End of Tenancy Cleaning in Morden Park — What We See
Morden Park House was an 18th-century country estate. The house survives — Grade II listed, now council offices. The grounds became playing fields and the green space that separates Morden town centre from Lower Morden. The residential streets grew up around it in the 1930s: Crouch-built mock Tudor houses on the Morden Park estate — Lower Morden Lane, Aragon Road, Kingsbridge Road, Tudor Drive. Blay semis to the north on the London Road side. The Beverley Brook runs along the bottom of the hill at the southern edge.
Morden South station (Thameslink) is a 10-minute walk. Morden Underground (Northern Line terminus) is 15 minutes north. The park gives the houses what the Hillcross area doesn't — green views, playing fields at the back fence, and the sense that the 1930s builders left the estate grounds intact instead of building on every square foot.

A real end of tenancy clean in Morden Park — the property, the challenges, the result.
Crouch-built semi on the Morden Park estate — one of the streets off Lower Morden Lane where the 1930s mock Tudor houses back toward the playing fields. Three bedrooms, bathroom, two reception rooms, kitchen, and a garage at the side. The front had the half-timbering that Crouch did on their 'Wimbledon' and 'Mitcham' styles — decorative, not structural, painted white against brown boards. Family — two children at Aragon Primary — 3 years at £1,750. Goodfellows managing from their Morden office.
Van on the driveway. The park was visible through the back fence.
Kitchen. Separate rear room, about 12ft by 10ft. Refitted with shaker-style units and laminate worktop. Freestanding cooker, Zanussi, gas. Pull it forward. 3 years, family of four. Standard family grease behind. Wall: one pass. Oven sprayed, 20 minutes. Main cavity: two passes. Top: one. Hob done. Extractor hood: wall-mounted, filter soaked, housing degreased. Fridge-freezer cleaned. Cupboards wiped. Floor: vinyl, degreased. Back door to garden — step had mud and leaf debris from the park edge. Cleaned.
Front reception. About 14ft by 12ft. Carpet vacuumed. Bay window — original 1930s, uPVC replacement. Cleaned per section. The fireplace: herringbone-pattern brick, recessed, with a dark timber mantel above. The brick had a century of character — soot, age, the warmth of 90 years. Wiped with a damp cloth. Not scrubbed. The mantel dusted and wiped. Different from a tiled surround — this is brick, and brick cleans differently.
Rear reception. About 12ft by 10ft. Leaded-light window to the garden — the Crouch signature on some houses. Cleaned per pane, both sides. The leading was dusted between the panes. Carpet vacuumed.
Upstairs. Bathroom. Bath-shower combo. ~260 ppm, 3 years, family of four. Waterline: two passes. Taps done. Toilet done. Floor: vinyl, mopped. 20 minutes.
Three bedrooms. All carpet. Front: bay window. Children's rooms: poster tack on walls — removed. Small bedroom: shelf bracket marks, photographed.
Garage. Side of the house. Concrete floor, bikes removed. Swept. 5 minutes.
Garden. About 70ft, backing toward the playing fields. The back fence had a gate to the park — mud track at the threshold. Cleaned. The garden itself wasn't part of the clean, but the boundary was clear.
4 hours. Two people. The Crouch herringbone fireplace and the leaded-light window are where the detail goes. The oven and bathroom are standard family cleaning. The park-edge threshold is the local detail.
Goodfellows come next morning. Their SM4 person handles the park estate, Lower Morden Lane, and Tudor Drive — she knows the Crouch styles by sight. Kitchen: Zanussi opened. Fireplace: herringbone brick inspected, mantel checked. Leaded light: cleaned, leading dusted. Waterline: gone. Poster tack: removed. Shelf marks: accepted. Garage: clean. Park gate threshold: clear. 8 minutes. Passed.
Deposit back in 7 days. Full return. Family moving to a 4-bed extended Blay semi on the London Road side — more space, still overlooking the park, same school.
Morden Park is where SM4's builder heritage meets the green space. Crouch to the east, Blay to the north, the 18th-century parkland in the middle. We know which builder made which house and we clean the fireplace accordingly. Our guide on deposit dispute evidence covers 1930s builder-specific features and herringbone brick documentation.
“SM4 park estate checkout (Lower Morden Lane, Tudor Drive — Crouch styles). Zanussi opened. Herringbone brick inspected, mantel checked. Leaded light cleaned, leading dusted. Waterline gone. Common Challenges
- Builder-specific 1930s stock — Crouch mock Tudor semis and terraces on the park estate, Blay semis on the London Road side. Same builder-specific approach as our Lower Morden work. Different builders, different features, different product choices.
- Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell. Two passes on longer tenancies.
- Crouch mock Tudor features — herringbone-pattern brick fireplaces, exposed beam details (decorative, not structural), leaded-light windows in some. The mock Tudor detailing needs careful cleaning. Our guide on fair wear and tear covers 1930s period features.
- Long family tenancies — Aragon Primary (rated Good), St Teresa's RC, catchment schools. Families stay 3–7 years. Heavier ovens, deeper limescale. Our property turnaround guide covers family handbacks.
- Beverley Brook proximity — properties on the southern edge near the brook can have ground-floor damp. Same watercourse approach as our Yeading brook-side work.
- Park-edge gardens — properties backing onto the park have longer gardens (60–80ft), sometimes unfenced to the playing fields. Thresholds cleared, garden boundary noted.
