A first-floor conversion in a Victorian terrace on Philip Lane, just off the High Road. The tenant had been in the property for three years and the letting agent — Foxtons Tottenham — had flagged the kitchen and bathroom as priority areas during the pre-checkout call.
Access was through a narrow shared hallway and up a steep staircase. We carried all equipment up in two trips. The flat itself had the typical layout for a Tottenham conversion: two bedrooms at the front, bathroom in the middle (converted from what was originally a small bedroom), and a galley kitchen at the rear.
The kitchen was the biggest challenge. Limited ventilation meant grease had accumulated not just on the cooker hood and splashback, but across the ceiling directly above the hob. We degreased the ceiling, cleaned inside all cupboards, and fully dismantled and cleaned the oven. The fridge-freezer had been defrosted as requested.
The bathroom had severe limescale on the shower head, taps, and the inside of the toilet bowl. This is a hard water area and three years of mineral buildup had visibly stained the chrome. We used a professional-grade limescale remover and spent about 40 minutes on the bathroom fixtures alone. The grouting between the floor tiles had darkened and needed scrubbing with a specialist grout brush.
Both bedrooms had original sash windows with accumulation of dust and dead insects in the window tracks — a common issue with these older properties. We cleaned the tracks, wiped down the frames, and cleaned the interior glass. Carpets were vacuumed throughout, and skirting boards and radiators were wiped down in every room.
The shared communal hallway was not part of our clean, but we wiped down the tenant's front door and immediate landing area as a courtesy — agents often check this during the walkthrough.
Foxtons conducted the checkout inspection the following morning. The clean passed with no issues and the tenant's deposit was returned in full.
