A Victorian terrace on one of the residential streets between Clapham High Street and Clapham North station — deep in the sharer heartland. Four tenants on individual contracts had shared the property for 14 months. Two were leaving, two staying. Managed by James Pendleton (on The Pavement, Clapham Old Town since 2011).

Room-by-room checkout: each departing tenant's room cleaned and signed off individually, with the communal areas (kitchen, bathroom, hallway, staircase) signed off separately. An inventory clerk was present for the entire inspection.

The shared kitchen was the main event. Four tenants cooking daily — one Indian, one Italian, one Nigerian, one British — had created a multi-layered grease and odour profile on the ceiling, extractor hood, and wall tiles. The ceiling above the hob had a visible film that extended 2 metres beyond the extraction zone. Royal Cleaning applied specialist alkaline degreaser (two passes on the ceiling), dismantled and soaked the extractor hood filters, and scrubbed the splashback tiles. The oven — a freestanding Zanussi — took 50 minutes after 14 months of shared use. After cleaning, enzymatic odour neutraliser was applied across the kitchen to address the embedded curry, palm oil, and garlic smell.
