Three bedrooms, bathroom, separate kitchen, through-lounge, conservatory at back, driveway, garage, garden maybe 70ft. Garden goes toward Riddlesdown — you can see the chalk grassland from the back bedroom. Family — two children at Kenley Primary — 5 years at £1,550. Frost managing from their Purley office.

Kitchen first. Separate room, maybe 11ft by 9ft. Freestanding cooker, Belling, gas. Pull out — 5 years behind. Heavy compound, thick on the skirting. Scrape first, then degrease, three passes on worst section. Both ovens spray, 20 minutes. Lower oven double pass. Hob done, four burners. Extractor filter soaked. Serving hatch — both sides. Cupboards wiped. Fridge-freezer cleaned. Floor is vinyl, degreased.

Upstairs. Bathroom — bath-shower combo with glass screen. Limescale at ~250 ppm — slightly softer than inner London, 5 years, family of four. Waterline: two passes. Screen: one pass. Taps done. Toilet done. Floor mopped.
Three bedrooms. All carpet. Back bedroom — the one with the Riddlesdown view — had chalk dust on the window sill. Fine white layer. Wiped. One child room had poster marks — Blu-Tack, cleaned. Other bedroom fine.
Garage — part of let. Concrete floor swept. Old shelving wiped. 10 minutes.
