward clean. The stairs and the parking are what make Soho different from other areas — not the cleaning itself.
Greater London Properties came next day. Their Soho lettings person — she handles Dean Street, Frith Street, Greek Street. Small portfolio, knows every flat. Kitchen: oven opened. Secondary glazing: checked between panes. Shower: done. Fireplace: noted. Stairwell smell: noted as building. About 8 minutes. Passed.
Deposit back in 7 days. Full return. He was moving to a 2-bed in Bermondsey — more space, less noise, cycle to the edit suite.

Soho has almost no parking. Westminster CPZ throughout, meters at £4+/hour, most streets are pedestrianised or one-way. Loading bays before 11am on some streets. We use loading bays or NCP on every W1D job. Kit carried up — no lifts in the Georgian buildings.
Common Challenges
- Above-commercial access — the residential entrance is usually around the side or at the back. Narrow stairs, no lifts, tight landings. Kit carried up 2–4 flights. Same walkup approach as our Earl's Court and Kilburn conversion work.
- Hard water at ~265 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell.
- Restaurant grease and cooking smells — ground-floor extraction from restaurants below can push cooking smells into the stairwell and sometimes into the flat. - Georgian period features — high ceilings, sash windows, original timber floors, fireplaces. Same approach as our Angel and Marylebone Georgian work.
