End of Tenancy Cleaning in Muswell Hill — What We See

Most of Muswell Hill was built between 1896 and 1914 by James Edmondson and William J Collins — two developers who used the same red brick, the same proportions, and the same period details across the entire area. That's why N10 has one of the most cohesive architectural styles in London, and why much of it is now a conservation area. The houses are 3- to 6-bed semis and terraces with bay windows, original cornicing, tiled fireplaces, stained glass, and rear gardens of 40ft or more. The families who rent them pay £2,200–£4,000/month and stay for years because of Tetherdown, Rhodes Avenue, Coldfall, and Fortismere — some of North London's most sought-after state schools.

The conversions are the quicker-turnover stock — Edwardian houses split into 1- and 2-bed flats, particularly along Cranley Gardens and the streets near the Broadway. Same period features as the whole houses but in a split-level or upper-floor format. Same workflow as our Crouch End and Hornsey conversion work.

No tube station in Muswell Hill itself — nearest are Highgate (Northern), East Finchley (Northern), and Bounds Green (Piccadilly). Alexandra Palace Overground is the local rail option. This keeps the area quieter than it would be with a tube, and it means the tenant profile is car-owners and remote workers rather than daily tube commuters. What We Focus On in Muswell Hill

Kitchen — What We Actually DoOven first. Glass out, cavities sprayed, 20-minute dwell. On the Muswell Hill houses the kitchen is often a rear extension — bigger than the original Edwardian scullery, sometimes with an island and a range cooker (Rangemaster, Falcon, AGA). Range cookers take longer: two or three cavities, cast-iron pan supports soaked, a grill section. Extractor soaked. Cupboards wiped. Fridge cleaned including the gasket channel. Floor treated for the material — the extensions usually have tile or stone while the original house has timber. Typical Muswell Hill kitchen: 45–70 minutes.
Bathroom — What We Actually DoOn the bigger houses there are two or three bathrooms — each gets the full treatment. Mould check first. Then phosphoric acid descaler on all chrome, ceramic, and glass at ~260 ppm. 10-minute dwell on shower screens. Taps descaled individually. Bath waterline treated. Toilet under the rim. Chrome polished dry. On a 5-bed Edwardian with an en-suite, a family bathroom, and a downstairs WC, the bathroom work alone takes 75–90 minutes.
Period Features — Room by RoomCeiling roses (extension brush, working from the outer petals inward). Cornicing — Muswell Hill's Edmondson houses have deep egg-and-dart or acanthus-leaf moulding, sometimes with a secondary dentil row. Two passes with the extension brush. Tiled fireplaces (pH-neutral on tiles, barely-damp on iron). Stained glass fanlights and door panels (soft cloth, no squeegee). Original floorboards (specialist wood product). Picture rails and dado rails (dusted). Original door furniture (polished dry). These features are on every floor of a Muswell Hill house — in a 5-bed that's 10–15 rooms of period detail.
What We Turn Up WithEverything — scaled to the house size. On a 5- or 6-bed Edwardian we bring a 3-person team with double kit: two vacuums, two mop systems, full chemical set. Phosphoric acid descaler, alkaline degreaser, anti-mould spray, specialist wood product, pH-neutral tile cleaner, glass cleaner, extension brushes, colour-coded cloths, squeegees, bin bags. You don't supply a thing.

Every clean follows our full 83-point checklist. These are the areas our teams pay extra attention to in Muswell Hill.

4-Bed Edwardian Semi Near Fortis Green — Original Features, Range Cooker, Queens Wood Debris, Hamptons Checkout

A real end of tenancy clean in Muswell Hill — the property, the challenges, the result.

Pulled up outside a red-brick Edwardian semi on one of the Edmondson estate roads near Fortis Green — about a 10-minute walk from Muswell Hill Broadway, backing toward Queens Wood. Four beds upstairs, a family bathroom and an en-suite, two reception rooms on the ground floor, a big kitchen-diner extension at the rear with doors to a 45ft garden. Family of five — three kids at Tetherdown Primary — had been there 4 years at £3,200/month. Managed by Hamptons on the Broadway.

Parked on-street. Residential road, no restrictions. Brought a 2-person team — a big job but manageable in a day without needing a third.

Started at the front door. A stained glass fanlight above — floral Art Nouveau pattern, original to the house. Cleaned with glass cleaner and a soft cloth, no squeegee anywhere near the lead. The hallway had original Minton-style encaustic tiles — red, cream, and black geometric pattern running from the front door to the staircase. Swept, then pH-neutral mop. The tiles were in great shape for 4 years with three kids. One small chip near the radiator — photographed it. That chip was there at check-in and Hamptons had it noted.

Kitchen-diner first because it always takes the longest. A full-width rear extension with a skylight, quartz island, and a Rangemaster range cooker — gas, three cavities (two ovens plus a grill). We dismantled each door glass, sprayed all three cavities, left 20 minutes. The Rangemaster's cast-iron pan supports went into a soak bag. The grill tray got paste degreaser. Total Rangemaster time: about an hour. While the oven dwelled we did the rest: extractor (flush-ceiling, filter panel out and soaked), quartz worktops with pH-neutral, cupboards wiped, fridge and freezer cleaned — the freezer had a layer of ice at the back that needed defrosting before we could clean it properly. Floor: large-format porcelain tiles, mopped with pH-neutral.

The garden doors — bifolds spanning the full width of the extension. The tracks had 4 years of three kids running in and out plus Queens Wood debris: hornbeam and oak leaves, the dark loamy soil from the ancient woodland, and the fine organic matter that accumulates when a garden backs onto 52 acres of trees. Crevice vacuum in every section of the bifold track, then wiped until each track finger-tested clean. Took about 15 minutes on the tracks alone. The patio got a sweep.

Two reception rooms. The front room had the Edmondson showpiece: a ceiling rose (acanthus-leaf pattern, about 45cm), deep cornicing with a secondary dentil row, and a tiled fireplace — green-and-cream Art Nouveau tiles with a cast-iron insert and a carved wooden mantel. Each tile wiped with pH-neutral. Cast iron barely-damp. Mantel polished. Ceiling rose dusted petal by petal with the extension brush. The rear reception was simpler — a sealed fireplace with a painted surround, picture rail, basic cornicing. Both rooms had original timber floorboards, sanded and sealed. Mopped with specialist wood product.

Upstairs. The family bathroom — a suite with a freestanding bath, a separate shower cubicle with glass door, and a basin. Limescale at ~260 ppm after 4 years from a family of five. The shower glass got phosphoric acid, 10-minute dwell, one pass. The freestanding bath was the time-consuming bit — you have to clean around and behind it, not just the inside. Waterline descaled (two passes — 4 years of three kids' baths). Taps done. Toilet done. Floor mopped including behind the freestanding bath. The en-suite in the master was smaller — walk-in shower, basin, toilet. Quicker.

Four bedrooms. The master had a bay window (sash tracks vacuumed, glass cleaned), built-in wardrobes (wiped inside), original cornicing. The second bedroom — same era, same features, straightforward. The older kid's room had poster adhesive on the wall (removed cleanly) and a sticker on the windowsill (adhesive remover). The youngest's room had a crayon mark on the skirting (specialist remover on gloss paint — came off) and a scuff on the door (wiped).

Hamptons came the next morning. Their senior negotiator — someone who manages a dozen Edmondson houses on these streets — walked through with a tablet, photographing for the overseas landlord. Stained glass fanlight: clean, lead intact. Encaustic tiles: clean, chip noted as pre-existing. Rangemaster: all three cavities opened and checked. Ceiling rose: dust-free. Cornicing: both moulding levels clean. Fireplace tiles: no residue. Freestanding bath: behind and around done. Bifold tracks: finger-tested, clean. Kids' marks: all resolved. Passed.

Deposit back in 8 days. No deductions. The family were moving to a bigger place on the same estate — still in Tetherdown catchment, just needed a fifth bedroom. That's Muswell Hill: families who arrive for the schools and don't leave until they outgrow the house.

If any of those features had been disputed — the tile chip, the floorboard wear, the fireplace patina — our photos would have covered it. These are 120-year-old surfaces that were designed to last, but they weren't designed to stay perfect. That's fair wear and tear. Our guide on landlord cleaning charges explains the boundary.

  • Bifold door tracks with Queens Wood debris — 15 minutes on tracks alone, each section finger-tested
  • Acanthus-leaf ceiling rose — 45cm, dusted petal by petal with extension brush
  • Deep cornicing with secondary dentil row — two passes with extension brush
  • Freestanding bath — cleaned around and behind, waterline needed two descaler passes
  • Encaustic hallway tiles — pH-neutral only, pre-existing chip photographed
  • Stained glass fanlight — soft cloth, no squeegee on lead cames
  • Freezer ice layer — defrosted before cleaning
  • ~260 ppm limescale — family of five, 4 years, two bathrooms

Parking

Muswell Hill has partial CPZ near the Broadway and Fortis Green Road, but many residential streets — especially the Edmondson estate roads and the streets toward Queens Wood and Coldfall Wood — are unrestricted. The Edwardian houses don't have driveways but there's usually space outside. Alexandra Palace area can be restricted on event days.

Common Challenges

  • Edmondson-estate Edwardian features — N10's cohesive architecture means consistent features across nearly every house: ornate ceiling roses and cornicing (dusted with extension brush, every crevice), tiled fireplaces with cast-iron inserts (pH-neutral on tiles, barely-damp on iron), original timber floorboards (specialist wood product), stained glass in front doors and fanlights (glass cleaner with soft cloth, no squeegee on lead cames — same as our Palmers Green stained glass approach), bay windows with sash mechanisms (tracks vacuumed, glass cleaned). The consistency is an advantage — once our teams know the Edmondson layout, they know every house on the street.
  • Large-house logistics — the 5- and 6-bed Edwardian houses need 3-person teams and full-day scheduling. Four to six bedrooms, two to three bathrooms, two reception rooms, a large kitchen-diner, and a garden of 40ft+. These are 7–9 hour jobs. We schedule them as the only job of the day and confirm the team size at booking. Our property turnaround guide covers these big handbacks.
  • School-catchment long tenancies — Tetherdown, Rhodes Avenue, Coldfall, and Fortismere keep families in Muswell Hill for 3–7 years. Same consequence everywhere: heavier ovens, deeper limescale, more wear. We price for the tenancy length.
  • Hard water at ~260 ppm — moderate limescale. Phosphoric acid descaler, 10-minute dwell on shower screens. On the long family tenancies with two or three bathrooms, the descaling time adds up.
  • Alexandra Park and Queens Wood debris — properties near the park (196 acres) and the ancient woodland get genuine woodland debris: oak, beech, and hornbeam leaves, twigs, and the fine organic matter from a mature canopy. Heavier than suburban garden debris. Patios swept, thresholds cleared.
  • Ally Pally event-day parking — Alexandra Palace hosts concerts, exhibitions, and the PDC darts. Event days create parking pressure on the streets nearest the Palace. Same scheduling consideration as our Wood Green Ally Pally work — we check the events calendar at booking.
