Third-floor flat in one of the low-rise 1990s blocks near Greenland Dock — the kind that went up when the old Surrey Docks got filled in. Two bedrooms, one bathroom, an open-plan kitchen-living room with a Juliet balcony facing the dock. The tenant had been there 14 months at £1,750/month, commuting to Canary Wharf on the Jubilee Line (one stop, 3 minutes). Managed by Oliver Jaques (SE16 specialists since 1986).
The kitchen was the main event. Original 1990s fitout — Formica worktops, a freestanding Hotpoint cooker, laminate flooring, and a wall-mounted extractor that wheezed more than it extracted. The oven took 35 minutes — not terrible for 14 months, but the grill tray had been properly neglected. The Formica worktops were cleaned with a non-abrasive cream cleaner — Formica scratches permanently if you use anything harsh, and a scratched worktop gets flagged at checkout as damage rather than wear. The extractor grille was removed and soaked.
The bathroom was compact — shower over bath, plastic side panel, basic chrome mixer tap. The window faced north toward the dock basin and had condensation marks along the bottom frame. The silicone around the bath had the first signs of mould — not terrible, but you could see where it was heading. Anti-mould spray with a 10-minute dwell, then the standard descale at ~270 ppm.
