A Victorian terrace on one of the residential streets between Northcote Road and Wandsworth Common — one of Battersea's most desirable family corridors. The tenants had been there for 3 years with two young children. Managed by Rochford Stokes (on Lavender Hill since 2006).

The property had a classic Battersea family layout: two reception rooms at the front with original fireplaces and ceiling roses, a modern rear kitchen extension with bifold doors to the garden, and a side-return conservatory used as a dining room. Three bedrooms and a family bathroom upstairs, plus a small shower room on the ground floor.

The kitchen extension was the biggest job. A Bosch double oven — both cavities dismantled and degreased, which took 75 minutes after 3 years of family cooking. Stone worktops wiped with pH-neutral cleaner. The bifold door tracks had accumulated grit and food debris from the garden-to-kitchen traffic. Inside all cupboards and drawers cleaned — including the pull-out recycling drawer, which agents always check.

The conservatory required individual pane cleaning on both sides, blind mechanisms dusted, and the drainage channel along the base cleared of leaves and moss. The conservatory floor — limestone-effect tiles — was mopped with non-acidic cleaner.

Upstairs: three bedrooms with carpet edges vacuumed and skirting boards wiped. The family bathroom had moderate limescale at ~265 ppm on the shower fixtures and bath taps. A freestanding bath meant cleaning underneath and around the claw feet. The ground-floor shower room was compact but heavily used — grout scrubbed and descaled.

Both reception rooms had original Victorian fireplaces with decorative tile surrounds — each one cleaned individually with a soft cloth. Ceiling roses dusted. Bay window sash tracks vacuumed.
