Cleaning in Bermondsey — What We See

Bermondsey divides into three distinct zones for end of tenancy cleaning. The riverside strip — Shad Thames, Butler's Wharf, and the apartments overlooking Tower Bridge — has premium warehouse conversions and modern riverside developments with concierge, river-facing floor-to-ceiling windows, and rents at £2,500–£4,500/month. Thames salt residue accumulates on the river-facing glass — a detail unique to riverside properties that inland warehouse agents don't encounter.

The inland warehouse zone — Tanner Street, Leathermarket Street, Bermondsey Street itself, and the streets around Maltby Street Market — has converted tanneries, leather workshops, and print works. These are the most architecturally varied lofts in London: exposed London stock brick, timber beams, cast iron columns, riveted steel trusses, and original hoists. Each building has its own structural personality. Black Katz have specialised in this stock since the early 2000s.

The third zone is the Victorian terraces along the Jamaica Road corridor and toward the Rotherhithe end — more conventional stock with period conversions, less architecturally dramatic but still SE1 postcodes with SE1 expectations. These are the quickest and most affordable jobs in Bermondsey.

What We Focus On in Bermondsey

Kitchen cleaning in Bermondsey — end of tenancy
KitchenOpen-plan warehouse kitchens — island units, stone or concrete worktops, integrated appliances. Grease migrates further in open-plan layouts. Tanner Street and Leathermarket conversions often have exposed brick behind the hob that needs soft-brush treatment rather than degreasing.
Bathroom cleaning in Bermondsey — end of tenancy
BathroomWalk-in rainfall showers with large glass panels — streak-free finish essential. Limescale at ~265 ppm. Some warehouse conversions have industrial-style fixtures (matte black, brushed brass) that show water marks more than chrome.
WindowsShad Thames and riverside properties — Thames salt residue on river-facing glass. Double-height warehouse windows cleaned with extendable poles. Inland conversions have industrial steel-framed windows with individual pane cleaning.
Walls & StructureExposed London stock brick dusted with soft brush only — no chemicals. Cast iron columns wiped in decorative details. Timber beams dry-cloth dusted. Riveted steel trusses dusted where accessible. Mortar dust on sills below brickwork.
FloorsPolished concrete (pH-neutral only — acidic products etch), reclaimed timber (specialist wood cleaner, gaps vacuumed), original stone flagstones in some Tanner Street conversions. Each surface type requires different product and technique.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Bermondsey.

A riverside loft conversion in one of the Shad Thames warehouse buildings overlooking Tower Bridge — one of London's most iconic residential views. The building was a former spice warehouse, converted in the 1990s, retaining the original timber beams, exposed brick, and the iron track of the goods hoist along one wall. 20-month tenancy at £2,800/month managed by Independent London.

The flat was approximately 780 sq ft — large for a 1-bed — with an open-plan living/kitchen/dining space, a mezzanine sleeping platform accessed via a steel-and-timber staircase, and a bathroom on the lower level. Double-height ceilings in the main living space.

The river-facing windows were the distinctive job. Three large panels overlooking the Thames and Tower Bridge — the glass had a visible haze of salt residue on the exterior face (accessible from inside via inward-opening mechanisms). Standard window cleaner would leave streaks on the salt layer. Royal Cleaning used a specialist pre-treatment to dissolve the salt deposit, then cleaned with deionised water for a streak-free finish. Total window time: 40 minutes for three panels.

The kitchen was integrated into the open-plan space — a long run of cabinetry along the internal brick wall with an integrated Siemens oven, induction hob, and stone worktops. The brick behind the hob had a light grease film — treated with soft brush dusting only (no degreaser on exposed brick). The oven took 40 minutes.

The timber beams were dusted with a dry soft cloth. The iron hoist track along the wall — a heritage feature retained from the spice warehouse — was dusted in the grooves and wiped with a dry cloth. The polished concrete floor was mopped with pH-neutral product.

The mezzanine sleeping platform was accessed via the staircase — dusted throughout, including the underside of the mezzanine visible from the living space. The bathroom had a walk-in shower with rainfall head, moderate limescale at ~265 ppm.

Independent London inspected two days later — their checkout covered every industrial surface plus the river-facing window condition. They specifically noted the salt residue had been addressed. Royal Cleaning passed.

Inspection Passed — First TimeCheckout by Independent London

Thames salt residue addressed correctly. Industrial surfaces — brick, beams, hoist track, concrete — all handled with appropriate products. Meets Shad Thames riverside standard.

Challenges

  • Thames salt residue on river-facing windows — specialist pre-treatment + deionised water finish
  • Former spice warehouse — exposed brick, original timber beams, iron hoist track heritage feature
  • Exposed brick behind hob — soft brush only, no degreaser on brick surface
  • Polished concrete floor — pH-neutral cleaner, mop technique matters
  • Mezzanine underside visible from living space — dusted for checkout
  • Congestion Charge zone — £15/day factored into quote for Shad Thames location

Parking

paid

Shad Thames is inside the Congestion Charge zone (£15/day). The building had a small courtyard used for loading — arranged through building management for our van. Without courtyard access, the nearest option is the metered bays on Gainsford Street (£5.40/hour, 2-hour max) or the Potters Fields car park near City Hall (£4/hour). Public transport to Bermondsey Jubilee Line station (3-minute walk) is often more practical.

Parking

Bermondsey is CPZ throughout SE1 — Mon–Sat 8:30am–6:30pm on most streets, with some near Tower Bridge restricted Mon–Sun. The northern portion of Bermondsey (Shad Thames, Tower Bridge Road, Bermondsey Street north of the railway) falls within the Congestion Charge zone — an additional £15/day cost for driving in. Our teams factor this into the quote for Shad Thames and riverside jobs. Bermondsey Street has some metered bays at £5+/hour — impractical for multi-hour cleans. The Tanner Street area has limited pay-and-display. Most warehouse conversions have loading bays or courtyard parking that can be used with building management permission. For riverside jobs, public transport to London Bridge or Bermondsey Jubilee Line is often more practical than driving.

Common Challenges

  • Every warehouse conversion is structurally unique — London stock brick, timber beams, cast iron columns, riveted steel trusses, reclaimed timber floors, polished concrete, industrial hoists. Each surface needs a specific approach.
  • Shad Thames and riverside windows — Thames salt residue on river-facing glass requires a specific cleaning approach. Interior and exterior panes (where accessible) both affected. Double-height warehouse windows need extendable poles.
  • Congestion Charge zone — northern Bermondsey (Shad Thames, Tower Bridge Road, Bermondsey Street north) is inside the C-Charge boundary. £15/day factored into riverside job quotes.
  • Exposed London stock brick — soft brush only, no chemicals, no wet wiping. Mortar dust on sills and ledges below brickwork cleaned individually.
  • Hard water at ~265 ppm — moderate limescale on bathroom chrome throughout SE1
  • Open-plan loft layouts — large floor areas with minimal wall separation. Grease from the kitchen zone travels to adjacent surfaces. Cleaning takes longer per sq ft than a compartmentalised flat.
