End of Tenancy Cleaning in Marylebone — What We See
Two estates own most of Marylebone. The Howard de Walden Estate — 92 acres from Marylebone High Street to Portland Place — and the Portman Estate — 110 acres from Baker Street to Edgware Road. Georgian townhouses on both, many converted into flats, some into Harley Street consulting rooms downstairs with residential upstairs. Mansion blocks along Portland Place and on the garden squares — Montagu Square, Bryanston Square, Manchester Square. Carter Jonas (on the panel for both estates) and Knight Frank (Baker Street office) handle the volume. A step below Mayfair in price but the same Georgian bones — the same cornicing, the same marble, the same sash windows.
Mews houses behind the main streets add compact stock. The High Street gives it a village feel that Mayfair doesn't have. Regent's Park is the northern border — properties near the park command the premium.

A real end of tenancy clean in Marylebone — the property, the challenges, the result.
We had a second-floor conversion in a Georgian townhouse on Wimpole Street — the kind of building where a brass plaque for a dermatologist sits beside the front door and the residential entrance is around the side. Howard de Walden Estate freehold. Two bedrooms, one bathroom, a reception room, and a kitchen. A couple — both Harley Street consultants, one dermatology, one orthopaedics — 18 months at £3,600/month. Carter Jonas managing on behalf of the estate.
Meter parking on Devonshire Street. Kit carried up two flights — original timber staircase, shared with the medical practice below. Separate entrance, separate landing.
Reception room. About 18ft by 14ft with ceilings at 3 metres. Two sash windows facing Wimpole Street, each with working shutters — six panels per window. Glass cleaned per pane, shutters per panel both sides. Cornicing: a simple but deep moulding, well maintained by the estate. Ceiling rose: plain centre, radiating petals. Extension brush from the step platform.
A marble fireplace on the interior wall — white with grey veining, a Georgian surround with pilasters and a simple mantelpiece. pH-neutral on everything. The marble had a faint ring mark from a candle holder — barely visible, but the consultants had noticed it. Removed with pH-neutral and a soft cloth. Sometimes the simplest method works.
Timber floor — wide-board, honey-toned, sealed. Specialist product. No marks — the couple had used rugs.
Kitchen. At the rear, about 10ft by 9ft. Refitted by the estate — handleless cabinetry, integrated Miele oven. Door off, glass out, spray, 20 minutes. One pass — 18 months, two consultants who ate out most evenings. Harley Street has restaurants on every corner. Induction hob in a Caesarstone worktop. Extractor recirculating, filter soaked. Fridge-freezer integrated. Floor: stone tile, pH-neutral mop.
Bathroom. Refitted — walk-in shower with a frameless panel, pedestal basin, marble-tiled walls. ~260 ppm, 18 months. Panel: one pass. Marble walls: pH-neutral throughout, descaler only on glass and chrome. No mould. The estate keeps the plumbing maintained. 25 minutes.
Two bedrooms. Both with timber floors, both with fitted wardrobes. The front bedroom had the Georgian proportions — tall sash, picture rail. The rear bedroom was quieter, overlooking gardens between the buildings. Both straightforward.
Communal entrance and staircase — shared with the medical practice. Landing swept, stairs vacuumed, handrail wiped. Front door (residential side) wiped both sides.
4 hours 25 minutes. The kind of property Marylebone does well — Georgian bones, estate-maintained fabric, a refitted interior that matches the building's age without fighting it.
Carter Jonas came the next morning. Their W1G lettings person handles Wimpole, Harley, and Devonshire — Howard de Walden panel agent, knows every flat on these streets. Reception: shutters per panel tested, cornicing checked, marble candle ring gone. Kitchen: Miele opened, Caesarstone inspected. Bathroom: panel angled, marble walls checked for product residue (none — we used pH-neutral). Communal stair: handrail checked. About 12 minutes. Passed.
Deposit back in 8 days. Full return. The couple were buying a house in Primrose Hill — first purchase, garden for the dog, still walking distance to Harley Street.
Marylebone Georgian conversions sit between Mayfair's super-prime and the rest of premium W1. The estates maintain the buildings, the agents maintain the standards, and the surfaces need the same care as anything on Grosvenor Square — just at a slightly smaller scale. Our guide on deposit dispute evidence covers estate-managed properties and how we document surfaces they maintain versus surfaces the tenant uses.
“W1G lettings checkout (Howard de Walden panel agent — Wimpole, Harley, Devonshire specialist). Shutters per panel tested. Cornicing checked. Marble candle ring gone. Miele opened. Caesarstone inspected. Panel angled. Marble walls checked for residue (none). Communal handrail checked. 12 minutes. Deposit back in 8 days, full return.”

Parking
Marylebone is fully restricted — Westminster CPZ throughout. Meter parking at £4+/hour on side streets. Some mansion blocks have underground parking via the porter. We pre-arrange parking for every W1 job.
Common Challenges
- Estate-managed Georgian townhouses — the Howard de Walden and Portman estates maintain strict standards on their properties. External repairs and communal areas are estate-managed, but the interior clean at checkout is our job. Same estate-standard approach as our Victoria Cubitt work.
- Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell.
- Georgian high ceilings — 3m+ throughout the townhouse conversions. Cornicing, ceiling roses, deep coving. Extension brushes and step platform standard. Same approach as our Victoria and South Kensington work.
- Mixed-use buildings — Harley Street and Wimpole Street have medical practices on lower floors and residential on upper floors. Separate entrances, separate checkouts, but the same building. Communal areas maintained to a different standard.
- Marble fireplaces and stone hallways — Georgian and Victorian surrounds throughout. pH-neutral on marble, specialist product on timber. Our guide on fair wear and tear covers estate-managed properties.
- International and medical tenants — Harley Street consultants on short postings, corporate relocations, overseas professionals near the embassies. Furnished lets with inventory-company checkouts. Same international profile as our St John's Wood and Knightsbridge work.
