End of Tenancy Cleaning in Kenley

1930s semi on one of the roads off Godstone Road, maybe 5 minutes from Kenley station. Three bedrooms, bathroom, separate kitchen, through-lounge, conservatory at back, driveway, garage, garden maybe 70ft. Garden goes toward Riddlesdown — you can see the chalk grassland from the back bedroom. Family — two children at Kenley Primary — 5 years at £1,550. Frost managing from their Purley office.

Kitchen first. Separate room, maybe 11ft by 9ft. Freestanding cooker, Belling, gas. Pull out — 5 years behind. Heavy compound, thick on the skirting. Scrape first, then degrease, three passes on worst section. Both ovens spray, 20 minutes. Lower oven double pass. Hob done, four burners. Extractor filter soaked. Serving hatch — both sides. Cupboards wiped. Fridge-freezer cleaned. Floor is vinyl, degreased.

Conservatory. About 12ft by 10ft off the lounge. 10 glass panels plus door. Each panel cleaned inside, frames wiped. Floor is quarry tile. The drainage channel had 5 years of debris — and because this garden looks toward Riddlesdown, the debris has chalk in it. Fine white powder mixed with leaf and grass seed. Different from the dark woodland debris in Ruislip. Crevice tool, damp cloth, finger-test. About 50 minutes.

The back door threshold had same chalk dust — fine white line along the track. Wiped.

Lounge. Bay window, three panes, tracks vacuumed. Ceiling is smooth — no Artex in this house, which is unusual for 1930s. Sealed fireplace with original tiles — brown and green, Art Deco pattern. Wiped carefully. Carpet vacuumed.

Upstairs. Bathroom — bath-shower combo with glass screen. Limescale at ~250 ppm — slightly softer than inner London, 5 years, family of four. Waterline: two passes. Screen: one pass. Taps done. Toilet done. Floor mopped.

Three bedrooms. All carpet. Back bedroom — the one with the Riddlesdown view — had chalk dust on the window sill. Fine white layer. Wiped. One child room had poster marks — Blu-Tack, cleaned. Other bedroom fine.

Garage — part of let. Concrete floor swept. Old shelving wiped. 10 minutes.

5 hours. The conservatory and the 5-year oven are where the time goes.

Frost come next morning. Their CR8 person knows these roads. Kitchen: oven opened, skirting checked, hatch tested. Conservatory: walked it, tested two panels, drainage finger-tested — she noticed the chalk and said it is normal for this side of Kenley. Arteco tiles on fireplace: noted as original feature. Waterline: gone. Chalk sill: clean. Garage: clean. About 10 minutes. Passed.

Deposit back in 8 days. Full return. Family moving to detached house up on Hayes Lane — more space, bigger garden, still close to school.
