Upper Clapton Road and Lower Clapton Road run north-south as the spine, with residential streets branching off both sides. Most have been converted into 2- or 3-bed flats — the ground-floor-with-garden conversions commanding the best rents, the top-floor walkups the most affordable.
Chatsworth Road is where the gentrification landed hardest. The Sunday market, the independent cafes (Pivaz, the crepe place, the sourdough bakery), and the school conversions nearby have pulled in young professionals who want Hackney character without Dalston noise. Keatons opened a Chatsworth Road office specifically to serve this micro-market. The streets around Millfields Park and toward Homerton station are the sweet spot — close to transport, close to green space, and the Victorian stock is in better condition than the Upper Clapton end.
The Lea Valley edge adds something no other Hackney area has: marshes. Properties east of Upper Clapton Road face the Walthamstow Marshes and the River Lea. The view is stunning but the ambient moisture is real — east-facing windows on these streets get condensation more often than inland equivalents, and rear bathrooms in the Lea-facing terraces are marginally more mould-prone.

A real end of tenancy clean in Clapton — the property, the challenges, the result.
First-floor conversion in a Victorian terrace off Chatsworth Road — a couple of minutes from the Sunday market, five minutes to Homerton Overground. The tenant was a Turkish-born software developer who'd lived there for 18 months at £1,800/month. Managed by Keatons (Chatsworth Road office, the local go-to for this micro-market).
Standard Clapton layout: two bedrooms, a bathroom, and an open-plan kitchen-living room at the rear. Narrow shared staircase up from the ground floor — our kit went up in two trips. The flat had cornicing in the living room, a sealed decorative fireplace, sash windows front and rear, and pine floorboards throughout.
The kitchen told the story. Daily Turkish cooking for 18 months — grilled aubergine, köfte under the grill, onion-heavy stews, olive oil everywhere. The extractor was a basic over-hob unit that hadn't kept up. The ceiling above the hob had a proper grease layer, and the wall tiles behind the cooker needed three passes with alkaline degreaser. The grill pan compartment was the worst bit — charred meat fat that took 20 minutes on its own. Enzymatic odour neutraliser applied for the onion and charred meat smell. The oven itself was a freestanding Indesit — 35 minutes, straightforward once the grill was done.
The bathroom faced east toward the Lea Valley marshes — you could see the treetops of Walthamstow Marshes from the frosted window. And that east-facing aspect meant condensation on the window frame and the early stages of mould on the silicone around the shower tray. Not terrible, but enough to flag. Anti-mould spray with 10-minute dwell before the general descale. Limescale moderate at ~275 ppm.
Two bedrooms — pine floors mopped, sash tracks vacuumed, wardrobes wiped inside. The front bedroom had a nice original ceiling rose, simpler than Crouch End stock but the agent still checked it. The rear bedroom overlooked the garden (ground-floor tenant's space, not this flat's).
Keatons came round next day. Their Chatsworth Road office is literally 200 metres away. Quick checkout — they focused on the kitchen ceiling, the bathroom mould, and the fireplace. Everything passed. Deposit back within a week.
