Keybridge Tower, 22nd floor. Two bedrooms, two bathrooms, an open-plan kitchen-living room with floor-to-ceiling glass facing north toward the river. Corporate let — a finance professional relocating to Singapore after 18 months at £2,800/month. Managed by Garton Jones from their Nine Elms office. Digital checkout booked for the following morning.

Parked in the pre-booked visitor bay in the basement. Cleared through the concierge, up in the lift with the full kit.

The glass was the first thing. Floor-to-ceiling across the entire living area and both bedrooms — north-facing, river views, the Houses of Parliament visible on a clear day. Every fingerprint, every streak, every smudge would show up against that sky. Professional glass cleaner, vertical-strip technique top to bottom, squeegee finish on every pane. The living area alone had about 15 square metres of glass. Both bedrooms added another 10. Total glass time across the flat: about 35 minutes.

Kitchen. Integrated Siemens — oven behind a handleless cabinet door, induction hob set flush into a quartz island. Oven door off, glass out, cavity sprayed, 20-minute dwell. One pass — 18 months from a single occupant who ate out most weeknights. The oven was moderate. Induction hob wiped with a glass-specific product (no abrasives on the ceramic surface). Extractor: flush-ceiling panel, filter removed and soaked. Quartz island and worktops: pH-neutral. Integrated fridge-freezer: shelves, drawers, gasket. The engineered oak floor was matte-finish — mopped with specialist product, no excess water. Matte oak shows every water drop if you're not careful.

Two bathrooms. The main: a walk-in rainfall shower with a full glass enclosure — three glass panels plus the door. More glass than a standard bath-screen by a factor of four. Phosphoric acid descaler at ~270 ppm, 10-minute dwell on each panel. One pass per panel, then squeegeed dry. Large-format wall tiles wiped. Floating basin descaled. Toilet done. Floor: large porcelain tiles, mopped. The en-suite was smaller — a shower cubicle with a single glass door, basin, toilet. Same process, quicker.

Two bedrooms. Both with floor-to-ceiling glass (already done), built-in wardrobes (wiped inside, each shelf, each rail), engineered flooring (same matte oak, same product). The master had a dressing area — mirror cleaned, surfaces wiped. The second bedroom had been used as a home office — desk surface wiped, cable area cleaned.

Balcony — a winter garden with sliding glass doors. Swept, glass cleaned (interior and exterior where reachable). The sliding track vacuumed.

The flat took 4 hours. Shorter than a 3-bed Edwardian terrace because there were no period features, no fireplaces, no sash tracks, no garden threshold — but the glass alone took nearly as long as an entire room in a Victorian house.
