End of Tenancy Cleaning in Manor House — What We See
Woodberry Down is the big story. Berkeley Homes building 5,500+ homes on 64 acres around two reservoirs — concierge, gym, swimming pool, waterside restaurants, reservoir views. Emperor Point, Darter House, Hartingtons Court, Skyline Apartments. New tenants arriving every month. The checkouts are digital, the management is institutional, and the standard is high. Same new-build approach as our Isle of Dogs and Hayes development work.
The older streets around Manor House station — toward Green Lanes and Stoke Newington — have Victorian and Edwardian terraces, mostly converted into flats. Sharers, young professionals, the Harringay Ladder spilling over. Different property, different checkout, same N4 postcode.

A real end of tenancy clean in Manor House — the property, the challenges, the result.
A 7th-floor apartment at Woodberry Down — one of the Berkeley blocks facing the reservoir. Two bedrooms, two bathrooms, open-plan kitchen-living room, balcony looking north across the water toward the wetlands nature reserve. A couple — both working in tech, Piccadilly line to King's Cross in 6 minutes — 14 months at £2,200/month. Savills managing the let.
Concierge parking underground — booked through the app the day before. Goods lift. Fob access. Registered at the desk.
Kitchen-living area. Open plan, about 20ft by 13ft. Kitchen section: integrated Bosch oven behind handleless doors. Door off, protecting the panel. Glass out, spray, 20 minutes. One pass — 14 months, a couple who ordered in more than they cooked. Induction hob in a quartz worktop. Extractor recirculating, filter soaked. Dishwasher wiped. Fridge-freezer integrated. Floor: engineered timber throughout.
The balcony — about 6ft by 4ft, glass balustrade, facing the reservoir. Swept. Balustrade wiped both sides. The bottom track of the balcony door had condensation residue — the reservoir throws moisture up, especially on cold mornings. Darker than you'd expect for a 14-month tenancy. Wiped and photographed.
Living section: windows floor-to-ceiling facing the water. Fixed panels. Cleaned from inside. Skirting wiped. Radiators cleaned.
Two bathrooms. Both walk-in showers with glass panels. Modern fittings, wall-hung toilet, wall-hung vanity. ~265 ppm, 14 months. One pass each. No mould — good extraction, new building. Both done in maybe 30 minutes total.
Two bedrooms. Both carpet, both built-in wardrobes. The master had the reservoir view — the sill had the same condensation film as the balcony track. Wiped. The second bedroom faced the courtyard. Dry.
Apartment front door wiped both sides. Concierge notified.
2 hours 25 minutes. Fast. New building, light use, two people who weren't home much.
Savills came the next morning with a tablet and a template. Kitchen: oven photographed open, quartz inspected. Balcony: track condensation noted, accepted as reservoir proximity. Bathrooms: panels angled. Wardrobes opened. Sill condensation: accepted. About 10 minutes for the full digital walkthrough. Passed.
Deposit back in 9 days. Full return. The couple were moving to a 3-bed in Stoke Newington — more space, same N4 lifestyle, a garden instead of a balcony.
Woodberry Down is the biggest regeneration we clean in North London. 5,500 homes on 64 acres of reservoir. The buildings are new, the surfaces are modern, the concierge handles the access. The reservoir condensation is the local detail — water on three sides means moisture at every north-facing threshold. We clean it and document it. Our guide on deposit dispute evidence covers digital checkouts in managed developments.
“Digital checkout — tablet and template. Oven photographed. Quartz inspected. Balcony track condensation noted, accepted as reservoir proximity. Bathrooms angled. Wardrobes opened. Sill condensation accepted. 10 minutes. Deposit back in 9 days, full return.”

- Floor-to-ceiling fixed glazing — cleaned from inside
- ~265 ppm limescale — one pass on both showers, 14 months

Local Info for Manor House
Parking
Manor House has CPZ on most streets. Woodberry Down has underground resident parking — visitor access pre-booked via the concierge app. Some free parking further toward Green Lanes. We sort parking on every N4 job.
Common Challenges
- Woodberry Down concierge logistics — goods lifts, tradespeople registration, time-slot bookings, app-based access. Same process as our Isle of Dogs, Woolwich, and Vauxhall concierge work.
- Hard water at ~265 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell.
- Reservoir-side condensation — the Woodberry Down apartments face water on two sides. Balcony doors and bedroom windows on the reservoir side can have condensation build-up between the glass and the frame. Wiped and documented. Same waterside-moisture approach as our Surrey Quays dock-side work.
- Victorian conversion walkups — the older streets have the usual profile: narrow stairs, no lifts, compact kitchens. Same approach as our Finsbury Park and Holloway conversion work.
- High turnover on both stock types — Woodberry Down tenants on 12-month contracts, Victorian conversion sharers on 12–18 months. Light use, fast turnarounds.
- Cladding questions — some Woodberry Down blocks have had cladding reviews. Not our area, but tenants sometimes ask. We clean the flat, not the building envelope.
