Cleaning in Canada Water — What We See

The 1980s/90s Docklands stock is the bread and butter of Canada Water cleaning. These are the low- and mid-rise blocks built after the docks closed — Greenland Dock, Downtown, Rope Street, the developments around Surrey Quays. They were modern when they went up but that was 30–40 years ago now. The kitchens are dated (original Formica worktops, freestanding cookers, and extractors that were never powerful enough), the bathrooms have plastic bath panels and basic chrome, and the double glazing is starting to mist on some units. But the rents are reasonable for Zone 2 and the flats turn over regularly — Canary Wharf workers on 12–18 month contracts.

The newer stuff — Maple Quays, Marine Wharf, Quebec Quarter, Timber Yard — is a different job entirely. Concierge buildings, integrated appliances, engineered flooring, digital checkouts. These clean like lighter versions of Canary Wharf stock. The incoming British Land masterplan (The Founding is the first residential phase) will add thousands more in this category.

The dock basins are the environmental factor. Greenland Dock, Canada Water lake, Surrey Water, and the Albion Channel create a waterside microclimate across most of SE16. Properties overlooking the docks get condensation on windows — especially ground-floor and north-facing flats. Not as dramatic as the Thames-facing Bermondsey stock, but the dock-basin moisture is consistent and affects nearly every SE16 building to some degree.

What We Focus On in Canada Water

Kitchen cleaning in Canada Water — end of tenancy
KitchenTwo profiles. The 1990s stock has dated kitchens — freestanding cookers, Formica worktops (careful with abrasives — they scratch), weak extractors. The newer builds have integrated appliances and composite worktops. Oven deep cleaned on every job either way.
Bathroom cleaning in Canada Water — end of tenancy
BathroomLimescale at ~270 ppm. Older stock has plastic bath panels and basic chrome — functional but needs proper descaling. Newer stock has walk-in showers and frameless glass. Dock-basin condensation checked on every waterside property.
WindowsDock-facing double glazing — condensation on the inside face from waterside moisture. Some 1980s/90s units have misting between the panes (failed seals — documented as a building issue, not cleaning). Every window cleaned inside as standard.
Concierge BuildingsMaple Quays, Marine Wharf, Quebec Quarter, Timber Yard, and the incoming Founding development — goods lift booking, visitor parking, concierge check-in. Same process as our Canary Wharf work but at SE16 pricing.
BalconiesWaterside balconies accumulate gull droppings and dock-blown grime faster than inland balconies. Railings wiped, floor swept, glass panels cleaned. The dockside is lovely to look at but it makes the balcony dirtier.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Canada Water.

2-Bed 1990s Docklands Flat Near Greenland Dock — Dated Kitchen, Dock Condensation, Oliver Jaques Checkout

Third-floor flat in one of the low-rise 1990s blocks near Greenland Dock — the kind that went up when the old Surrey Docks got filled in. Two bedrooms, one bathroom, an open-plan kitchen-living room with a Juliet balcony facing the dock. The tenant had been there 14 months at £1,750/month, commuting to Canary Wharf on the Jubilee Line (one stop, 3 minutes). Managed by Oliver Jaques (SE16 specialists since 1986).

The kitchen was the main event. Original 1990s fitout — Formica worktops, a freestanding Hotpoint cooker, laminate flooring, and a wall-mounted extractor that wheezed more than it extracted. The oven took 35 minutes — not terrible for 14 months, but the grill tray had been properly neglected. The Formica worktops were cleaned with a non-abrasive cream cleaner — Formica scratches permanently if you use anything harsh, and a scratched worktop gets flagged at checkout as damage rather than wear. The extractor grille was removed and soaked.

The bathroom was compact — shower over bath, plastic side panel, basic chrome mixer tap. The window faced north toward the dock basin and had condensation marks along the bottom frame. The silicone around the bath had the first signs of mould — not terrible, but you could see where it was heading. Anti-mould spray with a 10-minute dwell, then the standard descale at ~270 ppm. The plastic bath panel had yellowed slightly over its 30+ year life — we cleaned it thoroughly and documented the discolouration for Oliver Jaques as age-related, not dirt.

Two bedrooms — carpeted, standard. The master overlooked the dock and the Juliet balcony door had condensation tracks along the base of the glazing, same as the bathroom window. Wiped clean. The second bedroom faced the car park — no condensation issues there. The Juliet balcony rail and glass had a fine layer of dock-blown grime plus a couple of gull droppings. Cleaned.

The block had allocated resident parking but no visitor spaces. Our team parked on a nearby street that was unrestricted — one of the 1990s estate roads that never got CPZ. Not always available, but it worked this time.

Oliver Jaques came by the next morning. They've been in SE16 since 1986 and they know the 1990s stock cold — they expect the yellowed bath panel, the misting double glazing (two panes on this flat had condensation between the glass — we documented it as failed seals), and the dock condensation. They focused on the Formica worktops (no scratches — good) and the oven. Passed. Deposit back in 10 days.

Inspection Passed — First TimeCheckout by Oliver Jaques SE16

Formica handled correctly — no scratches. Bath panel yellowing documented. Double glazing seals noted. Dock condensation addressed. Meets 1990s Docklands standard. Deposit returned.

Challenges

  • 1990s Formica worktops — non-abrasive cream cleaner only, scratches get flagged as damage
  • Dock-basin condensation — north-facing bathroom and bedroom windows, silicone mould starting
  • Yellowed plastic bath panel — cleaned but discolouration documented as age, not dirt
  • Failed double glazing seals on 2 panes — condensation between glass, documented as building issue
  • No visitor parking in the block — parked on unrestricted estate road nearby
  • Gull droppings and dock-blown grime on Juliet balcony

Parking

free

Block had allocated resident parking only — no visitor spaces. Parked on a nearby unrestricted estate road. Not guaranteed but there's usually something within a 2-minute walk on the older estate roads that never got CPZ. Newer developments nearby have visitor parking through concierge.

Parking

Canada Water has CPZ near the station and along Lower Road — Mon–Sat. The residential streets around Surrey Quays and Greenland Dock are a mix of restricted and unrestricted — varies by development. Most newer blocks have underground or surface visitor parking through building management. The 1980s/90s developments often have allocated resident parking with no visitor spaces — check before booking. Southwark visitor permits are £6/day via RingGo where CPZ applies.

Common Challenges

  • Ageing 1980s/90s Docklands stock — the original kitchens and bathrooms in these flats are 30–40 years old. Formica worktops scratch easily, plastic bath panels yellow over time (not a cleaning issue — documented), and the double glazing seals are failing on some units causing condensation between panes.
  • Dock-basin condensation — properties overlooking Greenland Dock, Canada Water lake, or Surrey Water get window condensation and occasional mould on silicone from the waterside microclimate. Checked on every SE16 job.
  • No visitor parking on older developments — many 1980s/90s blocks have allocated resident bays but no visitor spaces. Our teams need to know this before arrival to avoid wasted time circling the block.
  • Hard water at ~270 ppm — moderate limescale throughout SE16
  • Mixed checkout standards — the 1990s stock has landlord-managed checkouts (often less formal), while the newer concierge buildings have agent-managed digital checkouts. We clean to the same standard regardless.
  • British Land masterplan disruption — construction traffic and road diversions around the masterplan site can affect access to nearby properties. Worth factoring in when scheduling.

2-bed near Greenland Dock — 1990s build, original kitchen, the usual dock condensation. Oliver Jaques managed it. Royal Cleaning got the kitchen looking better than I expected for a 30-year-old flat. Deposit back no issues.

Studio off Surrey Quays Road — nothing fancy but Royal Cleaning treated it properly. The balcony was covered in gull mess and they included it. Agent was happy. Good value.
