End of Tenancy Cleaning in Putney — What We See

Putney divides into four sub-areas and each one cleans differently. West Putney has the grand Victorian and Edwardian villas — large detached and semi-detached houses on wide, tree-lined streets between Upper Richmond Road and Putney Heath. 4- and 5-bed family houses at £3,000–£5,000/month, many with original features on every floor, rear gardens over 60ft, and driveways. These are full-day, 2- or 3-person jobs with the same period-feature care as our Hampstead and Blackheath work.

East Putney has the denser Victorian and Edwardian terraces — many converted into 1- and 2-bed flats, let to professionals at £1,500–£2,400/month. These are the volume: District Line access, walkable to the High Street, quick turnovers. Standard conversion cleaning with sash windows, compact kitchens, and shared hallways.

Thameside Putney runs along the Embankment and the streets closest to the river. The newer riverside developments — purpose-built apartments with concierge, balconies, and Thames-facing floor-to-ceiling glass — are a specific cleaning challenge. The river-facing glass shows every mark against the water and the far bank, and the balconies collect fine river silt and grit from the towpath.

Putney Heath borders Wimbledon Common and feels semi-rural — larger houses on spacious plots with proximity to open heathland. Dog-walking tenants are common and the Heath mud tracks through hallways and kitchens exactly like our Earlsfield and Kentish Town common-proximity work.

What We Focus On in Putney

Kitchen — Our ProcessOven dismantled first: door glass out (inner pane too), cavities sprayed with professional degreaser, left 20 minutes. Hob cleaned — gas burners individually or induction surface with ceramic cleaner. Extractor filters soaked. West Putney kitchens often have range cookers (Rangemaster, AGA, Wolf) — wider than standard, two cavities, heavy cast-iron components soaked separately. Every cupboard wiped inside. Fridge-freezer cleaned. Worktops treated for the surface (granite, quartz, marble, solid wood — each gets the correct product). Floor mopped including garden-door threshold. Timings: 45–80 minutes depending on cooker type and kitchen size.
Bathroom — Our ProcessMould check first. Anti-mould spray with 10-minute dwell where needed. Then phosphoric acid descaler on all chrome, ceramic, and glass at ~270 ppm. 10-minute dwell on shower screens. Taps polished individually — West Putney houses may have heritage-style crosshead or pillar taps that need careful descaling around decorative detailing. Toilet under the rim. Bath descaled at waterline. Freestanding roll-top baths on the premium houses: cleaned on all sides including underneath where accessible. Standard SW15 bathroom: 25–35 minutes. Premium bathroom with heritage fittings: 40–50 minutes.
Riverside Apartment GlassThames-facing floor-to-ceiling windows are cleaned with specialist glass cleaner and a professional squeegee, pane by pane. The river surface creates a reflective backdrop that makes every smear visible — similar to our Elephant and Castle and Canary Wharf high-rise glass work but with the additional factor of the river light. Balcony glass balustrades cleaned both sides. Balcony floor swept of river silt and towpath grit. Budget 20+ minutes extra per room compared to inland-facing windows.
Dog-Tenancy CleaningPutney's proximity to the Heath, the Common, and the towpath means a high proportion of tenancies include dogs. Our additional steps: hallway traffic path given extra vacuum attention (dog hair collects in carpet fibres and along skirting edges), front-door mat area thoroughly cleaned, garden-door threshold vacuumed and wiped for tracked-in mud. Soft furnishings within scope are vacuumed with the upholstery attachment. Scratch marks on doors or floors documented if they can't be resolved with cleaning alone.
What We BringEverything. Phosphoric acid descaler, alkaline degreaser, anti-mould spray, enzymatic neutraliser, oven degreaser, specialist wood and parquet floor cleaner, ceramic hob product, pH-neutral stone cleaner (for marble worktops and fireplaces), glass cleaner. Industrial vacuum with upholstery and crevice attachments, mop system, extension brushes, colour-coded microfibre cloths, squeegee, bin bags. You supply nothing.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Putney.

A Victorian semi-detached on one of the tree-lined streets between Upper Richmond Road and Putney Heath — a 10-minute walk from Putney station, 5 minutes from the Heath. Three bedrooms, a double reception room on the ground floor, a kitchen-diner extension at the rear with doors to a 70ft garden, a family bathroom, a downstairs WC, and a front drive. The couple — a corporate solicitor and a publishing director — had rented for 2 years at £3,200/month. They had a chocolate Labrador named Barley. Managed by Winkworth (Putney office, established 1977).

The dog was the defining factor. Two years of a Labrador living in a Victorian house near the Heath. Every room showed it in some way — not damage, just the accumulated evidence of a large dog in a period property.

The hallway was the first clue: original encaustic floor tiles with a visible traffic path from the front door to the kitchen — daily Heath walks with Barley, twice a day, rain or shine. The tiles weren't dirty in the usual sense; they had a ground-in layer of Heath mud and fine grit in the grout lines that normal mopping hadn't shifted. We applied pH-neutral tile cleaner, let it sit for 5 minutes, then scrubbed the grout with a grout brush before mopping. Two passes. The front door mat area was grimier — cleaned with more concentrated product.

The kitchen extension was a decent size — rear addition with French doors to the garden. A Rangemaster range cooker (gas, two cavities plus grill). We dismantled the door glass, sprayed both cavities, left 20 minutes. The Rangemaster's cast-iron pan supports and burner caps were soaked. The grill tray had 2 years of weekend roasts — paste degreaser, 15 minutes. Total Rangemaster time: 50 minutes. The French door tracks had 2 years of garden-to-kitchen traffic — mud, grit, a tennis ball fuzz fragment (Barley's, presumably). Crevice vacuum, then wiped.

The kitchen door frame — the one between the hallway and the kitchen — had scratch marks at dog height. Three light parallel scratches in the paint, consistent with a dog jumping up. We cleaned around them and documented them for the agent. These were cosmetic scratches in paintwork, not structural damage — the agent would assess whether to charge for repainting or accept as fair wear.

The double reception on the ground floor had ornate cornicing, a tiled fireplace (pale cream tiles with a leaf-pattern border, cast-iron insert), and stripped pine floorboards. Dog hair was visible along the skirting edges and in the crevice between the floor and the fireplace hearth. We vacuumed with the crevice tool along every skirting edge and around the fireplace base before doing the general clean. The fireplace tiles were cleaned individually with pH-neutral product. Cornicing dusted. Pine floor mopped with specialist wood cleaner.

The family bathroom was a premium installation — a freestanding roll-top bath on claw feet, a separate walk-in shower with a rainfall head and frameless glass panel, heritage-style crosshead taps on the basin, and heated towel rail. Limescale at ~270 ppm. The shower glass got phosphoric acid with a 10-minute dwell — one pass, clear. The crosshead taps were descaled individually, with targeted application around the decorative detailing (scale builds up in the grooves of the crosshead). The roll-top bath was cleaned on all accessible sides — the outside of the bath near the feet collects dust because nobody moves a freestanding bath during a tenancy. Bath waterline ring descaled. Towel rail wiped rung by rung. The downstairs WC was quick.

Three bedrooms upstairs. The master had a bay window with sash tracks vacuumed, a sealed fireplace (surround wiped), and carpet that needed thorough vacuuming — Barley had clearly slept in this room. The carpet edges, under the bed area, and the wardrobe base all had dog hair accumulation. We used the upholstery attachment on the carpet edges and the crevice tool along the skirting. The second bedroom was straightforward — guest room, lightly used. The third bedroom had been used as a home office — we cleaned it as a bedroom but wiped the desk surface and cable management area (dust collects around cables).

The garden — 70ft, patio, lawn, and a shed at the far end. The patio was swept (autumn leaf debris and garden soil — the Labrador had been digging near the fence line, judging by the soil scatter pattern). The shed was not within the let's scope. The French door threshold cleaned.

Winkworth inspected two days later. Their Putney office has managed West Putney houses for nearly 50 years. They focused on the hallway tiles (grout clean after two passes), the kitchen door frame scratches (documented — they photographed and passed to the landlord for a decision; ultimately accepted as fair wear and tear), the Rangemaster (both cavities, grill, door glass between panes — passed), the roll-top bath exterior (clean, feet area dust-free), and the crosshead taps (descaled in the decorative grooves). The dog hair on the master bedroom carpet was checked — clean after our thorough vacuum. The encaustic hallway tiles were confirmed as properly cleaned without residue. Passed. Deposit returned within 10 days, minus £40 for the door frame repaint (landlord's decision, not the agent's recommendation).

Inspection Passed — First TimeCheckout by Winkworth Putney

Dog tenancy handled thoroughly — hallway grout clean, dog hair cleared from carpet and skirting edges, door frame scratches documented. Rangemaster degreased. Roll-top bath exterior clean. Crosshead taps descaled in decorative grooves. Deposit returned within 10 days minus £40 for door frame repaint (landlord decision, fair wear accepted on all other items).

Challenges

  • Dog tenancy (chocolate Labrador) — hair in carpet fibres, skirting edges, fireplace crevice
  • Putney Heath mud ground into encaustic hallway tile grout — pH-neutral cleaner, grout brush, two passes
  • Kitchen door frame scratch marks at dog height — documented for agent/landlord decision
  • Rangemaster range cooker — 50 minutes, two cavities, grill tray with weekend roast buildup
  • Freestanding roll-top bath — exterior cleaned including behind claw feet (dust collects because nobody moves it)
  • Heritage crosshead taps — scale in decorative grooves, targeted descaling application
  • Tennis ball fuzz in French door tracks — dog-specific debris alongside standard garden matter
  • ~270 ppm limescale — one phosphoric acid pass on frameless shower glass

Parked on the front drive — this West Putney street was unrestricted and the property had a driveway for two cars. Full equipment carried straight in through the front door. No permits needed.

Local Info for Putney

Parking

Putney has CPZ near the station, the High Street, and Lower Richmond Road — Wandsworth Zone P, Mon–Sat. West Putney residential streets are mostly unrestricted and many houses have driveways. East Putney streets near the District Line station are restricted. Riverside developments have underground or allocated visitor parking — pre-booked through concierge. Wandsworth visitor permits are £4.50/day via RingGo where CPZ applies.

Common Challenges

  • Thames-facing glass on riverside apartments — the Embankment developments have floor-to-ceiling windows facing the river. Every smear, fingermark, and water splash is visible against the reflective river surface and the far bank. Our process: specialist glass cleaner and professional squeegee, pane by pane, with extra time budgeted compared to inland-facing windows. Balcony glass balustrades cleaned on both sides. The balconies themselves collect fine river silt and towpath grit — swept and railing wiped.
  • West Putney premium villas — large detached and semi-detached Victorian and Edwardian houses across 3–4 floors. Multiple fireplaces (marble, tiled, cast iron — each needing the correct product), ornate cornicing, original timber or parquet flooring, sash windows throughout, conservatories on some properties, and rear gardens over 60ft. These are 6–10 hour jobs. Our approach matches our Hampstead, Blackheath, and Dulwich premium-house work.
  • Dog-walking wear from Putney Heath and the towpath — a significant proportion of Putney tenancies include a dog. The Heath, Wimbledon Common, the Thames towpath, and Wandsworth Park all contribute daily mud, grit, and organic matter tracked through the property. Our process: hallway carpet or floor given extra attention on the traffic path, front door mat area cleaned, garden-door threshold vacuumed and wiped. Dog hair on soft furnishings and in carpet fibres requires thorough vacuum work with specialist attachments.
  • Hard water at ~270 ppm — moderate-to-heavy limescale. Professional phosphoric acid descaler, 10-minute dwell on shower screens. One pass usually sufficient. Premium bathrooms in West Putney houses may have heritage-style taps that need individual descaling and polishing.
  • Corporate relocation tenancies — Putney attracts corporate tenants (banking, consulting, legal) on employer-funded lets with 12–24 month terms. These properties are typically furnished to a high standard and the checkout is managed by relocation agents rather than traditional letting agents. The inspection standard is often higher because the relocation company has a contractual obligation to return the property in a specific condition.
  • Boat Race and event-day scheduling — the Oxford and Cambridge Boat Race (spring) and other riverside events create temporary road closures and parking restrictions along the Embankment and Lower Richmond Road. We check the event calendar for every riverside booking and schedule around closures.
