End of Tenancy Cleaning in New Addington — What We See
The Boot's Estate came first — Charles Boot's First National Housing Trust started building in 1935. By 1939 there were 1,023 houses and 23 shops. After the war, Croydon Council kept building through the 1950s and early 60s, and added the Fieldway extension in 1968. The result is a self-contained estate of around 22,000 people surrounded by Green Belt, connected to Croydon by the Tramlink since 2000. The houses are uniform — semi-detached and terraced, radiating out from Central Parade on crescents, minimal decoration, solid construction.
People used to call it Little Siberia — higher ground than the rest of Croydon, exposed, and for years the bus was the only way in or out. The tram changed that. Three stops serve the estate: New Addington terminus, King Henry's Drive, and Fieldway. East Croydon is 25 minutes. It's still isolated by London standards, but the Tramlink connects it.

A real end of tenancy clean in New Addington — the property, the challenges, the result.
Ex-council semi on the Boot's Estate side of New Addington — one of the crescents off Central Parade, the original 1930s part. Three bedrooms, bathroom, lounge, separate kitchen, front and rear gardens. The rear garden backs onto the allotments, and beyond that, the fields start and don't stop until Surrey. A family — two children, the older one at the local primary — 4 years at £1,250. Paul Meakin managing from their South Croydon office.
Van on the driveway. Quiet. The tram goes past at the end of the road but you hear the birds more.
Kitchen. Separate room at the back, about 10ft by 8ft. Dated — council-era base units replaced maybe 15 years ago, laminate worktop, vinyl floor. Freestanding cooker, Beko, gas. Pull it forward. 4 years, family of four. Standard grease compound — this family cooked. Wall: one pass. Both cavities spray, 20 minutes. Main oven: two passes — 4 years of roast dinners and birthday cakes. Hob done. No extractor hood — a wall vent. Ceiling above the hob: greasy. Wiped. Cupboards inside. Fridge-freezer. Floor degreased.
Back door to garden — maybe 40ft, lawn, vegetable patch at the bottom near the allotment fence. Door track: mud, soil from the veg patch, 4 years of children. Vacuumed and wiped.
Lounge. Front room, about 13ft by 11ft. Carpet vacuumed. uPVC window, double-glazed. Two electric storage heaters — night storage, the old Economy 7 kind. Grilles vacuumed, tops wiped, surrounds wiped. They work, they're just dated. Sealed fireplace — no surround, just a boarded-up opening with wallpaper over it. Wiped.
Upstairs. Bathroom. This is where the age shows. Avocado suite — bath, pedestal basin, toilet. Probably 1980s. ~270 ppm, 4 years, family of four. Bath waterline: two passes. Heavy. The enamel on an avocado bath is different from modern acrylic — it holds the limescale deeper. Taps done. Toilet done. Floor: vinyl sheet, mopped. Small patch of mould in the sealant around the bath — north-facing, exposed wall. Anti-mould spray, 10-minute dwell. 30 minutes for this bathroom.
Three bedrooms. All carpet. Front bedroom: the biggest. Children's room: sticker residue on window — removed. Small bedroom: storage boxes had been against the wall for 4 years, faint line on wallpaper. Photographed.
3 hours 30 minutes. Two people. The 4-year oven and the avocado bathroom are the work. Storage heaters add 10 minutes. Everything else is solid post-war construction cleaned properly.
Paul Meakin come next morning. Their person drives from South Croydon — knows the Boot's Estate crescents well. Kitchen: oven opened, ceiling noted. Bathroom: waterline gone, avocado condition noted as age, mould sealant treated. Storage heaters: wiped, noted. Sticker: removed. Box line on wallpaper: accepted as normal use. Allotment track: clear. 8 minutes. Passed.
Deposit back in 7 days. Full return. Family moving to a 4-bed extended terrace on the Fieldway side — more space, same tram stop, same school, same allotment.
New Addington is estate cleaning at London's most affordable prices. The stock is honest, the agents are fair, and the deposits still matter — even at £1,250 a month. We clean the avocado suite to the best it can look, we document the storage heaters, and we guarantee it. Same checklist as Kings Cross, different price point. Our guide on deposit dispute evidence covers ex-council properties and dated-fittings documentation.

Common Challenges
- Ex-council stock — solid post-war construction, but now 60–90 years old. Many properties privately owned and rented with original or dated fittings. Electric storage heaters in some. Artex ceilings in many. Vinyl flooring common. Same dated-fittings approach as our Welling and Barnes Cray work.
- Hard water at ~270 ppm — moderate-to-heavy limescale. Phosphoric acid descaler, 10-minute dwell. Two passes on longer tenancies.
- Older bathroom suites — avocado, peach, or white suites from the 1980s or 1990s in the unrefurbished properties. Limescale sits differently on older porcelain. Cleaned to the best standard the fittings allow. Our guide on fair wear and tear covers dated fittings.
- Electric storage heaters — some ex-council properties still have night storage heaters instead of gas central heating. Grilles vacuumed, exterior wiped. We don't service the heaters.
- Long family tenancies — affordable rents, strong community, families stay 4–7 years. Heavier ovens, deeper limescale, more wear. Our property turnaround guide covers family handbacks.
- Communal garage blocks — some New Addington layouts have garage blocks separate from the houses. If the garage is part of the let, we sweep it and wipe shelving.
