Cleaning in Elephant and Castle — What We See

Ten years ago this was council towers and a pink shopping centre. Now it's a construction site turning into a neighbourhood. Elephant Park (Lendlease) sits where the Heygate Estate used to be — around 3,000 new homes across multiple phases, with Trafalgar Place, South Gardens, West Grove, and the incoming Wilderly tower. Strata SE1 was the first landmark tower and it's now surrounded by newer, shinier neighbours. One The Elephant, Elephant Central, the Printworks — the developments keep coming. These are the highest-volume jobs in the area: 1- and 2-bed apartments with integrated Bosch or Siemens appliances, engineered oak flooring, floor-to-ceiling windows, and concierge-managed access.

But Elephant isn't only new builds. The ex-council stock on the estates south and east of the roundabout — Aylesbury, Brandon, Wyndham — is still a big chunk of the rental market. Right-to-buy flats now privately let, with the familiar 1960s–70s profile: storage heaters, single-glazed metal-framed windows on some blocks, concrete reveals, and compact kitchens with wall-mounted boilers. These turn over faster and at lower rents than the new builds.

The Victorian terraces off Walworth Road and around East Street Market add the period layer — 2- and 3-bed houses and conversions, some with original features, others refurbished beyond recognition. And then there's the student stock: purpose-built blocks and shared flats near UAL's campus that empty in June and September, creating a seasonal surge of cleaning work that we staff for every year.

What We Focus On in Elephant and Castle

Kitchen — New Build cleaning in Elephant and Castle — end of tenancy
Kitchen — New BuildElephant Park and the surrounding towers have integrated Bosch or Siemens appliances — built-in oven, hob, fridge-freezer, dishwasher, sometimes a washer-dryer behind a cabinet door. Each appliance opened, cleaned inside, and closed. Composite or quartz worktops. Island units in the larger apartments. Every oven dismantled and deep cleaned as standard.
Kitchen — Ex-Council cleaning in Elephant and Castle — end of tenancy
Kitchen — Ex-CouncilCompact separate kitchens with wall-mounted boilers, laminate worktops, and freestanding cookers. Less glamorous but the same standard of clean. Boiler area cleaned around, worktops checked for heat damage from pans. Oven deep cleaned same as any other property.
BathroomLimescale at ~270 ppm. New builds have walk-in showers with frameless glass panels — every water mark visible. Ex-council flats have older suites, sometimes with mould on silicone from poor ventilation. Both descaled to the same standard. New-build chrome tends to be better quality and polishes up easier.
Floor-to-Ceiling WindowsThe new-build towers — Strata, Elephant Park, One The Elephant — have floor-to-ceiling glazing that shows everything. Cleaned with specialist glass cleaner and a squeegee. Balcony door tracks cleaned. Interior only — external glass is building management's responsibility. Budget 20+ minutes extra per room compared to standard windows.
Student LetsPurpose-built blocks and shared flats near UAL. End-of-term turnovers in June and September. Multiple rooms, shared kitchens with heavier-than-usual grease from student cooking, and bathrooms used by 3–5 people. We handle individual room departures and whole-flat turnovers.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Elephant and Castle.

2-Bed at Elephant Park — Lendlease BTR, Floor-to-Ceiling Glass, Digital Checkout

A real end of tenancy clean in Elephant and Castle — the property, the challenges, the result.

Price£295

A 2-bed on the 12th floor of one of the Elephant Park buildings — part of Lendlease's BTR operation, where the developer manages the let in-house rather than through a traditional agent. The tenant was a product manager at a fintech firm, 14 months at £2,400/month. Moving to a 3-bed in Peckham Rye with his girlfriend. Digital checkout via the Lendlease portal — the inventory was on a tablet, the photos compared against check-in images on screen.

The flat was what you'd expect from a 2020s Lendlease build: open-plan kitchen-living room with floor-to-ceiling windows facing north toward the Shard, two bedrooms (both doubles), two bathrooms (en-suite and main), a utility cupboard with a washer-dryer behind a cabinet door, engineered oak flooring, and a balcony off the living room.

The windows were the main event. Floor-to-ceiling, north-facing, and on the 12th floor there's nothing between you and the weather. Every water splash from the kitchen, every fingermark from leaning against the glass, every smear from cleaning attempts with the wrong product — all of it visible in daylight. We used specialist glass cleaner and a professional squeegee, working pane by pane across both the living room (3 panes plus the balcony door) and both bedrooms (2 panes each). Total window time: about 50 minutes. On a standard flat with normal windows that'd be 15 minutes.

The kitchen was integrated Bosch throughout — built-in oven (40 minutes, 14 months of solo cooking, not heavy), induction hob with a glass surface (cleaned with ceramic hob cleaner — scratches show on these), integrated fridge-freezer (interior wiped, door seals cleaned), and a dishwasher (filter checked, interior edges wiped). Quartz worktops, island unit with a breakfast bar. The extractor was a sleek ceiling-mounted unit — the filter was accessed from underneath by pressing a release catch. Clean for 14 months of light use.

Both bathrooms were modern — walk-in showers with frameless glass panels, wall-hung toilets, and vanity units with soft-close drawers. Limescale at ~270 ppm. The en-suite shower glass had water spots that needed specialist descaler. The main bathroom was straightforward. Chrome polished, mirrors cleaned, floor mopped.

The balcony — north-facing, 12th floor — had accumulated a fine layer of city grime and a few pigeon droppings on the railing. Swept, railing wiped, the glass balustrade cleaned on both sides. The balcony drain was checked (clear).

The engineered oak flooring throughout was mopped with a specialist wood-safe cleaner — no excess water, these floors swell if they get too wet. The utility cupboard was opened, washer-dryer pulled out slightly to clean behind (dust and a sock), and the cabinet door wiped.

Lendlease's on-site team did the checkout the following morning. Two staff members with tablets, comparing every room against the check-in photos. The windows were the main focus — they checked each pane for smears. The induction hob glass was checked for scratches (none). The balcony drain was checked (clear). Approved on the portal by lunchtime. Deposit released within 5 working days.

Inspection Passed — First TimeCheckout by Living by Lendlease

Digital checkout passed — every window pane approved, induction hob glass clear of scratches, balcony drain confirmed. Deposit released via portal within 5 working days.

Challenges

  • Floor-to-ceiling windows on 12th floor — 50 minutes of specialist glass cleaning across 9 panes plus balcony door
  • Integrated Bosch appliances — oven, hob, fridge-freezer, dishwasher each opened and cleaned individually
  • Induction hob glass surface — ceramic cleaner, checked for scratches (shows everything)
  • Ceiling-mounted extractor with release-catch filter — not obvious, needs to be found
  • Engineered oak flooring — no excess water, specialist wood-safe cleaner only
  • Pigeon droppings on 12th-floor north-facing balcony
  • Digital checkout — Lendlease staff with tablets comparing against check-in photos pane by pane

Parking

concierge

Parking

Elephant and Castle has CPZ throughout — Southwark Zone E, Mon–Sat. The northern part of SE1 falls within the Congestion Charge zone (£15/day on top of parking). Southwark visitor permits are £6/day via RingGo. New-build developments have underground parking — access pre-booked through concierge. The ex-council estates have some estate parking but visitor provision varies block by block. Street parking near the roundabout is metered at £5+/hour and completely impractical for cleaning jobs.

Common Challenges

  • Three property eras on one postcode — new-build towers, 1960s–70s ex-council, and Victorian terraces. Each has different surfaces, different appliances, different access logistics, and different agent expectations. We send the team that matches the property type.
  • Floor-to-ceiling glass on new builds — the defining feature of Elephant Park, Strata, and the surrounding towers. Every fingermark, water splash, and smear is visible in daylight. These windows take significantly longer than standard double glazing. Internal cleaning only — external is building management's responsibility.
  • Ex-council estate access — intercom entry, communal corridors, sometimes no working lift. Storage heaters, concrete window reveals with condensation staining, and single-glazed metal windows on some unrenovated blocks. Same profile as our Edmonton and Canning Town ex-council work.
  • Hard water at ~270 ppm — moderate limescale throughout SE1/SE17
  • Student let seasonal surge — UAL's London College of Communication and nearby universities create a wave of end-of-term move-outs in June and September. Purpose-built student blocks and shared flats turn over simultaneously. We increase our SE1/SE17 team capacity during these periods.
  • Congestion Charge zone — the northern section of the area (SE1 toward Borough and London Bridge) falls within the CC zone. £15/day on top of parking. We factor this into pricing for CC-zone properties.
