Second floor, portered building, garden square near Cadogan Square. Two bedrooms, two bathrooms, big reception with dining area, kitchen, and small terrace that looks onto the square garden. Diplomatic tenant — Middle Eastern embassy — 18 months at £5,200/month. Knight Frank managing. Embassy coordinator arranged the checkout for next morning.
Porter parking underground — we book day before. Goods lift to second floor. We show insurance documents at desk. Porter gives us time: 09:00 to 15:00.
Reception room first. This is big room — maybe 30ft long. Hardwood parquet floor, herringbone pattern. We use specialist product, work with the grain, barely damp. Two tall windows with shutters — shutters wiped each slat, windows cleaned, tracks vacuumed. A marble fireplace — white, maybe Carrara, with grey lines. pH-neutral cleaner, soft cloth, each part wiped one by one. Mantel, sides, inside, hearth. There is small mark on hearth — looks like coffee. pH-neutral removes most but small shadow stays in the stone. We photograph. Marble is porous. This is material, not dirt.
The ceiling is high — maybe 3 metres. Cornicing is very detailed, lots of small shapes. Extension brush, slow, careful. Takes maybe 15 minutes just for this room cornicing. Two radiators — behind each one we clean with long brush.
Kitchen. Separate room, good size. Miele integrated oven, induction hob in marble island. We are very careful here — marble island means no acid anywhere near it. Oven door off, glass out, spray, 20 minutes. One pass enough. Hob wiped with glass product. Extractor — big, ceiling-mounted — filter out and soaked. Fridge-freezer cleaned. Air conditioning grille above the door — vacuumed and wiped. Floor is stone tile, pH-neutral mop.
Two bathrooms. The en-suite has marble walls and floor — everything is marble. Walk-in shower, glass panel, rainfall head. We descale the chrome and glass only. Marble walls — pH-neutral wipe only. If descaler touches marble, it etches. We are very careful, we use cloth to protect marble edge when we descale the glass next to it. Screen at ~260 ppm, one pass. Taps done — these are brass, so we use brass product, not chrome product. Different. Toilet done. Floor mopped with marble-safe product.
Main bathroom similar but with bath — freestanding, on marble floor. Waterline light, 18 months diplomatic tenant, not heavy use. One pass. Behind bath cleaned.
Two bedrooms. Both have parquet floors (same product), built-in wardrobes (wiped inside), and tall windows with shutters (slats wiped, glass cleaned). Master has dressing room — every shelf, every rail wiped.
Small terrace — swept, glass balustrade wiped, threshold track cleaned.
Knight Frank come next morning with embassy coordinator. This is formal checkout — clipboard, every room, every surface. Marble fireplace: checked, coffee shadow noted and accepted. Cornicing: looked at from two angles. Parquet: walked in socks. Shutters: finger-tested. Kitchen: oven opened, marble island inspected carefully. En-suite: marble walls checked (no etch marks — good, we were careful). Brass taps: polished. Terrace: clean. Maybe 20 minutes for whole flat. Passed.
Deposit processed through embassy. 6 working days. Full return.
This is most expensive area we work. The flat is beautiful but also the flat is where one mistake costs a lot. Wrong product on marble — you etch it. Wrong product on brass — you scratch it. Acid splash on parquet — you mark it. We carry right product for every surface because in Knightsbridge there is no room for getting it wrong. - Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell. On the larger apartments with two or three bathrooms, total descaling time is 60–90 minutes.
