End of Tenancy Cleaning in Shepherds Bush — What We See

Brackenbury Village is the quiet, premium bit — tucked between Goldhawk Road and King Street, with pretty Victorian and Edwardian terraces on tree-lined streets. Whole houses here go for £3,000–£4,500/month and the agents (Kerr & Co, James Hayes) inspect accordingly. Period features, rear gardens, the works. If you've cleaned in Earlsfield or Battersea, you know the standard.

The streets off Askew Road and around Uxbridge Road are the volume market — Victorian terraces converted into 1- and 2-bed flats, let to young professionals at £1,400–£2,200/month. Compact kitchens, sash windows, shared hallways, quick turnovers. This is where most of our W12 work happens.

White City Living, Television Centre, and the developments around Westfield are the shiny new end. Concierge buildings, integrated appliances, floor-to-ceiling glass, digital checkouts. Some of these have the Soho House gym and swimming pool in the basement. The cleaning is straightforward but the access logistics need pre-booking and the checkout standard is digital — photos compared on a tablet.

And then there's the ex-council stock — the White City Estate, Edward Woods, and the blocks off the Uxbridge Road. Right-to-buy flats privately let, with the same storage heaters, concrete reveals, and compact kitchens as our Poplar and Holloway estate work.

What We Focus On in Shepherds Bush

Kitchen — What We Actually DoWe start with the oven every time. Door glass comes out (the inner pane too — grease hides between them and agents always check). Cavities get sprayed with professional degreaser and left for 20 minutes while we crack on with the rest. Hob next — gas burners lifted and cleaned one by one, or ceramic surface done with specialist product. Extractor filters pulled and soaked. Then every cupboard: opened, shelves wiped, doors cleaned. Fridge interior done, door seals checked for mould. Worktops cleaned with the right product for whatever they're made of. Floor mopped right to the edges. On the White City new builds, the integrated appliances mean opening cabinet doors to find the dishwasher and washer-dryer — each one cleaned inside. Typical kitchen: 40–70 minutes.
Bathroom — What We Actually DoMould check first — if there's any on the silicone, we treat it before touching anything else (anti-mould spray, 10-minute dwell, then wipe). After that: phosphoric acid descaler on every bit of chrome, ceramic, and glass. 10-minute dwell on the shower screen. Taps descaled and polished until you can see your face in them. Toilet done under the rim (we use a torch to check for hidden limescale). Bath descaled at the waterline. Mirror cleaned. Tiles wiped. Floor mopped including behind the toilet and under the basin. Most W12 bathrooms: 20–30 minutes. A mouldy one with heavy scale: 35–40.
Bedrooms & Living SpacesEvery wardrobe opened, shelves wiped, hanging rail cleaned, door interior done. Sash window tracks vacuumed — the crevice tool pulls out years of dust that's invisible until the agent runs a finger along the track. Glass cleaned inside. Skirting boards wiped the whole length. Light switches and door handles — the parts everyone touches but nobody thinks to clean. Radiators vacuumed between the fins. Carpet done including the edges where hair and dust collect against the skirting.
New Build Specifics (White City / TV Centre)Pre-booked concierge access. Goods lift for equipment. Integrated appliances each opened and cleaned individually (oven, fridge, dishwasher, washer-dryer — sometimes all behind matching cabinet doors). Engineered flooring barely-damp mopped with wood-safe product. Floor-to-ceiling glass cleaned with specialist glass cleaner and squeegee. Balcony swept and railing wiped. Digital checkout — management staff compare every surface against the check-in photos on a tablet.
What We Turn Up WithEverything. Phosphoric acid descaler, alkaline degreaser, anti-mould spray, enzymatic neutraliser, oven degreaser, wood-safe floor cleaner, ceramic hob product, glass cleaner. Industrial vacuum with all the attachments, mop system, extension brushes, colour-coded cloths (blue for bathrooms, green for kitchens, yellow for general — we don't mix them), squeegee, bin bags. You don't need to buy, borrow, or provide a single thing.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Shepherds Bush.

2-Bed Victorian Conversion Near Askew Road — QPR Match Scheduling, Galley Kitchen, Lawson Rutter Checkout

A real end of tenancy clean in Shepherds Bush — the property, the challenges, the result.

Property2-Bed Victorian Conversion (First Floor)

Duration4.5 hours
Price£265

A first-floor flat in a converted Victorian terrace on one of the streets between Askew Road and Uxbridge Road — about 5 minutes from Shepherd's Bush Market station, 3 minutes from Loftus Road. Two bedrooms, a galley kitchen, an open-plan living-dining room, and a bathroom. The tenant — a marketing coordinator at a media agency in White City — had rented for 18 months at £1,800/month. Managed by Lawson Rutter (been in Shepherd's Bush for decades, know every street in W12).

The booking came in for a Saturday. We checked the QPR fixtures — home match that afternoon, 3pm kick-off. The streets around Loftus Road get temporary match-day restrictions from about noon, and this property was three streets away. We called the tenant and moved it to Monday morning instead. Five minutes of scheduling that saved two hours of parking chaos.

First-floor flat, narrow shared staircase — all equipment carried up manually. Standard for Askew Road conversions. We've done hundreds of these.

The galley kitchen ran along one wall — about 10ft long and too narrow for two people to pass. One person started at the oven end, the other at the fridge end. The oven was a freestanding Indesit that had seen 18 months of a single person who clearly liked cooking. Pulled it forward — the wall behind had a grease layer running down to the skirting. Door glass out (inner pane had a film — not dramatic but the agent would check it). Both cavities sprayed and left. The gas hob had four burners — caps lifted, each one degreased, the hob surface cleaned around the mounts. Extractor filter off and into the sink with alkaline solution.

The worktops were laminate — non-abrasive cream, no scouring (scouring leaves scratch marks that get flagged as damage, which is exactly the kind of thing that costs someone their deposit for no reason). Cupboards opened and wiped. Fridge cleaned inside. The kitchen window — a small sash facing the rear — was cleaned and the track vacuumed. Floor mopped right into the corners and under the kickboards. Total kitchen: 45 minutes.

The bathroom was compact but modern — a bath-shower combo with a glass screen. Limescale at ~260 ppm. Phosphoric acid applied, 10-minute dwell, scrubbed — one pass, came up clear. Taps (lever handles) descaled and polished. The bath had a light scale ring — concentrated product, non-scratch pad, sorted in a couple of minutes. Toilet cleaned inside the rim. Tiles wiped, mirror cleaned, floor mopped including behind the toilet. The extractor fan cover was dusty — removed, cleaned, replaced. Total bathroom: 25 minutes.

The open-plan living-dining room had cornicing, a sealed fireplace with a simple wooden surround, and laminate flooring. Cornicing dusted with the extension brush. Fireplace surround wiped. The bay window (front-facing, overlooking the street) had sash tracks that hadn't been touched in 18 months — packed with dust. Crevice vacuum pulled out a decent ridge. Glass cleaned both sides. Skirting boards wiped the whole room. Radiator vacuumed between the fins.

Two bedrooms — the master was a decent double with a built-in wardrobe (wiped inside: shelves, rail, door interior). The second bedroom was smaller, rear-facing, used as a home office. The desk surface and the cable management area behind it were dusty — wiped down. Both rooms had carpet vacuumed including the edges.

The communal hallway: tenant's front door wiped both sides. Landing swept. Shared staircase wasn't our responsibility but we made sure we didn't leave any marks on our way out.

Lawson Rutter came the next morning. They've managed this street for years and they know these conversions inside out. They checked the oven door glass (held it to the window — clean between the panes), the shower screen (clear), the sash tracks (ran a finger — clean), and the laminate worktops (no scratch marks). The kitchen window was noted as properly cleaned. Everything passed. Deposit back within 7 days. The tenant got a nice email from the landlord saying it was one of the cleaner handbacks they'd had on that property.

Inspection Passed — First TimeCheckout by Lawson Rutter W12

Oven glass checked against window — clean between panes. Shower screen clear. Sash tracks finger-tested. Worktops scratch-free. Landlord sent a thank-you email noting one of the cleaner handbacks on this property. Deposit returned within 7 days.

Challenges

  • QPR match-day scheduling — moved from Saturday to Monday to avoid Loftus Road restrictions
  • First-floor walkup — all equipment carried up narrow shared staircase
  • Galley kitchen leapfrog — too narrow for two, team worked end-to-end
  • Laminate worktops — non-abrasive cream only (scouring marks get flagged as damage)
  • Oven inner door glass — checked against window light at agent checkout
  • ~260 ppm limescale — one phosphoric acid pass on shower screen
  • Home office cable dust — desk surface and cable management area behind the monitor

Parking

permit

Monday — no match day. Street within H&F CPZ Zone S, Mon–Sat. Tenant arranged a visitor permit (£5/day via RingGo). Had this been the original Saturday booking, the match-day restrictions would have made parking nearly impossible within 3 streets of the property.

Parking

Parking in Shepherds Bush is a headache. CPZ everywhere — H&F Zone S, Mon–Sat. Westfield makes the streets around the Green and the station especially bad. The Brackenbury Village streets are permit-only but relatively quiet once you've got one. H&F visitor permits are £5/day via RingGo — one of the pricier boroughs. White City Living and Television Centre have underground visitor parking (pre-booked through concierge). And on QPR home match days, Loftus Road creates temporary restrictions on the surrounding streets. We check the fixture list.

Common Challenges

  • QPR match-day parking — Loftus Road is right in the middle of the residential streets between Askew Road and the Uxbridge Road. On Saturday home match days, temporary restrictions go up on the surrounding streets and the area fills with fans from about noon. We check the QPR fixture list for every W12 booking. If your preferred date falls on a match day, we either schedule outside the restriction window or move to a different day. Not worth the risk.
  • Television Centre and White City Living digital checkouts — these concierge-managed developments compare your flat against the check-in photos on a tablet. The integrated appliances (Bosch, Siemens, Miele on the premium units) each need opening and cleaning inside individually. The floor-to-ceiling glass shows every mark. The engineered flooring needs a barely-damp specialist mop. Same approach as our Elephant and Castle and Canary Wharf new-build work, at W12 pricing.
  • Hard water at ~260 ppm — moderate limescale. Our descaling uses professional phosphoric acid, 10-minute dwell on shower screens. One pass does it at this level. Taps polished individually.
  • Brackenbury Village premium houses — period features comparable to Fulham's Peterborough Estate: ornate cornicing, tiled fireplaces, original timber or parquet floors, sash windows, conservatories on some properties. Full-day 2-person jobs on the larger houses. We match our Battersea and Putney premium-house approach.
  • Askew Road conversion walkups — the standard inner West London access challenge. Second- and third-floor flats in Victorian houses with narrow shared staircases. All equipment carried manually. We price for the walkup and factor the access time in.
  • Ex-council estate access — the White City Estate and Edward Woods blocks have intercom entry, communal corridors, and sometimes unreliable lifts. Storage heaters, concrete window reveals with condensation staining, compact kitchens. Same profile as our Poplar and Canning Town estate work but in a West London postcode.
